Legacy Mill

In general, what you pay is always way overpriced for a 1 bedroom apartment but Legacy Mill was by far the cheapest I found, without sacrificing any quality. It was away from the university, which is definitely a plus. Hard to find a really nice place surrounding a university anywhere these days. My lease was just about the summer of 2013 – 2014 and I paid just under $ 600 for rent, pest control, and trash. That being said, I have no idea if I just got a really good rate, or if they were trying to get me in the door and then up my rate next year (which would be this year now). The renewal rate for my lease was more by quite a bit. If I recall correctly the price went from $ 576 (no trash and no pest) to $ 642 (no trash and no pest). No thanks, Legacy.
My only complaint, which only came about as I decided to leave was the clause in the contract stating I needed to give them 60 days notice. Every other place I’ve lived in (granted, all outside of Georgia) if I didn’t sign a lease they assumed I was leaving. They couldn’t just renew me for anything. Legacy Mill, on the other hand, renewed me for an absurd monthly rate of $ 909. Fortunately, I wasn’t too far away from the 60 day notice so I’ll only be paying a prorated portion of that for next month but it’s seriously upsetting that I have to throw away a LOT of money to have an empty apartment. I won’t really badmouth Legacy for this, because it IS in the leasing contract. I just flat out think it’s a bad way of doing business.
Besides that, I’ve enjoyed my time at Legacy. It’s very quiet. Everyone keeps to themselves for the most part from what I’ve noticed. Parking has been a problem like twice the entire year. And really, it was never that I couldn’t find a spot, it was just a little further away than I am used to. As far as maintenance, I can’t really speak on that. I never had them come do anything minus program a garage door opener for me. They did do that the same day I asked to rent it. (Garages only need a 30 day notice to end that rental. Ha.)
There is a good amount of poop (from dogs) near the wooded area and stuff like that, but that’s to be expected anywhere. Not everyone cleans up after their dog, regardless of warnings and threats of fines. It’s not too bad in the grassy area or sidewalk where people who are just walking to walk would normally venture through.
Another important thing that Legacy provides is a feeling of safety. Not once did I feel unsafe at night. It’s a gated community and that helps in keeping people who don’t belong out. Oh, it could also be that people with a GPS are taken to the wrong side of the highway loop. The address never shows up right.
Overall, I’d definitely recommend Legacy, just be prepared to pay a higher rate if you plan on staying more than a year. I’m glad I found this cheaper place because the rent, with an additional garage payment ($ 65/​month), would have been quite high for my liking. UPDATE: After reading a couple of reviews on Legacy, it seems that I’m not the only person who had problems with the 60 day notice issue. They also complained that Legacy hikes up their rates after the first year. Again, be weary of this if you absolutely plan on not wanting to move after your first year here.

I lived here for two years and I don’t think legacy mill even deserves one star… The new management is extremely rude and it takes sooo long for anyone to respond to a service request. The initial deposit is reasonable but only because they charge you like crazy when you move out and send you a big bill. I spent two days scrubbing my apartment before I moved out. They sent me a bill for $ 290 (over my entire deposit) because I didn’t clean the kitchen or bathroom. When I asked them to send me a picture of proof they suddenly remembered it was a different apartment, not mine. I know several people who lived here and had that happen. Also, don’t live here if you have a pet. They charge you a $ 300 pet fee and forget to mention that that DOESN’T cover the additional routine carpet cleaning when you move out for another $ 150. Oh, and they went up on rent by $ 100 a month the second year I lived there. Seriously, find somewhere else to live.

I moved in to Legacy Mill earlier this year. I am a young professional, not a student, and I wanted a small one-​bedroom that wasn’t in a sketchy part of town. Legacy Mill fit that bill.
It had been several years since I lived in an apartment, much less in a ground-​level apartment, so I had to adjust to that. If you live on a lower level you WILL hear everything your neighbors above you do. I live beneath a small girl, so I think that these buildings are just a little bit cheaply built — I don’t think my neighbor is intentionally being that noisy. And once I got used to it, I hardly even notice it anymore.
I will say that I think the apartment is overpriced considering the size and location. In a bigger city, these prices wouldn’t make me bat an eyelash, but in Athens it is a little o.O. Still, I guess the student population jacks up rent prices. What can you do? Without UGA, there’d be no Athens. :)
The maintenance guys have been ON IT every time I’ve had something wrong, and they’ve been super friendly and have even helped me out with things that weren’t necessarily THEIR problems — hey, I’m short, can you help me change this light bulb, for instance. :)
I feel safe here — I’ve accidentally left my door unlocked overnight before — OOPS. My neighbors are friendly and will speak to you. Angelina in the office is super helpful, friendly, and nice.
I pay a little more than I would elsewhere, but to me it’s worth it. I’ll probably renew my lease here when it’s up next year.

I lived in a 1 bedroom apartment here for 4 years (2002 — 2006) and had no major problems. It was one of the few complexes in Athens with garages that could be rented and the location was great. (I wanted something on the West side of town as it’s more convienient to head back towards Atlanta from.)
The downside for a student considering renting here is that much of the student population lives on the other side of Athens. The positive is that it’s a quiet community, and I didn’t have to deal with alot of the rowdiness some of the cheaper complexes get.
The pool was nice, but requires some strategy if you plan on tanning in the afternoon. There are some tall pine trees that block the sunlight.
