Great real estate company. The manager, Brandon, is a top notch realtor and the office staff is super friendly. I lived in the 5607 Sunshine Dr. property and had nothing but a great experience. Though the complex was older when I moved in, the apartment has just been renovated with stained concrete floor and stainless steel appliance; add that to the amenities and the price of rent, you got yourself a winner. In the very few instance when something did happen, a simple e-mail or phone call to the office fixed the issue and it was taken care of promptly. I would highly encourage you to use 40 Acres Group, I am happy I did.

It’s taken me two years to get over my anger and deep hatred for 40 Acres Group. I now feel that I can write a review that is not as foul. There are a few(very few) good properties managed by this group. However, those properties are few and far between. Be extremely careful when looking at homes/apartments leased by 40 Acres. They are very good at cosmetic fixes. Everything will look very pretty as the sinks leak, the floor boards break, the windows refuse to shut, etc. I must also say that 40 Acres cuts A LOT of corners to meet their bottom line. There was a huge hole in my bathroom that opened to the space under the house that was never fixed in the time I lived in the house(90330th Street, 78705). 40 Acres Group will also only fix items that they are required to fix by law. But, they will only fix those items when they get around to it. Item 1: Our AC broke one week upon moving into the house.(Early August) By law, the property manager must fix the AC within a 24 hour period of notice. 40 Acres took more like 2 days to fix the problem. I deeply regret not reporting 40 Acres to the AG. Item 2: The front door to the house broke in late June(about a month before the lease was up). I called to request maintenance. I was told it wasn’t an emergency issue since I could still physically shut the door and use the back door or side door to enter the house. I then read my lease to the 40 Acres rep — anything that makes it impossible to secure the property is considered an emergency issue and must be fixed within 24 hours. And then I told them about my dear friend in Dallas who is a successful litigator in property/landlord disputes. So, they finally fixed the door. If you are looking at any property managed by 40 Acres Group, save yourself the trouble and look somewhere else. The employees are unprofessional and generally ignorant of the lease you sign and the laws to protect you. The properties are very pretty-looking, but they are no better than the slums of developing nations. Oh, and take a look at those move-out procedures before you sign anything. These people are absurd and unreasonable.
