Pretty much the worst landlord I’ve ever dealt with. Shady and scummy he tried to change our rent mere months after move in then proceeded to enter our home without permission when we were out of the apartment. To top it off lied about it. Raised prices randomly. And stole money from our deposit without any proof or even telling us we owed for anything. Never fixed anything on time and left us two years with ants, centipedes and all kinds of bugs. Took a lawnmower to our vegetable garden. Currently he’s being sued… Just stay away form this scumbag and and yes he is most definitely racist!

Matt Greenberg is one of the only landlord’s I’ve know(besides my parents) that I find to be completely trustworthy. He works hard to keep his apartments nice and up to date, without price gouging. He installed a brand new deck to our back stairs, and has free building laundry — something I’ve literally never heard of elsewhere. I’ve lived in a one bedroom apartment in west town for a year, and he allowed me to extend my lease by 3 months so that I could match up the moving dating with my boyfriends lease. When I found out that I may need to move a month earlier than expected, he quickly jumped to accommodate me and show the apartment right away. I’ll be sorry to leave Matt’s apartments, but I’m definitely going to recommend him to any friend and perhaps down the road move back into one of his units! Thanks for your hard work and management, Matt!

The one star is only because Unilocal doesn’t allow zero. Matt Greenberg first didn’t confirm the appointment until 10pm last night. Red flag. Then when I showed up for the appointment he wasn’t there. I called. And called. And called. And called. And called. And called. And called. His office number, why? Because this jerk only provided his office number. Then when I said I would contact the Better Business Bureau, Unilocal,Google & every other service I received a call back. I don’t want to use the«R» word… But I am 97% his actions has something to do with my caramel colored skin… I wouldn’t suggest his services to my enemy’s next door neighbor.

I have a habit of moving every time my lease is up, which is at least once per year. As a result, I’ve lived in many apartments all over the city. My JAM Properties apartment was by far my favorite. From the day I looked at the apartment to the day I notified Matt that I would be moving out, I had no complaints. The two maintenance issues I had were immediately taken care of by Dimitri, the handyman. I never felt I was being ripped off with non-refundable«move-in fees» or outrageous laundry prices. Matt’s deposit is fully refundable at the end of the lease, plus he pays interest on it. Laundry is only $ 1 to wash and $ 1 to dry in the building I resided in. I had hardwood floors, and new appliances/fixtures in the kitchen and bathroom. Matt’s a laid-back, no nonsense landlord. The only reason I decided not to rent from him is that all his properties are in the Wicker Park/Ukranian Village area. I’m moving to the South Side. If I return to the North Side, I’ll definitely look him up for available apartments.

I rented from Matt Greenberg at JAM Properties for one year. I was moving to Chicago from Seattle, and found his listing on Craigslist, so I had to send some family to check the property out. Their photos and reports sounded great, so I signed the lease, even though I had never seen the place first hand, or met Matt in person! Luckily this story has a happy ending. The apartment was in a great location in the East Village, had really great hard wood floors, cabinets, and a dishwasher– basically every thing we were looking for. If there was ever a problem, we had the number of a maintenance guy who came right away to fix it, but the only thing we really needed him for was when the pilot light went out on the oven, and we were too stupid to figure it out. I really liked that we didn’t have to go through a long chain of command to get things done, and the guy who came was also a really nice dude. There was always hot water and heat, and the building even had free laundry! I was sad to leave the place, but it was just a little too small. We even tried to rent another place from Matt, but it just wasn’t in the right area.
