AWFUL! RENTERSBEWARE!!! These people, INMYOPINION and from my own experience, have been extremely incompetent! I am a professional, 30, who rented from this horrible property management company. The house was in terrible shape — the bathroom not up to code(no ventilation) and when inquired about this, said that the«owners won’t pay for it to be repaired». These people are HOMEINSPECTORS — they inspect OTHER rentals to make sure they are up to code but their own homes ARENOT. Also, my upstairs bedroom had NO heating vent — NOHVAC to the bedroom. So, when I inquired about this, they gave me the run-around, saying to check for a vent — it must be there! After 2 weeks of freezing cold weather, their final solution was to just give me a space heater, raising my electric bill. Almost none of the windows will actually open, or shut(if they open), doors are broken, the stove kept making weird sounds, the microwave broke… it would take them FOREVER just to fix anything. One day, we found out, much to our surprise that there was a GASLEAK. They did not pay for us to stay at a hotel while it was being fixed. Also, one day the Carbon Monoxide detectors went off. I called and asked them about this and they said«just change the batteries». Without any investigation, at all. They refused to speak to more than one person(I had a house-share with 2 other professionals in their 30s). We had to have a «representative» speak to them and filter all messages to them through ONE person. So, if our representative was away, we were told not to contact them. We were also told that if we didn’t contact them about a maintenance issue, we would be charged for it. I cannot even count on my hands the times we put in maintenance requests, had them ignored, and finally something broke. They told us that we could ultimately be held responsible for it, even though we reported it — apparently its our«responsibility to continue to request it». Or they could just do the maintenance when they say they will!!! I have had a fantastic rental history, no late payments, no problems with landlords, etc. They treated me like I was a child. Never ONCE were they ever friendly in the slightest. In fact, they were downright rude and condescending. I finally decided to sublet my room, and they were incredibly difficult about it. Finally, once all was said and done, not more than 2 weeks later there was apparently another gas leak(I am stating this due to a phone call I received about moving my vehicle, that my former roommate let me leave there while on vacation. The officer said that the car had to be moved down the road due to a gas leak in the home) AND A WATERMAINBROKEINTHEHOUSE. It apparently trashed a ton of my roommates things. I WOULDADVISEANYONETOSTAYAWAYFROMROBERTSANDSONS. They were greedy, lying, manipulative people who, in my opinion, tried to suck us out of every dollar and blamed us for the problems that already exist in their apparently NOTUPTOCODE houses. RENTERSBEWARE!!! My experience with this company was HORRENDOUS!

Roberts & Sons is a really solid management company. They take care of maintenance issues, refunded my whole security deposit within the time frame agreed upon in the lease, and were always very courteous. The only downside is that they are a fairly small operation so sometimes it can be a little difficult to get in touch with them, but they usually returned my phone calls in a reasonable time frame.

After four years of this small company managing our condo, we finally decided to sell. This company was great! They ensured the property was well cared for, performed regular repairs and inspections and always kept us informed as to any problems and potential problems. I hope to use them again.
