As you can tell from the website and your own walk through, these apartments are nice enough by themselves. What you might not notice is that the windows are incredibly cheap. They sweat profusely when the temperature drops below fifty degrees, leading to the ice and mold issues that others have described. «Luxury apartments» shouldn’t have this problem. It’s unsightly and impossible to keep up with through cleaning alone. I’ve lived in a number of different apartments– old and new, expensive and not– and never seen anything quite like it. I would look elsewhere. Superficial features like stainless steel appliances and granite countertops are a poor trade-off for something that can have health implications. If you do live here, I’d recommend wiping down condensation daily and investing in a bottle of drywall-safe mold and mildew cleaner. Keeping the blinds open as much as possible is also a good idea. On the positive side, the insulation between units is very good and the complex tends towards the quieter side on the whole. You can occassionally hear steps and banging around in apartments that are above you, but it is far fainter than in many other complexes. In my experience, you can’t hear voices at all. Also, with the exception of people coming and going to work, there isn’t a whole lot of activity in the complex, which is great, if that’s what you are looking for. In a lot of ways, the complex has the feel of a «bedroom community» to me.

It’s as nice as it gets on the inside and the location speaks for it self. Insulation in the winter has been disappointing so far. My mold issues from windows are nothing compared to what I’ve seen on some first floor apt here. 2013 — one or both grills didn’t work, the Fire pit was broken until August, not enough key fobs for everyone to use the gym, snow removal only happens if we get 6+ inches, trash over fills the dumpster at least once a month. The maintenance staff is on top of their game and usually responds immediately.

Interesting that I wrote a super long review of this apt complex on google and it doesn’t appear. I wouldn’t recommend this apartment complex unless you have a lot of money to throw away. First, yes they are super nice and updated, and SOME of the staff is helpful. I actually did not have a good experience with Yvonne. Any time I went to the office she seemed to not want to be bothered or would huff and puff that the office was about to close in a half hour and she was trying to get out of there. We had 300+ dollar electric bills and were in a 2 bedroom apartment. I have lived in a LOT of places around Indy including houses and have never had a bill that high in my life. We work full time so are not home during the day, and keep things at a moderate level, nothing extreme. On top of that during the winter the inside of our windows had ice forming. Yes, ICE on the INSIDE of the windows. I am not talking about some frost, I am talking about an inch of ice or more surrounding the opening on all windows and the sliding doors to the balcony. Then, let’s get into the black mold that formed on the inside of our apartment surrounding the windows as well due to the condensation on the inside of our apartment. I have many pictures to prove this. The maintenance staff was great in coming out to clean this up for us, but this is a larger issue that needs resolved. It’s unhealthy and not cost efficient. We had a newborn baby in the apt at the time. When it came time to renew our lease or decide to move we had called the manager to discuss options. We were told our rent was going to be raised almost 200 dollars a month because when we had moved in we had a discounted rate. Seriously? First off NOONE(Yvonne) told us we were moving in at a discounted rate. The rate sheet I saw for our apartment said nothing about a special or anything like that. i was quoted a price and that’s what we paid. We were never told our rent would go up if we wanted to stay. Then we were also told sorry that they weren’t going to even let us stay for what we currently paid because they have a wait list that’s super long for people to get into 2 bedrooms and have no problem renting it out. Well that’s fabulous! Let good tenants who are quiet, respectful, pay on time, etc. leave without solving issues. And… we are still waiting on our deposit check to be sent. We moved out the end of June and in the contract it states we would receive a check within 45 days. I have called the manager 2 times now with NO follow up. I had to take it upon myself to call Flaherty and Collins and magically they said a check was sent out yesterday. Yes, it’s a convenient location, and nice complex, but look elsewhere.
