The Clovis court yard may seem a safe place, but looks are deceiving. My family and I moved into the 645 building a year ago, and the problems started immediately. Our down stairs neighbors turned out to be violent drug dealers. The prior tenants in our unit complained about it and were transferred away from them, then moved out completely. The landlord tried to have us do the same, but we had just started unpacking, and due to the fact that our air conditioner had failed multiple time during a heat wave forcing them to replace the heater/air conditioner unit. we now had a new hvac unit, and felt that it was wrong to have us move again anyway. I found that the prior tenants had an autistic child as well, just as we do. the people in the down stairs unit also have had sex in our hallway leaving used condoms on the roof outside my door as well on the ground at the bottom of my stairs on more that one occasion. The drug dealers started to use a CCTV camera with a listening device pointed at my front door area. I was verbally attacked for telling one of my other neighbors about the camera system, and when I informed the landlord, she told me that they could have it there and I could not even put up something to block them from watching and listening to us. I was attacked a second time for telling another neighbor about the system being there forcing me to call 911. the police told me that there was nothing I could do about it even though penal code 630 – 638 states different. the landlord again did nothing. I have since found that the drug dealers have had there lease renewed, although the Clovis court yard apartments as well as the property management company are refusing to renew our lease. The drug dealing and drinking alcohol as well as smoking pot in the hallway outside my door has continued, although other tenants have been evicted for that same reason. The Clovis court yard apartments lied to use about the water coming into the apartments, stating that the water for the pools, landscaping, and laundry were metered separate. They did not disclose that we were going to be charged for water, garbage, and sewer until after we were over half way done signing the lease agreement. I found that others were not even told about it until the bill showed up from a company called AUM. The city of Clovis informed me that there is only one meter for this property, and that the water usage has been decreasing. the bill in Feb. was $ 14,860.03, and the following bill in April was just over $ 12,000.00. They pay every two months, and tenants are required to pay monthly, and we were told that our bill was increased because there bill went up. Our bill has been going up since we moved in, and theirs has been going down. I found that an elderly person living alone has a bill larger that ours, and we have three boys. I have also been informed that another family of two has a monthly bill over $ 100. This property has underground water leaks in various places that have been leaking for years and they know about them, not to mention a leaking pool on auto fill that holds about 28000 gallons of water that has just been repaired. I was told by management that they knew about it. We have received multiple letters from management threatening to report us to a credit reporting agency if we do not pay the water bill, as well as a three day notice if we do not pay it as well. One family got a three day notice for not paying there rent in full due to the fact that the landlord used part of there rent to pay there water bill. anyone moving into the Clovis court yard stands a chance of have there credit rating adversely affected. The wash rooms have faulty locks and the safety lights make it so if anyone is in them they cannot see who is outside the door, even if they have there face up against the safety door. I witnessed two units in the 645 section being treated for bedbugs as well. The drug dealing traffic comes from the Clovis Sunrise apartments into the Clovis court yard apartments. the maintenance person from the Clovis court yard apartments brother is the maintenance person for the Clovis Sunrise apartments, and the drugs are coming from the unit across from the on site manager/maintenance person at the sunrise apartments into the Clovis courtyard dealers in my building number 645. I have video a photo evidence of this. The Clovis police have been informed over and over again. this is not a good place to live. I feel that the managements practices are unfair, and discriminatory. We are the third family with special needs children that are being displaced by the person managing this place. There may be more families going through the same thing.

I lived here for a year with my fiancé and two young children and experienced very few issues. We felt safe in our apartment, and outside of it. The grounds were kept nice, the only downside is the trees around the front that drop those dry, round balls, it would be hard to not trip the couple of days before the gardeners came. The pools were kept up throughout the whole year which was nice to see after reading a lot of reviews about other complexes not caring to have their pools in working order. We lived in the front, by the manager’s office, which I would say was the quieter, more calm side. I wasn’t too fond of being back by the alleyway. The manager, Kim was very nice, and took care of business in a timely manner. We had no problems, but we also gave her no problems. While we were living there, there were a few community events, an ice cream social, a get together with nachos, and they did a few things come holiday time. The maintenance was very good. They always responded if not the day of the request, the next day. Ben is very good at his job and very polite and professional. We were not screwed out of all of deposit when we moved out, Kim wasn’t the type of manager trying to take us for all we were worth. The laundry rooms were kept mostly decent, aside from residents just being careless and messy, but we never had a problem with messing with our things, but we also always did our laundry in the mornings when it was pretty much empty, which I suggest in any shared laundry area. Overall, I would recommend these apartments. I would live there again if we needed to.
