Alexander on Ponce Apartments

I’ve lived in Alexander on Ponce for several months now, and I’ve had a really great experience. My apartment has everything I need: a spacious kitchen with a dishwasher and pantry; a balcony overlooking a courtyard; washer and dryer in the apartment; plenty of storage space; gym in the building; and nice staff. Any maintenance request I have has been taken care of within hours, even on the weekend. I rarely need to speak with the staff because of the automatic package locker system and online payments, but when I do, they are nice, helpful, and know my name even though there are so many apartments. In particular, I appreciate that the staff/​ownership is constantly trying to improve the building, whether through renovations or social gatherings for residents. Of course, the location is fantastic and I’ve yet to have any security concerns. Overall, I’m very glad that I chose to live here!

Alexander on Ponce is a pretty OK place to live. PROS: The indoor hallways are a plus. Refurbished apartments are appointed nicely. The staff is nice and it’s very clean. CONS: However, it takes them a long time to fix things in the public areas. For instance, the TVs in the fitness areas have been non-​operational for several months. Interior paint is thin and cheap. A swimming pool visitation deal with at least one of the neighboring complexes (since we don’t have one) would increase my rating, as well. Finally, the parking security in the 2^nd building’s garage could be a bit tighter; it’s a bit too easy for non-​residents to tailgate.
That being said, Other than that, I’m pretty satisfied with my stay and the rest of the community, which is very friendly and yuppie in a good way.

This building has changed management 3 times since I have lived here (2 yrs) and the current ownership and management is by far the best we’ve had; in fact some of the best I’ve had in any complex I’ve lived in. Management is always chipper and happy, I’ve never had an issue with any of the staff. They have made HUGE improvements to the buildings and grounds since taking over. Many of the apartments are newly renovated in the past year. Common areas got freshened up. Management regularly holds community events with food and drink which are great ways to meet and bond with the neighbors. They just added a dog run behind the building which is a luxury to have on property for dog owners.
The only issues I have with the property are not a reflection of the management but of the building itself. Location is good as long as you head north; head south and the neighborhood gets not as nice within a few blocks. That all seems to be changing weekly in Midtown and it’s only a matter of time until that line gets pushed further and further south.
All in all we are happy here and will continue to live here until it’s time to get into a house.

I am a true City Girl. Walkability and access to transit is a huge plus for me. I recently moved from a large one bedroom to a 2 bedroom apartment here. I absolutely love my upgraded space. No drab cabinet colors or white walls which makes setting up soooooo much smoother.

Things I really like about this community:
1. Location: This is the best part about this place. 10 minutes walking distance to Georgia Tech. Close to Publix/​Walgreens/​Fox Theatre/​Bank of America.
2. Resident Portal/​Maintenance: Getting a quote was super easy when picking this home and I’ve never manually written a rent cheque out to them (except the first time I think). The resident portal makes it super easy to make recurring payments and stay updated. The maintenance requests can be made on the website anytime and the folks are pretty responsive!
3. Facilities: I love the fact that I can pick up my packages anytime, even when the leasing office is closed. We have an automated system from parcel pending that sends us email updates when we get packages. Go to the box, enter the code and boom — you get the package! The parks are pretty nice too and they’re upgrading the clubroom to make it even better.
4. Events: I’m guilty of not attending many events but I enjoyed the ones that I attended. The community arranges a lot of events
The only thing I’ll fix is probably the alarm system’s sensitivity. The fire alarm went off twice in the last 3 months, once at 7am and the other time at very very late night! Both the instances were false alarms, i believe. But better safe than sorry, I guess.

In a general sense we are happy here. My husband and I like this place mainly cause of it’s great location. You can walk to Georgia Tech, Midtown restaurants, Piedmont Park, and MARTA station. If you like the idea of jogging at the park and attend summer concerts without worrying about a heavy commute or parking, then this is a great bet. It is also a great commute from here to anywhere since it’s mid-​city, whether walking, bike or by car. One thing to have in mind though is that it borders Downtown, which can be sketchy at night the further south you go. But the immediate surrounding area is a very friendly neighborhood.
A good pro also is the secure access. There is a call box system that allows safe entrance to visitors and there are two layers of automatic doors inside the parking structure. There is also visitors parking inside the parking structure, and secure mail boxes and automated package pick up safe boxes. We’ve had some issues with fire alarms going off too often this past summer, but that issue has since been resolved, and it’s always better to be safe than sorry when it comes to safety.
The apartments are modern and spacious and the neighbors keep to themselves for the most part. We moved here in 2014 while the complex was going through an extensive renovation that was a bit hard to endure cause it went on for several months. But now the buildings are looking as good as new. The new management it’s on point on any maintenance requests and does a great job decorating for the holidays and throwing mixers for the residents.
The building has some nice amenities, a good functioning website for easy payments by credit card, and allows pets.

I am now moved in and my previous review stands. And I have some more to add.
Their newly renovated apartments are great. Stainless steal appliances and granite countertops. (Side note: not all apartments are remodeled. You’ll notice the cheaper ones are the ones that have not been remodeled). Maintenance is really great so far as well.
I noticed reviews about the elevators being down every now and then. They have two elevators of separate sides of the building and I can’t imagine both of them being down. Parking is great. Plenty of parking for everyone. If you’re concerned about safety… During the day time, when the leasing office is open, the first garage gate is open. However, in order to get to the first floor of parking, you have to have your access key to enter through a second garage gate. At night, both gates are closed and you have to swipe in twice. Plus once you’ve parked and you’re walking into the building itself, you have to swipe again. So really, during after hours, you have to use your access key three times before you actually get inside your building.
The location of the apartments is midtown. Of course there will be homeless folks, you’re in the middle of the city! I will say this area of town is going through gentrification. In a few years, lots of this area will be looking very different and I’m sure rent will increase significantly. There are so many restaurants nearby as well as a public and Walgreens. You’re 5 mins, if that, from fox theater and the MARTA station. Great location.
The only bad thing I’ve experienced at this complex is that the walls are super thin, so it can be a bit noisy at times like in the morning when everyone is getting ready/​leaving for work. For the most part, it’s a pretty quiet environment and everyone is friendly.

I’ve lived in this same apartment for nearly 3 years now, so believe me when I say I’ve been through the ups and downs of this complex. Management change, a flood, renovations galore. Overall though, I’d say it’s been pretty good. Here’s how I’d break it down:
PROS:
— Perfect location. I walk to work off 14^th street each day and Piedmont/​Juniper/​Peachtree are all very walkable. This complex is also 5 minutes from great restaurants, The Fox Theatre, Publix, gas stations and the North Ave MARTA station.
— Gated parking garage. Aside from the main entrance for visitors/​perspective renters, all garage floors are only accessible by remote/​callbox. I hate dealing with other complexes that don’t have enough spaces for visitors, AOP rarely has that problem. Really beneficial when we have friends over.
— Spacious. We have a 1-​bedroom overlooking Ponce. Great view with more than enough room for two people. We live in one of the older unfurnished apartments, but I’m happy with it.
— Maintenance requests are generally handled pretty fast. They’re actually some of the nicest people at the complex and always make sure to get in and out efficiently.
— The gym is pretty decent! Never too full so you’re always able to get in a workout.
CONS:
— Someone else left a comment about the elevator situation near the visitor parking. It does stop working every now and then. There’s never been an issue where both elevators have been down at the same time, it’s just more of an inconvenience.
— $$$. The price of the apartments here have definitely gone up since I first moved in Summer ’13. Some might argue it’s too much, but honestly the location and recent upgrades might make up for that to perspective renters.
— Not going to lie, Midtown borders Downtown and things are a little sketchy at night the further south you go. AOP is on that border and sometime’s there’s the odd person yelling on Ponce in the middle of the night. It’s not often, but honestly something to expect that comes with living smack dab in the middle of the city. Just be aware of your surroundings at night. Typical city advice.
All in all, AOP is pretty good. I don’t expect too much from where I live, just give me a functioning space and a place to park my car and I’m good. This place delivers on that. I will say they’re making more of an effort to do mixers, events and upgrades to the complex. Newcomers will likely get a better experience from living here than those who moved in before I did.

WALK AWAY !!! I wish there’s option for zero star cause I didn’t see anything from this place that I could give them even 1 star. The people at the leasing office is so bad and full of attitude. I’m pretty laid back and chill and they are still able to piss me off. I don’t know why they get so arrogant and stupid. DECEIVING AND ANNOYINGLY STUPID!!!

Where to Begin. Alexander On Ponce is one of the best apartments ive lived at, ever since the new management took over things are only getting better. They have added so much and still have a lot of things they are building. My place is the place to be between my friends, they love coming over to grill out and play ping pong and even mini golf that we have in the courtyard. I even thing they are going to build a rooftop deck with more grills and a seating area to overlook the city. Plus the apartments are in the perfect location, midtown is the place to be in atlanta! Being within walking distance from everything is great, which is going to be much needed from eating at all the great restaurants!

Worst apartment complex ever! I have never had this many complaints about a business. I lived here for 2 years, so I have a lot of different experiences with the complex and management. First, the management has changed at least 3 times while I was living here. When I was originally given a tour of the apartment and shown what I would be living in, I was shown a recently renovated apartment which looked nice. Then, when it came time for me to move in, I was given a dated, non-​renovated apartment. SUPER DISAPPOINTMENT. Why would you show someone an apartment model that looks NOTHING like what they are going to live in? Ridiculous. Then, I had many problems with the apartment complex. First, the parking decks are NOT secure whatsoever. Not only can people come in after you with no problem at all, the deck is actually not locked. There is another door to the deck that allows ANYONE to come into the deck at anytime. My car was broken into which is partly my fault since I left things in my car, but they shouldn’t be able to enter the parking deck by just opening a door either. (It is on video how the guy entered a side door that has NO lock.) Then, I had multiple issues with mold on the windows in the apartment both in the common area and in both bedrooms of the apartment. I told the maintenance people and management and they told me that there was nothing they could do about it? They said basically I had to live with mold because they weren’t going to replace and fix the windows??? CRAZY AGAIN. Then, when I go to move out, they tried to charge me A THOUSAND DOLLARS to replace the carpet in the living room. A THOUSAND DOLLARS?! I think not. So I start arguing with the guy for an entire day telling him that is ABSURD because I’m not responsible for brand new carpet in an apartment… I’m only responsible for the remaining useful life of the carpet. So I continue to argue with them and tell them this and they FINALLY change it. Also, I used appliance warehouse, which Alexander on Ponce TELLS you to use, and they decided they could not pick up my washer/​dryer until after I moved out so I call the leasing office and they say that is fine and no problem. I clarify this means I won’t be able to clean where the washer/​dryer is before leaving and they say «No Problem. We understand!»…then, THEY CHARGED ME BECAUSE I DIDN’T CLEAN THAT AREA!!! Literally, worst complex ever. DO NOT LIVE HERE. I am sure there are more things that I cannot even think of at the moment because I lived there for so long, but there were at least 20+ issues while living here. Horrible complex. Horrible management.

This place is horribly managed. I have lived here for 18 months. The old management team was actually nice and responsive. the new management team doesn’t care that we have been living in a place that has been in major construction phase for the past 9 months. I also felt lucky that my unit wasn’t damaged when the pipe burst but seeing their inconsideration for my living quality while they SLOWLY fixed the place, has been awful.
I wouldn’t live here again, I will be moving out as soon as possible.
Now, we just received notice of break-​ins. Time to go!

I have lived here for 2 years and really liked the place in the beginning. It was relatively cheap and the location is great. However as many have stated before the property was sold — there is a new management — and during the winter of 2013 we had a pipe burst and half of the complex was flooded. I initially felt lucky to be on the dry side of the complex, but I was mistaken. After half of the residents were relocated, the company began a drastic renovation process that occured while half of the complex was occupied was residents. To give you a rough estimate of what was going on, there was construction work on both interior and exterior on all sides of the building with multiple scaffolds covering the whole residents units. My small unit windows are now occupied with workers making loud noises from 9 am — 5 pm, on uninformed dates and times for 2 months now. Not to mention that because of the scaffolding we are not getting enough sunlight, in order to have privacy we are keeping the shades completely closed, which makes you feel like a prisonder inside your own unit.
Clearly the management doesn’t care about your living conditions and thinks nobody could be working home trying to earn a living. If they wanted to do this much extensive work they should have relocated everyone to show them more respect. It’s terrible to try to live inside a construction zone, where walls are being painted, carpets are torn apart — exposing sticky floors, exterior doors are replaced, construction everywhere… There are also other minor things I could state, like after they changed the gym floor, the whole level started smelling terrible. Imagine being motivated to go to the gym and being exposed to that smell.
We have finally decided to not extend our lease, probably 90% of the complex decided to do the same.
PS: I don’t think this is the office personel’s fault. The decisions were probably made by higher executive officers that bought the complex. And they should be the ones to blame for this low rating.

Walk away… Just walk away. Cockroaches, poor management, mold in the walls… Honestly, if you’re being sucked into one of the ‘remodeled’ units ending with a 01 through 15 on any floor, be warned that there was a flood caused by a burst pipe on the top floor which damaged all floors beneath. If you wonder why the leasing office is in a apartment it’s because the water damage was so bad on the lower floors the old leasing office isn’t safe due to the damage. No go do the right thing and look elsewhere… You’ll be much happier.

Agreed with previous reviews — I lived here for 2 years with pets. The $ 400 non-​refundable pet fee doesn’t apply to anything — it is merely to allow you to have pets. I was also charged over $ 200 upon moving out for carpet «stains» even though I had the property manager’s OWN cleaning company come in to clean pre-​move out. ($ 65) So, that’s a waste — don’t bother.
However, I never had a break-​in — car or apartment — lock up your stuff — and don’t leave it out! This can happen ANYWHERE in ANY city. I don’t fault the Alexander for people who left valuable items on display in their car and wondered why it was broken into. Also, these apartments are about as spacious as you can get for the price in Midtown.
This property is under new management so hopefully things are better.
Best choice folks? Buy a condo. Apartment complexes always screw you over in the end.

Do not live here!!! Multiple break ins… Horrible management do not fall for the idea of midtown… My car was broken into bc gates do not work and FYI cameras aren’t working so don’t count in that either

After I moved out from this overpriced, poorly managed, nightmare, I received some ridiculous charges to my account because there was a stain on the carpet from my pet (he peed in the corner once). So, I sent an email to the management to determine what happened to my Pet Deposit. «I would like to know what my $ 400.00 pet deposit covered. No where in my lease does it state what that amount would be applied to. I request that those monies be applied prior to remittance of payment.» I don’t feel like that was an unreasonable email.
In response this is what I received «It is basically a privilege to keep your pet in the apartment Rob.» from the very dignified (pompous) British woman who is the community manager here. Maybe it’s Equity Residential that is the problem but, it’s more likely to be her that the problem stems from. Clearly she was very considerate in responding to my email with the one single sentence not addressing the question about my prior lease agreement.
In regards to my prior post, I reached out to them as requested by their comment. The response I received was «This is a market increase.» Thanks for that update, you told me the same thing the first time I asked why you raised my rent 20%.

By far this is Midtowns best kept secret. Spacious floor plans with great amenities. The only thing missing is a roof top pool and a security guard.

I’ve been living at Alexander for one year, It is very noisy. You can’t open window at all. If you don’t mind the noise, I will definitely recommend here.
The maintenance is very good. The staff fix the problems within 24 hours.
Parking is good, which allows you to park on the same level as your apartment.
And it’s very close to Georgia Tech and Emory.

This apartment complex is now seriously outdated and becoming rundown with every passing hour. Upkeep at the property is clearly lacking and the staff are still the same style of prima donna that only care about «getin’ paid.»
The location is fairly decent, and gives it one star over the minimum rating!
In the past, this building had a very, very high rate of car break-​ins and thefts. The building also had some incidents of burglary!
There are much, much better properties at the same pricepoint in the area. Consider them instead of this rathole that used to go by the name of The Alexan Terrace.
And I see that the management was taken over by Equity, America’s largest slumlord acting like a premier landlord. Bleh. No wonder why.
