I’m in the process of apartment hunting. Reviews are helping me in my hunt so I thought I’d pay it forward. Mike D was SPOTON! What’s funny is his review was nearly three years ago, but I’d say it’s still the same vibe. The positive is location, location, location! So convenient to downtown and other hotspot ‘burbs for work or play(Dunwoody, Sandy Springs, Cumberland). They did upgrade the appliances in the bathroom and kitchen, so those are comparable/acceptable to any other spot in 2015. The neighbors seem diverse and I’ve not seen or heard of any crime since I’ve been here in the past year. I feel pretty safe for a major city. The negative is the«bones» of the complex are dated. While I have new appliances and a new sink fixture in the bathroom, I can hear the water pipes, creeks in the floor and see the patches over the years. The heating/cooling system(ducts/vents) do not look like they were updated. The summer had its share of fruit flies and few bugs, but this IS Georgia. During the winter no bug issues at all. For students and any non-superficial person, this place is cool. The management and maintenance people stay on top of things. If I call, they have a good turn-around time.

BEWARE! Gables Mill will lure you in with a nice price and then JACK up your rent close to $ 100 per year… for insect infested buildings. It’s a very dated community and not worth the price. I don’t trust Gables. UPDATE: They are bringing a gnat and flying insect exterminating machine to try and curb these aggravating insects. I do hope it helps!

I lived at Gables Mill for a year. Like most things in apartment living(and life in general), there were some positives and not-so-positives. Positives: The location is great. It’s right along the Chattahoochee River, and there are trails and a side road that lead to the river. If you’re someone who likes to raft or float, you’ll like where Gables Mill is located. Also, since it’s really close to 285 and 75, you have close access to two major highways in Atlanta. Cobb Parkway is also a stone’s throw away, and there’s just about anything you can think of along that road from restaurants to shopping. The maintenance team is rock solid. We didn’t have many issues, but when we did, we put a request in online, and they came within a couple days and fixed the issue. When I was trading in my old car, once of the guys actually helped me get some bumper stickers off — pretty cool. They remember you by name, and that’s always nice. Not-so-positives: I found that, over the course of the year, the place got more and more sketchy. There were a few break-ins(possibly due to the security gate not always working) in the complex, and I had the feeling that there were people coming in and out that probably shouldn’t have been there. The management does a good job of alerting residents, but aside from fixing the gate and having on-campus security, I don’t know what else they can do during the wee-hours of the night. The apartments are old and in need of renovation. It was clean when we moved in, and they allow you to upgrade the appliances(for $ 30 extra per month), but the complex is aging. Our kitchen and bathroom were pretty small, but the overall living space was decent. We paid just under $ 1,000/month but found that our rent next year would have gone up a couple hundred dollars per month(perhaps to help clean up the neighborhood? Who knows). So, overall: This area had many apartment complexes, and most of them are aging. Some have been renovated, and others have not. My Gables Mill experience was decent. It’s located in a great area; just be wary of the possibility for crime. Then again, this is Atlanta.
