Great apartments with a perfect location near north campus and restaurants. Good service and maintenance with fast response. Leasing office offers good reliable services. overall, great experience!

The management here is incredibly rude in general, and attitude does not come across as happy to help. The office people are very nice except one girl who will usually give you a bad attitude about everything, yet after complaints she is still here. The maintenance staff is absolutely fantastic! The maintenance staff and location are the only pluses to living here. I had to bring my own mattress because the mattresses they provide are way too thin. The subleasing process is a nightmare and the courtyards charges a $ 200 fee«for paperwork». The day I planned to move in which was the day before school starting it was a holiday. The courtyards did not send a notification out saying their offices would be closed for the holiday so I drove 5 hours up here to find out I couldn’t move in. When I called the person on duty she said that she did not have the authorization to give me my key even though I was returning from last year. She said I could either drive 5 hours back down south and try again tomorrow(THEFIRSTDAYOFSCHOOL) or pay for a hotel with my own money. This is absolutely appalling considering they call themselves the Courtyards STUDENT apartments. I found a friend to stay with and the next day literally someone«authorized» to hand me a key handed me a key and did nothing else. I emailed management telling them I was unhappy .no answer. My dad emailed management telling them he was unhappy… no answer. My dad emailed the parent company of this complex(EDR)… no answer. SUPERUNPROFESSIONAL. You cannot break a lease no matter how unhappy you are with the complex so be warned. Also parking is really expensive here so be warned you will either be paying a lot or walking far to a cheaper University of Michigan lot which is fine in the summer but rough in the winter!

Courtyards has been the best housing experience!. The management team and staff is awesome and it’s always a pleasure to see them! Maintenance has always been available when I’ve had an issue and I love that there are Community Assistants available after hours!

3.5 stars? I lived year for the first year of my two-year program. I couldn’t afford to fly from California to check out places to live so I didn’t want to go for renting for just any landlord. I knew I wanted to go through a rental company. My dad’s a realtor and we’ve had pretty good experiences with student apartment complexes in Southern California so I figured I’d try it out in Ann Arbor too. Ann Arbor on the whole is expensive. So I’d say it’s on par, or even on the lower side of the luxury student apartment market in A2(compared to Zaragon and 411 Lofts etc.) For a building that’s about five years old, it’s nice. There are three buildings, but not much parking(and it’s an extra cost). I didn’t mind cause I didn’t drive my car out from California. It is on North Campus which is great if you’ve got a lot of classes up there. If not, Bursley-Baits and Northwood have stops literally next to it and it takes 10 – 15 minutes to get to campus and the buses come every 5 – 10 minutes. Sure sometimes they get crowded but if you plan it’s not that bad. I was able to find photos someone had posted online of the place and they weren’t too far off from the staged photos on their website. The«gym» is three treadmills, but I didn’t end up working out that much in general last year either way. They have a ton of random free food events(similar to on-campus undergrad housing) that I’m sure is where some of that rent goes. Lock-outs are free during open office hours, expensive otherwise. I would always Facebook message my roommates and/bang on the door and sleep on the couch until the office opened so I could get in my room. Kitchen is not massive but neither of my three roommates were huge cooks or slobs so it wasn’t too difficult to manage. They also never really used the living room so I felt like it was mine 75% of the time. I loved my bathroom. I do my own hair and the sink was deep enough for me to be able to wash in. I’m a stickler for clean in my bathrooms and the Courtyards bathrooms passed by muster. The room felt spacious enough to me too. And I lived in a four-bedroom apartment. Nice full bed, enough room for two if needed. Closet had ample space, plus dressed and desk. I like that apartments are furnished because I’m not staying in Ann Arbor long and don’t wanna buy and haul stuff around. Having my own bedroom and bathroom made the rent prices seem a little bit more worth it. But I had no problems with my roommates. We weren’t besties but we all got along well enough. I actually didn’t spend large amounts of time in my apartments because as the year went along I got pretty heavy into my program. It’s definitely a decent place to live and I’d do it again. However, better can be found — whether cheaper, location, amenities, presentation, etc. — and it didn’t blow me away so I’m leaving it with my 3.5 stars.

Very nice staff and well maintained property. Spent 3 years here and would recommend it to an engineer or an arts student. Convenient location. However, the apartment units are very difficult to sublease(I’ve never been successful at this), and the rent is a bit high for the Ann Arbor market. They try to make up for it with some events here and there and some free stuff, but it’s still a ripoff. The apartment is usually pretty quiet, so that may be a turn off for some.
