Cypress Point Apartments

Great place to live!
The interior of the apartments is truly immaculate. They are completely redone with hardwood floors, marble countertops, and all new appliances including dishwashers and ovens.
Me and my girlfriend moved in back in August 2014. The application process was quick and easy, and the deposit was reasonable. We were approved within less than an hour.
After moving in, the property continuously made a series of much needed improvements. First, a fitness center was installed with a number of cario machines and a strength machine. The pool was cleaned out and renovated. It is absolutely pristine. Last, they converted a little area in the back to a dog run.
They are extremely pet friendly and many of the apartment units even offer backyards.
The only thing that kept us from staying on here for much longer than the year and a half was the fact that it’s a bit of a commute to midtown. However, it is centrally located near Roseville, Citrus Heights, Rancho Cordova, etc.

While we didn’t end up moving in here (it was our second choice, and our first choice also approved us), I wanted to compliment Jessica for being so attentive during our application process.
Not only did she meet us at 7:30am before we drove to work, she was extremely communicative the moment there was a change in the available unit (someone medically needed to move into the advertised downstairs unit but offered us the same-​layout upstairs unit if we wanted), and between a call for a question (our middle names, which weren’t asked for on the application but she needed) and the call to tell us we were approved «with flying colors» was only about 20 minutes. In addition, after we were approved she followed up with an e-​mail detailing our potential move-​in information so it could be pulled up when I saw my husband that evening.
Even if there were problems with the apartment after we had potentially moved in, the process itself during the application process was basically ideal. Thanks so much!

The reviews are accurate. Don’t move here, save your money its not worth it. You won’t be happy after you move in.

I guess everyone has their own experience here at Winding Way Apartments. As for me, my experience has been fine. There have been cons like the fact that the outlets in my room do not work except for one and that for a moment, the air would not work in the summer. Other than that, I have had no complaints. Jessica has been perfect in every way. My washer stopped working for a minute, I went in and told Jessica … the problem was fixed two days later. My sink was clogged, that was fixed the same day. When my air was not working, she constantly sent someone out to come in my apartment and do whatever he could to fix the air granted it took a minute to get fixed but in the mean time, the manager went out and bought me three fans so that my children and I (who are 1 and 5) stayed cool. I also went out and bought another fan for $ 40 at walmart that worked better with the air conditioner combined so that solved my problem right there. My dishwasher has always worked since I have been here and I have never had ANY roaches in my home … The only thing that I have had is ants and that was because I had sweets out on the counter so not managements fault. Addressing the parking, yes there are times where someone parks in your spot. Stated on the lease it says that if someone parks in your spot, you have the right to call the towing company on your own (if it is that serious) and have the car towed out of your spot. I did it once in the beginning and no one has ever parked in my spot again. And as far as water and sewage, I was told in the beginning before I even signed my lease that I would have to pay for water and sewage. My rent is 960 every single month. Never more and sometimes a little less. As far as the fights everyday … i dont know about that. The cold /​hot water situation has been a problem but seeing as I rarely use cold water I did not too much care .
Overall, I’m making due with what I have. They aren’t the worst apartments that I have lived in and they aren’t the best. Jessica has been a great apartment manager to me and maintenance has always helped me out.
— BTW, is you can’t place the blaim on management for the construction of houses that are being built next door to us, if anything it is the cities fault.

(Now called 5801 Winding Way Apts) Ran by Grupe Management. Save yourself the trouble and keep looking, at least I wish that was what someone would have told us. I am grateful for having a roof over my head let me say that first but the amount of problems here are unnacceptable. The list of problems we experienced here start with, horrible plumbing system/​not having consistent hot and cold water, a non-​working dishwasher (no drainage, plumbing), constant noise, no peace, and last but not least unprofessional management. We have had to deal with unnecessary drama caused by management as well as passive-​aggressive behavior w/​nothing ever being resolved because the property and area manager are in cahoots and have no one to answer to. The maintenance staff is ok. The apartments are renovated but the buildings are old. Things in the apartments start to fall apart little by little (towel rack, walls, ceilings, shower wall detaching, electrical system problems). The plumbing has been one of the main and constant issues. Water shut off notices every other week to no avail. Over a year same problems. Here they don’t enforce parking rules, they will give you a towing # to call and thats the extent of their concern. They are not gonna be there or get involved if problems w/​you and your neighbors or their guest arise because of the parking, keep that in mind.. They’ve had roaches around the complex for years from what I’ve been told by other tenants but when new tenants come the manager will blame it on other tenants to deflect the blame off of them. They have changed the name of this place multiple times, now we understand why. Just being honest, there are plenty of better deals out there if you have the time do your research. If your in need of a place to stay and this is one of your last options, I would just say get in and get out as FAST as possible

This may not be called Cypress Point anymore, but it is still a horrible place to live. Me and my two teens moved here in March. We had NO idea what we were getting into. The property mgr made it seem as if we were getting a nice quiet hardwood 2 bedroom upstairs unit, and that the ONLY issue was parking. What she FAILED to mention is that we will have no working hot or cold water, there are roaches, the dishwasher does not work, air conditioner keeps us at 90 degrees during the summer, there will be construction literally FEET from the window where both my children sleep (7 days a week for over a year), that we would be charged for water trash and sewage which I have NEVER had to pay for in an apartment in my life, and the list goes on. My rent goes up every month due to these utilities but no one can show me an itemized bill. Paying for water when I can’t get a glass of cold water or take care of my fish that I’ve had for 6 years blows my mind. I have had to call the county code enforcement because I am tired of them shutting my water off every other week, saying they are «Trying to figure it out». Because I am disabled and in pain, I do not sleep regularly and my room is the living room. Well with the non stop construction and banging, not to mention non stop stress, I have been getting no sleep, my health has gotten way worse and I just lost my job. Any attempts to reach anyone at the corporate level prove to be unsuccessful as well. I get told the same thing. «Its an unfortunate situation and we have been diligent in attempts to resolve this water temperature issue»
DO NOT MOVE HERE. They will charge you a HIGH deposit, accept anyone and you will lose all your zest for life and suffer like the rest of us.
