This place is AWFUL! Mail stolen, flooded apartment, money orders missing, hole in the ceiling, no air during the summer, etc.
Don’t make the same mistake we made!

There is nothing luxurious about these apartments. Let me list some reasons why you should not live here.
1. Maintenance does not know what they are doing. I’ve repeatedly submitted service requests for the same problems, and have been waiting over 6 months for repairs. Once the maintenance guys are in my apartment, their idea of fixing mold issues, is to paint over it. They don’t care about your living space and track dirt everywhere. The bathroom mirror fell off of the wall, and instead of mounting it, they leaned it up against the wall and tried to glue it down with caulk.
2. The management has no empathy for it’s tenants. When the maintenance issues were brought directly to the manager, my issues still were not completed. When emailed, there is no response. When asked to talk about upcoming lease renewal, there was no response. When asked to follow up with maintenance requests, there was no response. When asked for light bulbs and new air-​filters, there was no response. I helped a neighbor with wheelchair related issues, and when I asked them why they hadn’t installed bathtub rails for this tenant, they blamed him. Every communication with this place has been terrible.
3. The tenants are not all first-​class citizens. What I mean by that, is that since I’ve lived here, I’ve run into multiple people on meth and other various drugs, as well as seen drug deals done in the parking lot. Be weary of bringing children here.
4.The cost of living is not justified. I pay roughly $ 1100 dollars a month for a 700sq ft. 1-​bd apartment. Rent is $ 875 (They are trying to raise it to $ 915) per month. But there is a mandatory $ 200 service fee for maintenance. This includes non-​HD cable, unreliable internet, sewer, and water. There is no option to refuse cable.
5. This part of town is not Buckhead or Midtown. It’s right in the middle, and if you enjoy strip clubs and homeless activity, the you’d feel right at home. This location is not worth the cost of living in this apartment. The «Security gate» never works, so people are free to come and go as they please.
I could list many other reasons why I don’t like living here, but my recommendation is to stay away. Pay a little extra if you can, and live somewhere where you feel safe.

DON’T DO THIS TO YOURSELF!
I’m stuck in my lease until next year, but I would do anything to get out.
Management is a nightmare. They are always «too busy» to deal with any actual problems. just wait to read those. They never answer the phone in the office. I’ve actually walked into the office to see Renata online shopping when she was supposed to be helping me, which she said she «forgot to do».
The maintenance team is a joke. None of them are licensed and they are incredibly rude. JB has yelled at me on more than one occasion, it is now at the point where I am nervous about the fact that he has a key to my apartment! The maintenance team «fixes» things in your home so that they look better, but before you know it. it’s broken again (or you’re hurt). They put their residents in incredibly dangerous situations. The complex is also a mess. There are cigarette butts all over my building and cars that have been sitting for months in the parking lot. The whole place needs a really good pressure wash and paint job.
Ever since I moved in 3 months ago, I have had a heavy metal air vent fall on my head, a glass light bulb break on my porch, windows/​doors/​locks that would not open/​close also let in outside air/​bugs, CEILING LEAKS (straight rain water coming in through my ceiling… it’s STILL LEAKING), dirty ice, broken dryer, broken toilet (that wasn’t fun), now my ceiling fan is about to fall out (can’t wait to see how long they will wait to fix this one), etc.
I’ve tried to contact the corporate offices and nothing seems to be getting done. Overall… DON’T MOVE HERE. I know the price looks attractive at first, but once they tack on the conservice fees and the fact that you have to have their crappy internet/​cable, you’re paying just as much money as the other apartments but dealing with the worst company I have ever, in my life, experienced.

NEGATIVES
1. Maintenance! There is ONE maintenance person for the entire complex and he is completely overwhelmed and under-​qualified for these old apartments. I have had a hole in my ceiling for months with no set date to repair it. When repairs are finally made the workmanship is shoddy.
2. THE WATER/​SEWER BILL! Every resident splits the cost of community water and sewer. So, in other words… you pay for other people’s personal excess, car washes, sprinklers and filling up the pool. These bills are about $ 100 bucks a month. Once this is added to the price of your rent, the rent isn’t as low as you thought. In this bill you are also paying $ 6 bucks for a «gate fee.» The gate is 90% of the time broken. This bill is barely mentioned when you sign your lease because they know it is absurd!
3. LATE FEES! There is NO GRACE PERIOD for paying your rent. If you turn your rent in on the 2^nd, there is a $ 100 late fee!!! If it is not paid by the 7^th, the fee goes up to $ 250!
POSITIVES
1. The neighbors are amazing! There is a great feeling of community here. I have met so many wonderful people here. People sit around outside at night and talk when it’s nice outside. Very friendly.
2. Location. Right in midtown, close to 85. On a residential street that is nice for walking your dogs.
3. VERY pet friendly! Most residents have animals and there is a dog park within walking distance.
4. The staff members are very nice but generally inefficient.

I’ve lived in many apartment complexes in the Atlanta area and this is by far the worst place i have ever lived. I’m not even sure where to begin, there are so many things wrong with this place as an establishment and as a business.
A friend of mine moved into Morningside and raved about how cheap the price was and how i should move in. I decided to check out the complex and made an appointment. When i arrived for my visit the woman working at the front desk was pleasant and took me to see an available apartment. Upon reaching the door, the woman peaked her head inside and then slammed the door shut saying «Oh no no no, we can’t go in there right now.» I asked her what exactly she was referring too and she replied that they were still doing maintenance on the apartment (but from the way she reacted i would have believed they were cleaning up body parts from a mass suicide.) We started to walk back to the main office to check her sheet of apartments so we could view another unit. After asking copious amounts of questions regarding her reaction to the apartment and determination to not let me catch a glimpse, the woman accidental let it slip that since it was on the first floor the apartment above had flooded and ruined the ceilings and walls in the one below.
Turns out that there were no other apartments that we could view that day because she could not find her sheet to verify which ones were inhabited and which were available (something that they may want to think about making more than one copy of in the future). After a few days i was contacted to come in again to view an apartment and i decided to give it another go. I definitely loved the apartment that I was shown and because of my move out date approaching i started to talk business with the woman. I told her the price that my friend was paying and she claimed that it was a one time only special so i told her i was no longer interested. Magically the one time only special became a two time only special and i was given the price that i requested.
I was so excited about moving in: big closets, new appliances, great location, and above all a decent deal i had gotten myself. Paperwork was signed and things were finalized and all we had left was one final meeting where i would sign my lease and receive my key. I signed my lease and was told that they had not made a copy of the key yet. Looking back, this inconvenience seemed like a sign from above. After a few days i was finally able to pick up my key. But to my surprise it was for another apartment. «We’re so sorry to have to change apartments on such sudden notice but the tenants for the apartment you saw are not going to be able to move out in time.» Ummmmmm i have to move out of my old apartment in less than a week and you are telling me now that i do not have a place to live? «But don’t worry there is another apartment, the exact same as the first! The only difference is that it’s on a different floor.» I agreed to go check it out and while it was on another floor it definitely was no the exact same. The carpet looked old and frayed and the appliances looked more like fire hazards. I told the woman i needed some time to think about the situation and i would get back to her the following day.
After realizing that i had no time left and that for the price i was getting for the apartment location it was worth sacrificing the stainless steel appliances and new carpets. I decided to move into Morningside. While signing the lease i was told that i needed to pay a pet fee of $ 25 per month to have an animal on top of a $ 300 nonrefundable deposit so they could «replace the carpet» when i move out. BULLSHIT, i did not have new carpet when i moved in and I’m already paying a MONTHLY FEE. The woman working behind the desk clearly does not know how to handle business because i told her i would sign the lease and agree to pay the monthly fee but that i would have to get back to her on the $ 300. She twirled her hair and replied «Oooh okay, cool beans.»

I tried to file a report with the Fire Department.
I once saw a homeless man taking a shit near parked car.
5 of the outlets in my apartment did not work and my maintenance requests were ignored.
There was a gas leak that could not be fixed so when i had to use the stove i needed to pull the oven out of the wall and manually turn on the gas valve.
The apartment next to mine was being renovated for 3 months and continuously had an alarm that would sound in the middle of the night.
The security gate worked maybe a total of 3 days of every month before it would break again.
Keep in mind that you pay a Security Fee, Pest control Fee, and Administrative fee on top of what you pay for rent. SECURITY FEE for a fence that never works and public parking lot restrooms for the homeless. Administrate that shit if i’m paying an administration fee. Anyways, Don’t ever live there. ever
