Gables Central Park

We lived here for a year. Its quite terrible. The day we moved in, we realized that the apartment had tons of carpet bugs. Can you believe it? Not just the hard-​shelled ones, but wiggly disgusting ones too. We told the management, but they were very rude, and made it seem like this was quite common, and we were being very fussy. Anyways, I wish they had told us that we could change apartments as per some clause the lease has, but they didnt. From then on it was one long year. Every other week the exterminator will come. The next day there will be some dead bugs. But they will be back in a few days. Every time we complained, we were made to feel like having bugs was common enough. For reference, I am from India, and am no stranger to bugs. But this was very unique, with bugs crawling on the bed even though we cleaned and vacuumed the apartment once/​twice every day. We finally have moved to camden on North lamar, and no, there are no carpet bugs. What is more, after we moved out, they made us pay for the exterminator, again. Total rip off. Don’t move here.

TERRIBLE! They charged us (after we moved out) to replace carpet in someone else’s apartment. After looking at the pictures they sent, we sent proof… the next thing was that they sent it to collections. RIP OFF! Terrible customer service!
Strongly suggest if you decide to rent here (which I suggest not), make sure you have proof of everything! and even if you do, get ready to get ripped off!

Living here is great! The complex is pretty quiet, which is nice because I didn’t want to live in West Campus because I’m an old soul. The best part about living here though is Matt Russell. He works in the office and will solve any problem you have with the best attitude. He’s the reason I’ve lived here since 2014. I only am leaving now because I’m relocating cities.

If you’re looking for an apartment, have no fear — the Gables is it! Can’t recommend them enough.
The team is prompt for any maintenance issues, they’re so personable when I see them on the property grounds. I can tell they take their jobs seriously and it makes me love it more here. As you know, an apartment is much more than a transactional deal. It’s where people make their homes, feel emotions and go through life changes.
Gables Austin has done a lot for us and it’s a high-​end luxury experience at a lower price point than I would have guessed. Thanks to the team for all they do.

We leased at the Gables for 2 years. All in all, from a Customer stand-​point, they were a very good management team and responsive. The units are older and need some serious updating. The space in the apartment and storage is great. I feel like they could do a much better job of cleaning and maintaining the walkways to the apartments on a regular basis without being asked, especially on the upper floors.

The first day that I viewed the property it was great, Valencia showed us around and was very sweet and professional. Unfortunately that was the only time I received any kind of satisfaction from this apartment complex. From the second that I moved in the team was unprofessional, put out to help, and just plan rude.
Upon move in there was a list of things wrong with the unit:
Master fan didn’t work
neither bedroom door would fully shut (which was a huge issue since I had a dog i needed to leave in my room)
the disposal was broken
the blinds in every room needed to be replaced (torn up, crooked and one didn’t even work)
the shelving in my closet was completely broken off and on the ground
the ac unit shook our entire apartment, (i was told this was normal) maybe it is normal at gables, but to the point where i can feel it in the next room is unacceptable
I honestly wondered if anyone had even viewed our apartment before letting us move in.
Two other main issues that maintenance could not control was the fact that I got absolutely no cell reception the whole apartment. And the noise from the street was unbearable. I couldn’t even sleep at night. Obviously that is not something Gables can change, but I specifically asked Valencia when we viewed the model unit, if the street noise is bad from our specific unit and her response was «no, not at all. you can’t hear anything» I felt extremely manipulated after moving and realizing the street noise was MUCH worse than expected. For $ 1600 a month, I would expect better ventilation, blinds and window sealant.
So after moving in on Sunday the 19^th, I contacted the office on Monday the 20^th to fix our list of problems. They wouldn’t be able to come until Wednesday. Which was fine, and the man who I spoke with even set up a 10:00AM appointment for me. Since there was something wrong in every room I had no where to leave my dog so they could come in and fix the issues, therefore I had to take the day off work. Well, you can understand my frustration when no one showed up until 4:30 that day. The young man who came to «fix» my unit fixed one bedroom door that wouldn’t shut. While doing so, hammed so hard that he broke off my pictures from the living room wall and shattered them. He then said he would come back, and never did. So after taking a day off work, getting barley one thing fixed, breaking my pictures, and then finding out they wouldn’t be able to come back until that following Monday, I was extremely fed up with Gables. This is the point in which I decided to give my 30 day trial notice.
On the 24^th, I called the corporate office and spoke with a women about all of this. I forgot her name. I told her that I was expecting a full refund of everything but the prorated rent that I paid. She said this should be possible, the only thing I couldn’t get back would be the admin fee and rent. Since then I have been trying to contact someone regarding my official refund and have never once received and email or call back. I find it very convenient that today I did, after the check had already been issued. After speaking with Heather today, I am even more disappointed in this situation. She had such terrible customer service, saying «We’ll Ally since you’ve been going above my head this whole time.» And after saying I will be writing reviews on this company «Don’t threaten me, that’s very rude» I would never speak to a client this way. And this type of attitude was exactly why I «went above the offices head» in the first place.
So, upon move in I paid a total of $ 1,880. $ 800 of that was from the prorated rent. This leaves $ 1,080 that I expect to receive back from this community. A $ 400 refund is completely unacceptable and you can imagine my astonishment after the disappointing customer service I have received from this community. I am not even aware where the other $ 600 I am not receiving back is coming from, the only thing I have been told I’m not receiving is rent, admin fee, and a non refundable pet deposit, (which is a complete joke since i lived there with a pet for 10 days) Like I said, after this terrible experience I am expecting $ 1080 back, a full refund of everything I have paid except rent.
Come to find out I was supposed to receive the $ 700 back the entire time, so I was obviously being taken advantage of. I had my roommate sign over her portion of the check in my name since I paid for all deposits at move in. I received the checks, with her name still on it and now I can’t even deposit them.
THIS PLACE IS TNE WORST APARTMENT COMPLEX IN AUSTIN. BEWARE OF THE MANIPULATION AND POOR CUSTOMER SERVICE ALONG WITH TERRIBLE AMENITIES.

Location wise — absolutely great. You have access to tons of shops, central market, restaurants, frequent bus service to downtown etc. Well that is the only thing going well for this place. Otherwise this place is not worth the salt — very expensive rent. So expensive you can easily rent a 2B/​2B apartment a few miles away for the price of 1B/​1B here. Also the management sucks, they dont seem to be able to keep their staff — every now and then someone leaves. They always seem to be understaffed and always busy. The management see the tenants as a cash machine — charging them fees for anything and everything. They used to host an event every other month or so at least for a year and then in the second year — it started to die out. Not sure why even though they increased the rent by more than $ 1300/​year. The appliances were also very very old [1950′ era] plus there is no microwave. And the water tap/​shower fixtures are worst than what can be found in cheap motels. The upkeep of this place is also pretty poor — you will also see pieces of plastic bottles, pizza boxes etc lying around for weeks. You are only paying the exorbitant rent for the location. Period. Everything else about this place is 1 star
Please avoid this place at all cost, there are much better places elsewhere.

Renters beware! Although the location is good, the company is horrible. All they care about is the almighty dollar. The office staff was usually nice to deal with and my maintenance requests were usually handled except for appliance issues. Where things get ugly is with with the very high rent, fees and ridiculous move out charges. My apartment was spotless yet staff charged my $ 25 for one small spot on the carpet that their maintenance staff did. First of all the walkways and stairs in the buildings are FILTHY and they expect residents to keep their light colored carpets clean. What a joke. Even with multiple requests they don’t clean them. As for the grounds, they keep the landscaping nice so it looks good for prospective residents. Everything else sucks! Oh and the dog poop is everywhere. Gables management is horrible. Don’t buy the BS about wanting to make residents happy. HA! So glad I moved out.

I really enjoyed living at Gables Central Park. I lived there for a year, and had I not been moving out of Austin, I would probably still be there. Management is great, as one would come to expect from a Gables complex (I am currently living in another Gables). The location of Gables Central Park was great, walking distance to central market and some boutique stores, and right next to the park (albeit a small park). The apartment I lived in faced the pool and it was always quiet, I never complained about noise. Maintenance was always quick to respond. If you get a chance to live here, do it! I have yet to find a complex that I liked as much!!!
The only cons with living with a gables property (anywhere) is they up your rent by the end of the first year. However, I spoke with some apartment agencies, and that seems to be the norm for most complexes.

The rumors are true. They will try to get hundreds of extra dollars from you when you leave.

Location is great and really accessible to take different buses. Also i really like living close to Central Market because they have a lot of activities there. They are good in terms of maintenance and make sure it gets done.
After your contract your rents in creases so much that is not worth to stay.
The apartment i got was next to the garbage bin and it woke me up so many times. Also is quite noisy due to 38^th street.
When I left they took me 160 dollars for carpet and house cleaning, which they should have pay with the fee we pay.
Also the fees that they have are really expensive. I had to pay 20 dollars extra for having my cat each month plus a non refundable fee and a deposit fee.
Security is bad. even thought there is a gate, I usually open. My bike got stolen from a second floor balcony. SERIOUSLY.

My husband and I spent 3 years at the Gables and were very satisfied with the experience. We probably had a maintenance issue every 2 – 3 months and they were very good about having issues resolved the same day they were reported. (Some of these issues included asking them to change light bulbs which they cheerfully did.) The landscaping is always nice and the amenities (swimming pool, gym) are kept in good shape. The folks in the office are friendly, especially Matthew.
I only had a couple of minor gripes while living there.
1. There’s very little guest parking at the complex. The Heart Hospital is a good backup option, but it’s kind of a hassle explaining to visiting friends how to park over there and then get into the complex. Parking spots in general are a little tight.
2. They try to have «community building» events every few months where they provide food and drinks, but they typically schedule these events during the day on weekdays. For people who have to work, it’s kind of a bummer to know that your rent is going to feed the rest of the complex.
3. When we moved out, our water bill was way higher than the highest bill we had in the 3 years that we were there. The issue eventually got resolved but it took 3 follow up e-​mails to the office manager and then another one to the regional manager when my initial request was denied. They did eventually refund the money, it just took a lot of work.
Overall, though, it was a pretty good experience. You can probably look a little harder and find someplace just as nice that’s less expensive, but the Gables is a pretty easy option. Other than the water bill, we didn’t get charged for any damages to the apartment, so the other guy that posted here probably just didn’t do a thorough job of cleaning like we did.

The Gables costed me a lot of money, and for that I expected a lot. I was glad that they came by monthly to change the air filter. And the property was well-​maintained. But the office staff weren’t the most helpful. I didn’t appreciate paying $ 25 to replace the parking pass that I accidentally threw away. The dumpster overflowed too often. We paid extra to live by the pool, but inspite of «security» (people sitting in idling cars doing nothing) there were loud pool parties that woke me up several nights of the week, most weeks of the year. The gates broke often, or wouldn’t pick up the signal of the clicker, and there weren’t enough spare clickers on hand when one stopped working. Anyway, you can find less expensive places to live in this area – like houses with yards and porches and more privacy.
