Steve was incredible in finding us our perfect first home! He was extremely patient with us over our many months of looking, and numerous property tours on short notice. Not only is he a blast to be around, but we really valued his opinion and insight. He knows his stuff, and is a huge asset to have on the buyer’s side. We would recommend him and his team to anyone looking to buy in the DC area. 5 star + for sure!

Both Steve and Lisa were fantastic. Someone was always willing to go out and look at houses with us even with very little advanced notice. While there, their insight to the pros and cons of each house was invaluable. They made sure we understood when an issue was a deal breaker or if it could be easily remedied, making our buying experience far easier with fewer doubts along the way. Every single day we would receive a brand new set of listings tailored to our specific criteria. After we had chosen our new house, they were with us every step of the way, making sure we understood what we had to do next and making sure that the seller’s side was doing their part. Even after we were all moved in, Steve came by with his beat up pick up truck to haul a ton of stuff away to the dump for us. Not once did we feel neglected or like they had ulterior motives, it was clear that finding the right house for us was the only thing that mattered to the people at Buyer’s Edge.

Although they keep saying they represent the buyer, they do not. Their commission is still based off of your buying price — so the higher the price the better for them. I was disappointed with my agent(initials DH; the others might be better). I did most of the leg work. My agent was never prompt in returning calls(until you tell her you checked out a Sell by Owner and then she gets really interested b/c she could get cut out of the commission.) She complains to you about everyone she’s dealing with(and probably about you to others.) She ‘encourages’ you to raise your bid price even though I gave her stats(I ended up paying more than others), and says things like, «you gotta take it. The seller is trivial and needs the last word.» Yes, I gotta be the bigger person in this negotiation process. You have to force her to raise inspection issues to the buyer. She keeps saying, «It’s cosmetic, they don’t have to do it.» I told her that the holes in the wall is a health issue b/c it’s a conduit for roaches into your unit, and to at least try, and sure enough they did it. Don’t go with her inspectors. I’m not even going to start on that one. She insists she understands coops, but really she doesn’t(lots of misinformation) and I got screwed. She never asked them about pending underlying mortgages. Read the Buyer’s Edge contract! Once a contract is ratified, you pay them 3% commission even if you don’t go through with it. She gave me the coop docs after I ratified and gave me papers to sign that I’ve receieved and read them as if it’s a minor step in the process. She didn’t tell me that that’s when I had to negotiate further b/c once you’ve signed those papers you’ve agreed to the building terms(including future underlying mortgages, which is when you should be able to really negotiate the price down). I was obviously upset when I found out too late. When I told her that I wanted to go back to the table she said I couldn’t b/c I already signed those papers. She kept asking(as if hoping) if I wanted to get out of the contract(she would still get paid and I’d probably lose my earnest money). I had to remind her who she represented. She considers herself a good negotiator. It’s easy to be a good negotiator when the property is in need of a lot of work, but if it’s pretty good to begin with, that’s when the skills define themselves. I ended up having to coach her, and I have a feeling that(on more than one occasion) she says she’s done or said something but really didn’t do it. I was stuck and just had to see everything as a VERY expensive lesson on the real estate process and not following my instincts of firing her when the first red flags popped up. My mistake and never again. Beware, she’s a talker and storyteller and passed my initial 2 hour interview with her.
