Post Oak Property Management

I could write a novel on Post Oak property; I gave them chance to fix their problems before reviewing them, but will now put this out in public. Let me sum it up:
1. Don’t let them tell you this is a review of the ‘old post oak team’ — this is current to the date of the post.
2. Don’t rent a property from them, but I guess when you read this, too late in most cases
3. Do not allow this company to ‘manage’ your property — they will do shoddy work, and will only care about issues if tennants are persistent. If you want a property to go to ruin, head on over there and sign up.
4. Rats — aparently not a serious issue for Post Oak.
5. Cat Hair/​Dust/​Filth around appliances/​radiators/​curtains passes a Post Oak property inspection on move in day
6. Customer service — treated like such an inconvenience to answer an email, let alone a phone call. Was sworn at on the phone when I was such an inconvenience (by a guy called John)
To sum this up — they also got commission on selling the house. New owner told us of all the things they decided to hold back until closing day. Just dishonest people, after the dollar and not the service they are supposed to provide. Avoid at all costs.

This rental agency is the shit. (ie: the best).
(1) reasonable rent prices
(2) important amenities like washer and dryer and central air make the apartments really comfortable and convenient
(3) incredibly prompt service when something breaks or goes wrong. I was living in an old apartment and one of the walls was crumbling because there was a leak in the roof — I sent in a maintenance request and the next morning, first thing, a technician was in to inspect the apartment (and cleaned up the mess) and the roof was fixed (which was a major renovation) within one week.
(4) super friendly and reliable

We have been extremely happy in renting an apartment managed by Post Oak. We were a bit nervous about working with a management company, because we had become accustomed to renting directly from unit owners. But Carol and the people at Post Oak were very buttoned up and a pleasure to deal with. We found them to be reasonable and flexible, and also very transparent and thorough. The maintenance team was very responsive and knowledgeable, as well.
I would not hesitate to recommend Post Oak to anyone looking for a good rental experience.

DO NOT RENT FROM POST OAK MANAGEMENT!
While I enjoyed my landlord on a personal basis, She was a witch when it came to business. First of all, she never took me serious because she knew my parents were paying the rent. That was extremely offensive.
The agency overall is a diaster. I love my apartment but there has always been problems. When my fridge had a massive leak, it caused my wood floor to warp. Post Oak never fixed my floors. When the ice maker and water filter broke in my fridge, they told me just to unplug the fridge for a day. When my dryer was not working effectively, they did not fix it.
They only take care of really huge problems. I have never had to fight with an agency so much.
Avoid renting from them at all costs! If you do rent from them, make sure that you submit all repairs on their website instead of emailing them. They will never address the problem unless its submitted through the website.

WOW! Not really sure where the 1-​star rating comes from. I guess people tend to only Unilocal about management companies/​tenants when they have a bad experience or something to rant and rave about… Maybe it has to do with the only other two reviews being posted by people who did not actually DO BUSINESS with Post Oak.
…I don’t know, either way our experience with Post Oak has been pretty awesome so far. The application and checking of references was pretty thorough, but that was expected as the place we rent is an owned condo… a REALLY nice condo.
The people at Post Oak have been a pleasure to deal with so far. Tina has always been awesome and super easy to work with (our main contact in viewing the apartment and setting up the paperwork.)
The maintenance guy, Scott, is the most thorough, professional, punctual, and experienced maintenance person I have ever dealt with, and I’ve lived in 6 apartments in the last 8 years. Our maintenance requests are always filled immediately.
I’ll admit, we did find Carol to be a little crass in our dealings with her, a little «rough around the edges» if you will, but overall Post Oak is getting 5 stars. They seem to run a tight ship and seem to be small enough that they actually care about/​have time to deal with all their tenants.
We’re very pleased with Post Oak and my 2 roommates and I agree that we would love to Rent from them in the future.

Honestly, I have to disagree with the negative reviews on here. I have dealt with Carol and find her to be much more kind and a very positive person. The whole staff is always very professional. However I have never rented from them. I use their management services, and really like them. I have been using their services for 3 – 4 years now and have not had one problem what-​so-​ever. I have also dealt with Kelly Hales there and she has been exceptional as well. For personal reasons I am soon ending my agreement with Post Oak, yet I am almost positive I will be back with them in the future. For anyone looking for a prop. man. company I think they are a steal. I never had one frivolous claim or weird or awkward maintenance issues. Just business as usual. Collect rent and send dividend really. Just keep everything functioning and the apartment rented. I am sorry for the others who have had misfortune, but I think it is unfair to say that it is like that for everyone. Clearly I can only speak for myself, but I have definately benefitted from Post Oak

I would never rent from this company or trust them to do property management.
I own a condo and contracted with Post Oak to act as a management company. The constantly «found» overpriced and unecessary repairs and expected me to pay for them. Things like $ 125 for a light cover for a light that is under a cabinet.
When I started questioning their «repairs» they decided not to manage my property any more. I doubt that they treat their tenants any better.

post oak was extremely flexible & knowledgable when helping me with my apt. search. their agent stayed within my neighborhood, budget & time constraints. i loved my apt.& post oaks service (they even gave me a freebie when i locked myself out on a cold morning). i recommend post oak to friends, co-​workers, ect. when looking for a new home!

If I could give this place 0 stars, I would.
Our agent (with C Gallucci) was wonderful and showed us the apartment a number of times so we could make sure. The agent told us the rent was negotiable so we filled out a lengthy application as a pre-​requisite, turned in our $ 1500 check + $ 70 application fee, thinking that this was the place.
Then a woman named Carol called us directly, basically laughed very condescendingly at us and told us the rent was NOT negotiable AT ALL and that she had never ever heard of such a thing. We said we weren’t going to take it at full price and she VERY begrudgingly gave the owner our offer.
The owner says they’ll take it and we basically take a few days to mull over our final decision. We say yes.
They say someone else has offered full price. Your check has been shredded. Sorry. Bye.
Granted, this could’ve happened anywhere because apartments come and go in the city but I really did not appreciate the way Carol and Post-​Oak Properties treated and manipulated us. Post-​Oak Properties has a LONG and arduous process for filling out the application. They obviously took advantage of our age (22) and expectations. We were under the pretense that when the offer was agreed upon, check was sent, the apartment was held for us– not put back on the market for someone else to bid a higher offer. We didn’t appreciate being told that it wasn’t «negotiable» when it obviously was– according to everyone from the owner to the agent… everyone except Carol from Post-​Oak Properties.
To add fuel to the fire, when I met with the agent again to look for another apartment, he said that Post-​Oak Properties never even told him that we were taking the apartment. Post-​Oak contacted us DIRECTLY and I suspect that this was an attempt to skimp on his commission and also because he would’ve negotiated for us.
Our agent took so much time and I feel terrible that Post-​Oak not only treated us poorly but him as well.
So in short, find another apartment and management company.
DO NOT DEAL WITH THESE PEOPLE. I don’t care how «wonderful» or «spacious» or «new» your apartment is… these people will give you a run for your money. This was not a cheap apartment by any means and I don’t appreciate throwing in $ 1500 to be disrespected.
