Mr. Hemm does take his time and is thorough, but I do fault his conclusions on an inspection of my home. I’d like to point out that during his inspection, I was available to answer any questions he may have had, but he simply couldn’t be bothered to ask anything of me. As far as being detailed, providing irrelevant information to buyers isn’t helpful and in fact, is misleading to the unsophisticated. Example, the«roof leak» in one of the bedrooms. Apparently Mr. Hemm hasn’t heard of tannin stains and how they can leak through paint. On the west wing of the home, we used shellac to block, but the east wing had so few stains we chose not to use(painters don’t appreciate shellac for the nasty smell). He also pointed out to the clients that the roof was a two ply — again, think he doesn’t understand roofs — a single layer of shingles is a one ply roof whether there is a sheet of tar paper under it or not. Counting it as a two ply is false. «Spongy» because he wasn’t aware of a air circulation layer and 2 ½″ insulation? Next time — ASK!

Tim Hemm Inspections has been a go to guy for about 5 years. I can’t even think of how many home inspections he’s done for my clients. Really value his opinion and he never seems to miss an issue in the home or commercial building that he’s inspecting. He’s extremely diligent. Not all inspectors understand their duties as Tim does. Not all inspectors have the certifications that Tim does. Not all inspectors have the knowledge and ethics that Tim does. Story for you to firm up by beliefs in him… I had a client who was purchasing a historic home.(translation«old») Beautiful architecture, about 4000 square feet. Lot’s of things to worry about. The client… an attorney! I wanted to make sure that the client vetted her own inspector so that she was very satisfied and didn’t ever feel pushed to use someone. I didn’t even provide her my normal list of inspectors to choose from. Client chose someone and gave me the date and time of the inspection. I hoped and prayed that it would be a good inspector, but I really wasn’t expecting great. The next day I received a text from Tim Hemm saying that he would see me shortly for the our scheduled inspection… I said not Tim, I didn’t set an appointment with you. He said I know… your client did! My client did her investigations on several inspectors and came up with him on her own. She too was extremely happy with his diligence. He called out everything that was an issue and took the time to explain it throughly… just as he always does.

Tim was very thorough on the inspection! My Realtor recommended someone else, but he was charging $ 100 more than what Tim charged. I received a very detailed report with all the(many) issues for the house we are buying and it gave us great insight into what we were getting into.

I’m very thankful I used Tim. He inspected two Yucaipa houses for us. He spent a significant amount of time looking at things that never would have occured to me. In both cases his reports contained more than enough information to make us feel aware of the true condition of the properties, and was very helpful for us in deciding if they were worth the price. Expect him to be very thorough, and take as much time as necessary to do an excellent job. Expect him to be unbiased and neutral. I’m confident that he favored neither the buyer(me), the seller, or the agents. His only interest was to provide as complete a home inspection as possible. He was a pleasure to work with. He was on time. He had a calm and professional yet friendly demeanor, and his formal report was quickly available. He welcomed me to tag along during the inspection, and able to answer many questions and remain focused throughout the inspections. This guy know his stuff. In both cases it was a great investment.
