Solace On Peachtree

The management is really bad. I guess we have no choice, but deal with people treating bad when we can only afford 900 per month. No parking included, the cheapest parking you can find is 75 dollar 10 minu walk from the place. The lease sales will tell you that there is a 50 dollar parking and the second one is 60 dollar, but they don’t exist. The cheapest one is 75. Also, no guest parking. Your friends need to take marta or pay parking when they visit you.

Not worth it. Yes, the location is good, the price is good for the area, but the management is bad. We got our things stolen while moving in and they didn’t care much about it.

Began renting back in October. BIGGEST MISTAKE EVER!
First, I accepted the $ 100 charge for a parking garage spot. The spot I was given was full of (and still currently) full of equipment. I went to the leasing office to discuss it with them back in October and I was told to just park in an empty spot. I have been parking there ever since.
Received a phone call saying from the most oblivious employee: «oh I just noticed we have some objects in your spot and wanted to find where you have been parking thus far.» This is because I was parking next to an emergency exit. I was fine with a new issued spot. Terry issued me a new parking spot. I tried to park my SUV in it, but didn’t feel comfortable maneuvering it, especially with cars are on the side and if a car was in front. This place is an old hotel and the garage has a lot of pillars.
I went in to talk to him to see if there was a different spot and all he had to say with his rude attitude was «If you put your mind to it, anything is possible,» and then dismissed me.
Rudest employees
During the winter my room got up to 80 degrees so did a maintaince request. They left a note on my counter saying: they turn off the AC for the complex, only heat is on. Heat rises so on a top floor, it is miserable during the fall/​winter.

Worst apartment complex in Atlanta. Be prepared to have your underwear and laundry stolen out of the washers and dryers. It’s also not uncommon to have cigarette smoke coming through your air vents. Wouldn’t recommend this apartment to my worst enemy

Besides some of the management being nice this building isn’t worth you looking at. Cross it off your list and move on. I’ve been here almost a year and I WILL NOT BEING RENEWING. For the first 5 months I dealt with constant construction and the building have no notice. Every day from 8 until 6 banging, drilling, sawing, tapping and there was nothing done to remedy the situation for the residents. Now I have holes in my living room and bedroom walls covered by these ugly brown square patches. Management does not seem to be in a big rush to fix these issues either as it been already 2 months and they say it’s gonna be another month before they’re fixed.
They don’t have a concierge as mentioned in their ads.
Also the area around here can be shady and the homeless people don’t give up asking for money.
Security in this building also leaves something to be desired. The front main doors aren’t ever locked and the cal boxes for the doors to the resident’s elevator doesn’t work. They only have security at night and during the day the main entrance doors are always open.

I lived at Solace for one year, because I would not even think about renewing my lease. While we knew it was an old building moving before we moved in, we were not prepared for all the bugs! My boyfriend and I are very neat people and that did not matter here. We constantly had roaches in our kitchen and bugs in the bathroom as well.
On top of the bugs, our whole floor constantly smelled like weed and our floor received a notice about drugs in the building once that whole year we lived there. The building management did not seem to care about illegal activities happening within their walls. Before moving in we were told about how involved they are with tenants and how security is a main priority to them. There is a front desk security guard that is supposed to be present after hours, but were they ever there when we needed them? No. If they were there, did they do anything? No.
I also paid $ 75 a month for parking and we were only allowed one spot for our apartment. Even with this, they did not even enforce the assigned parking spots. I came home multiple times to someone in my spot and when I asked for them to be towed, the building let me know they would in 24 hours. They also would not give me a spot to park in the meantime. They let me know I could pay to park and if I took someone else’s spot I would get towed. This is beyond frustrating considering I pay for my spot.
The only pro would be the location. You are close to a Marta station and within walking distance to Piedmont Park and many restaurants.

DON’T DO IT! Place is a professional dump! And if you do decide to move here, get surveillance in your apartment, they like to wait til they know no one is home to cover up problems in apartment because they are too cheap to fix what’s needed the right way, also to go through your personal belongings and take them. I think they also have the apartments bugged with some type of spy equipment. Also one of the maintenance guys is not really maintenance, it’s a cop. It’s some shady stuff going on in this building. They are definitely bad for business. They really need to knock this building down. The Lobby is the only nice part of the building. Drug activity, fighting and arguing, anyone can get access in and out of building, hallways stink of weed and trash, harassment, the utilities are supposed to be included, but they disconnect you every month for many hours, and you have no control over the heat, they pick and choose when they want to turn the heat on, and something is not right with the heat, cause it’s a really dry heat that’s stops you up, and drys your nose and throat up, and the vents are covered in mold inside and out, so whether you gave heat or air on, your breathing in nothing but mold and whatever cheap stuff they are using for heat and air. The mold eats through the paint, where you’ll have paint chips all over the floor and peeling. Even got maintenance on camera trying to cover up the mold. They will kick you out with no warning and throw all your belongings out for every and anyone to steal. I’ve seen places in the hood that are kept up better than this place. Please don’t be tricked into the pictures they advertise, or because it’s in Midtown next to the Fox. They should be located in The Bluff somewhere. Would I recommend Solace? Hell No!

I hate to do this, because the staff was so nice to me, like ridiculously so, but the roaches and security issues here can’t be ignored. The roaches are so intense I had to throw out all my kitchen stuff when I left– I didn’t want to chance bringing them with me. This is after I gave up cooking food there, and would just heat up leftovers. Once the roaches were bold enough to get into the microwave AFTER I turned it on, I was done entirely.
Then there’s security. They have regular dumpster divers, and the dumpster is right near the back exit where you have to exit to walk the dog. One these dumpster divers developed some delusion that my dog was talking to him and he would chase us when he saw us. I know, funny unless it’s you and late at night. I tried to talk to management about security but they weren’t responsive. Doors are often unlocked or locked without working for keys, which means everyone has to let everyone else in, so the same effect as being unlocked. Sometimes I’d come home to hallways full of people sleeping. There were a fair number of screaming domestic fights, and randoms slowly walking around the parking lot, etc.
The area itself is surprisingly seedy for being next to Midtown. One guy tried to jump me right by North Ave, and another dude was masturbating in the street at 3PM. Generally speaking, I’d walk my dog 2−3X a day, and be approached by homeless men a couple times each walk, which got to be tiring.
Finally, the A/​C isn’t controllable, which is especially an issue for unseasonal days if you have pets. My dog absolutely panicked from the heat some days. If you’re super tough and only eat out and have no pets, it might be worth checking out for the price. But otherwise… I wouldn’t. (Sorry guys!!!)

DO NOT STAY HERE! It is not worth the price. The apartments are not up to date. You cannot control your on air/​heater. Security is a joke. Several cars have gotten broken into in the PAID parking garage. The walls are so thin you can smell and hear you neighbors (ie. Smelling Mairajuana and hearing sex noises) The trash chutes create a horrible odor in the hallway. Also management could care less about your need and/​or what others are doing in the apartment. There is also constant construction going on.

I’ve lived here and am currently preparing to return. I have had only positive experiences. This community is in a great part of the city. You are near everything. The staff are great. Very helpful with all my inquiries. They have shown me around to get me reacquainted and they have made nice upgrades since I previously called Solace home.

Absolutely horrible service from management. Not at all worth the money.
Current issues include constantly wet and smelly basement/​parking garage, a management and maintenance team that is slow to respond to anything, price increases that are not worth the space or quality of the apartments, and power outages affecting the lights in hallways and elevators.
In an effort to fix the lighting problems, management turned off power from four to eight AM this morning. I cannot sleep without my sleep apnea machine, which requires an electrical outlet. Therefore, my sleep was completely disrupted – and for nothing. When the power came back on, the lights were still out.
Even worse was the lack of notification. Had I known far enough in advance about the planned outage, I could have arranged to sleep somewhere else. But rather than call or email residents, management elected to leave a note on the door– a note I did not receive until 11 PM.
This doesn’t begin to touch on the mysterious smells, the thin walls, the constantly broken elevators, or the poor quality carpet that management refused to replace even after their poor installation caused it to tear.
The only thing Solace has going for it is its location. But don’t let its proximity to the Fox fool you. This place is well and truly terrible. I’m ending my second year living here, and I can’t wait to move somewhere where residents are treated like people instead of cattle.

Let me start of by saying I created a Unilocal account JUST to make a review. By far the WORST apartment complex in the entire state of GA.
I received a letter saying the power would be out from 4 – 8 am (including elevators) and the water out from 8am-​11pm. This includes no lights in the hallway, or staircase for your 15 flight of stair walk down to your car.
This is FAR from uncommon, they frequently have turned the water off from 8−12pm, if not longer, for several weeks straight.
As summer and the warm weather began, the AC was down for at least a month. When I would call the leasing office they would say «we can’t tell you when it will be fixed, but we can tell you were working on it.» Great! Thanks for all your help!
I wouldn’t wish living conditions like this on my worst enemy.

This place is nothing short of the 9^th circle of Hell! Trust me, the bums that sleep on the church porch across the street will be treated/​live better than you. I wish I would have listened to all of the people who warned me about this place!
Reasons to NEVER live here:
1. First and foremost, the management is the ABSOLUTE worst! Especially the manager, Cheryl, she hides from the resident’s complaints and lies about EVERYTHING! She’s more concerned about sitting on her ass all day and making sure she’s out of the office by 4pm. Even her own employees complain about her outside of the office! Awful.
2. No air conditioning from the beginning of October until the beginning of May. (They don’t call it Hotlanta for nothing, assholes)
3. You pay for parking? About $ 75/​month? Tough shit. Someone will be in your spot, and they do absolutely NOTHING about it! People who are watching a show at the fox get a free parking spot for the night, courtesy of you and the always broken garage door.
4. Concierge service? Pssssh, yeah right. Never seen them.
5. Security? You’re better off walking around downtown with $ 100 bills scotch taped to your shirt.
6. The key cards/​key chains never open the doors.
7. Elevators are ALWAYS broken. You might die from the stench of the stairways.
7. Laundry room is always busy and the machines don’t work more than half the time.
8. Appliances are way out of date.
9. Leaks from your neighbor’s shower.
10. You will get charged for OUTRAGEOUS things when you move out. CF Lane won’t do anything about it either.

11. Noah, himself, would not even attempt to rebuild this old and ratchet building.
12. Its an unusual day if there isn’t any dog piss in the elevator.
I could seriously go on and on… the place is the WORST!
Pay more and live somewhere else, the location is NOT worth it!

Warnings to you all.
I wish someone would have warned me.

This is, by far, the worst apartment complex I have ever lived in. I’ve lived here less than 6 months and I’ve already had to consult an attorney multiple times and contact their corporate office multiple times.
Let’s start with the cons since there are so many:
1. It’s filthy. Tenants let their dogs use the bathroom all around the sidewalks, parking lot and garage without cleaning it up. I’ve even found dog urine and feces in the bottom (g) level interior of the building.
2. It’s even filthier. There is always a weird fluid all over the bottom (g) level that never seems to be cleaned up, the garage is always damp and there is mold all over the corner wall. There is often food on the ground both inside and outside the building and there is always trash, food, or liquid on the floor in the elevator.
3. In my unit there is no hot water in the bathroom sink and the smoke detector goes off the moment I turn the oven on. I’ve reported it multiple times but there doesn’t seem to be anything they can (or will) do about it.
4. One of the elevators is always either broken or turned off. I have seen the staff use a key and turn off the elevators so I know that sometimes that is done. Another resident told me the other day that the elevator free-​fell almost two floors while she was on it the other day. Obviously something was wrong because that evening it was out of order. When they work they are extremely slow, crowded and filthy.
5. You don’t control the air conditioner /​heater but it doesn’t matter anyway because it was broken for almost the entire month of April.
6. There are bugs and roaches everywhere.
7. Management doesn’t answer the phone, respond to messages, or respond to emails. The only way I’ve ever received a response is by calling corporate (and waiting 3 days for a reply) or going in to the office only to wait at least 20 minutes because there is never more than one person working.
8. No guest parking so you can’t really have people over (not that you’d want to anyway). They charge $ 100 a month for parking on site and tell you that you will be towed without a decal. I went to get a decal for my paid space and they told me they were out.
9. Their late fee is $ 160 if you don’t pay rent by the 3^rd and they charge an extra $ 10 to pay using a debit/​credit card.
10. They do not provide adequate notice before shutting off utilities or doing construction. You’ll be notified after the office closes and be affected by 8am the next morning. Have fun with that.
11. They don’t enforce their breed restrictions on the dogs so there are very large and very loud dogs.
12. They run unannounced fire drills and, just a warning, the elevators can’t be used so if you are on a higher floor be prepared for that.
13. It’s a dirty area of town and late at night there are a ton of people hanging out around the building always asking for money.
14. They tell you that you’ll be notified if you have packages delivered for you but you’re not and they send the packages back if you don’t pick them up (even though you don’t know you even got them) so you have to just keep checking in just in case.
15. You can’t trust the information you’re given. I’ve asked a leasing agent a question, received an answer, and then received a completely different answer by someone else the very next day.
It’s such a trashy dump. I can’t believe I ever got tricked into this place. You can do so much better than this place, I promise you.
The pro?
It’s close to the North Ave Marta station and since I take the train to work that was helpful. Other than that, I do not have a single good thing to say. I spoke to them recently about breaking my lease and I’m already looking to move out.
This place is awful. Don’t do it.

I recently love looked into moving back to The Solace on Peachtree. They have significantly gone up on their prices. They no longer have full time concierge. And apparently they no longer have full time security that roam the halls and parking decks.
Price goes up… what they offer and quality goes down…

Sleazily run company. Will do anything to rip you out of your extra dollars.

The one excellent thing about this place is that the location is literally unbeatable. Just by the MARTA station, with Fox Theatre across the street, you can basically walk to anywhere in midtown from this place. The staff is nice, especially Larry. But do note that the rooms are pretty small. Be sure you looked at the rooms before you rent. I would say for the price at midtown I get a fair to good value. They charge a higher parking fee, but then, well, utilities are included in the rent, which is good.
I would say the bad thing about this place is the smell on some hallways, and in the parking lot. Sometimes it’s really hard to bear. Also the noise during busy traffic is bigger than I thought. The escalators in the building is old and sometimes cranky. Get used to that and you’re fine. That part of midtown is not exactly a very safe neighborhood at night to be honest. But then again, if you choose this place, that’s your choice. Never had issues with my neighbors or anything, met some cool people here. Overall I’m going to give a 3 star for average.

Best customer service… ever!
The staff and security guys are the nicest people I have ever met. The security staff always greets me as I walk in and they will occasionally hold the door open if my hands are full.
The apartments themselves are mediocre. A one bedroom apartment runs around 600 square feet, but they lack adequate closet space and their kitchens are literally installed into a closet-​sized space. But surprisingly they use gas stovetops.
