STAYAWWWWWAAAAAYYYYY, especially from 2454 S. Dearborn Unit #518. If I could give zero stars… I would. The worst management company I have ever dealt with but also the worst place to live in Chicago is 2545 S. Dearborn. The walls are paper thin neighbors are rude as mine had two BOSE systems in their home and blasted music or watched TV typically around the clock to the point in which my neighbor on the other side of me could hear and feel the vibrations. The psychopath weirdo couple next door paid zero attention to noise ordinance hours and seemed to go out of their way to abuse privileges knowing that because they have lived there for 4 years and according to managements defense… they have had no complaints on them so it was basically my word against theirs. I knocked on their door twice once was invited to view the two BOSE systems and secondly, my girlfriend was told by the big old guy that he would buy us ear plugs to be able to sleep at night at 12am. They argue almost every day about money and allow their granddaughter to scream at the top of her lungs with zero home training. Furthermore, I was told to call the police on them as it relates to the noise and once I receive a police complaint, they will then fine the couple!!! WTF??? After escalating this to HP Ventures and the Director of leasing, I was told that this was a hard one to prove. The dumb dumb female property manager at the time told me that I was hearing noise because my apartment was empty and that I should get a sofa and put it on the wall to trap noise. Problems did not start with the neighbors… problems started when I moved in and there was feces in the toilet the unit was half cleaned, the stove was filthy, cigarette butts on the balcony, bath tub jets, ect. I contacted management with the issues of all this and they had cleaning to come out and clean the place twice. Management took forever to put my name on the mail box, told me it was my duty and although I am receiving tons and tons of junk mail from the previous tenant I need to contact the Post Office and let them know… who.does.this? Unfortunately, problems persisted, the old nasty stove began to have a gas leak as expected. I had to call Peoples Gas and leave work to tend to this matter to be told by management that they could not replace the stove until their maintenance(who only come out once a week, which again… is ridiculous) accessed the situation?! I was livid, the stove was filthy and looked like they brought it from someone who cooked outside. Thanksgiving was approaching and I was to be without a stove even though Peoples Gas made the recommendation that the stove be replaced. Needless to say, after taking pictures and going back and forth per usual with management they agreed to replace the piece of crap with a brand new one. One of the best things that happened to my final month Feb. 2016, was that they replaced the idiot female property manager… best of luck to the new guy although he seems nice and competent and I think that he lives in the building. Its not so much the property managers as it is the company that has made no updates to the units since they took over. The units are barely basic for the price they are charging for rent with little to no upgrades and there is concern with questionable activity in the building. I finally decided to end my lease prematurely on a 18 month lease after just 4 months. I paid a serious price… and although I paid my rent up front in addition to a very heft security deposit… which I would NEVER do again, because basically by them having so much of my money they literally had me by the balls legally as I waived my rights to withhold rent until issues were resolved. They dragged their feet on releasing my rent money as it was not until they violated Illinois Tenant Laws yet again, by allowing someone to enter my unit for showing without proper notification(Oh yeah, I forgot to mention… once you tell them that you are leaving or sign the form stating as such, they instantly begin to show the unit, you will receive weekly emails and sometimes no email with strangers walking into and viewing you unit whenever they see fit.) Do not sign the form, create your own rules, its your RIGHT. Bottom Line. Save your money and either buy a house or move closer into the city for a much much better renting experience. Good riddens to such a s#it hole!!!

The units are nice but very expensive for the area. The maintenance guys are fantastic! It’s virtually impossible to get a hold of anyone. Frankly, it’s ridiculous. You call an office number and leave a message. Someone will get back to you if and when they feel like it.

I’ve live in a building that HP purchased a few years ago when the previous owners went into foreclosure. I have to say that since purchase, they have been a great property management company to work with. Maintenance guys are so attentive and friendly, always get our work orders done within days and our property manager is fantastic, always replies, follows up on our issues, and genuinely cares for our request and needs. Im not sure what the member above is getting at saying that the building is section 8, while renting to section 8 tenants has advantages to a landlord, no tax breaks are given for these rentals. I’ve met quite a few tenants and none seem to be section 8. I hope to stay for years to come.

Possibly the worst management company in the world. Basic maintenance issues go unaddressed for months. The leases contradict Chicago landlord-tenant ordinance in almost every clause. The company makes it almost impossible to contact them. Phones unanswered, emails unanswered. Half the building is over-priced rent. The other half is used as section 8 for the tax deduction. Any complaints Are met with threats of legal action, even though this is illegal. If you can find anywhere else to live then take it!

I lived with HPVG for over three years and I had a great experience. I lived at two different properties on the North Side. Talk about luxury. These units are gorgeous! High ceiling, hard wood floors, nice appliances, etc. Their management staff is professional and courteous. Although it was challenging at time to get a hold of them in the past I have not had any recent issues. Their maintenance staff is also excellent. John, is one of the nicest people i have ever met. He is always friendly and has a smile on his face. I would recommend HPVG to anyone looking for a great place to live!

This is hands down the worst rental company in the city. If you have ANY other options for whom to rent from, take it. They lied about move in dates leaving me homeless for 3 days, they are unresponsive when communicated with, and overall rude and inconsiderate. I put in work orders 3 weeks ago and when the repair man came to try and repair somthing, he said he couldn’t because the appliance was stolen… classy HPV Group, still NOTHING has been fixed. A practically criminal organization. Trust someone who has had many bad landlords in the past they are in a league of their own in terms of bad quality. Please do your self a favor and live anywhere but in a HP Ventures Group owned building!
