Here are the positives: Beautiful development with top-notch looking club house and pool. Also, the management team is always pleasant. That’s where it ends. The Negatives: Mold inside our unit when we moved in and re-formed several times. We keep our AC consistently between 72 – 75 degrees so temp was not the issue. A constant, and I do mean constant, flow of various bugs coming into the unit. Highly annoying and disgusting. Management seemed unable to fix. Raccoons and rats destroying our trash in front of our door on a nightly basis. The valet trash bins they provided were worthless against these persistent animals. The raccoons are aggressive and will fight for the trash so be careful. I eventually began to drive our trash to the dumpster and stopped leaving it out. Management placed straps on the cans at my urging but it didn’t help. The main reason this happens is because valet pickup comes much later than they say it will. I requested reimbursement for valet trash services but was declined and worse yet they continued to charge me each month. I have extensive video of the damage and aggressive raccoons at work. Email me if you’d like to see it: Cheap quality building materials. The place looks nice but it’s very cheaply made. Just lean on a wall. No hammers needed… you can push the nails into the wall with your bare hands. Absolutely ZERO cell phone reception. It’s so bad that they make you sign a waiver with your lease, but tell you it’s not a big deal and easy to work around. I had to pay AT&T $ 200 to install a mini cell tower in my apartment just to get service. The Conclusion: We chose Broadstone because it was so beautiful, but we ended up regretting that decision a lot. I previously lived at Gables Town Place in Boca and loved it. We will go back there. We asked management at Broadstone to work with us to find solutions to the issues, but they simply weren’t able to do so. Maybe there hands are tied by corporate management. Regardless, we had to leave the unit under duress after several situations with our children coming in close contact with raccoons. It just wasn’t safe there.

I love how fast maintenance responds. The gym needs to be maintained better. It takes entirely too long to get machines repaired. The doors slamming by the residents is SUPER annoying. Something needs to be done to prevent the doors from closing as hard as they do. This is my 3rd year living here, and over all I really like it!

Awful air quality. Mold everywhere especially kitchen and bathroom cabinets. They installed air vent that pumps outside air in every 5 minutes. Very noisy and keeps the plane humid which causes moe mold! Do Not Consider this place. Do not be fooled by lovely pool and look of the place. You will be moving out after one year. I had to move out early to not get any sicker from the mold.

I haven’t lived here very long, but so far, my wife and I love Broadstone Cypress Hammocks. A LOT. It has at least met and in many areas has exceeded my expectations. It’s beautiful inside and out, and very impressive in both looks and amenities. I came home from Afghanistan and got out of the United States Marine Corps last year just to come back home to a crappy apartment in Boca, so I decided it was time to start enjoying life since I made it back in one piece… Let me say that Broadstone is the first place I have ever lived that actually makes me proud, and truly happy. Every time someone asks where I moved to and I tell them Broadstone Cypress Hammocks I always get the«Ohh, that new place? I know where that is, damn! That place is nice!». It really is luxury living, as advertised. My neighbor has a $ 220,000 Mercedes SLSAMG haha. Price is very fair too. The same price in Boca gets you way less square footage and a property that was built(and decorated) in the 1980s. I feel like my money is very well spent here. Haven’t had to deal with maintenance yet, but Melissa and Loquita in the office are awesome. Friendly, helpful and very«human». Not that«stiff, robotic, salesman-hunting-for-a-sale, I-don’t-care-wether-you-live-here-or-not» feeling that you get at a lot of other places. I’d say the average age in the community is about 30. Its a pretty young demographic so you do get the occasional loud car at night, some loud music, people having fun at the pool, etc but I’ve yet to have a problem and the volume tends to come with the weekend. I get it. Personally, I like it. It’s an upbeat, energetic environment. To the other review on here saying there’s mold… I have a slight mold allergy and I haven’t gotten a single sign of being sick — at all. Also, this is South Florida and you’re west of the Turnpike… you’re going to see a bug or 2. Some things I really like: –Appearance/first impression –Trash valet service –Gas grills –Huge pool –Amazing outdoor pool area –Theater –Granite throughout –Island in the kitchen –Wood tile –Newly built everything –Cleanliness inside and out I could go on about how much I love Broadstone Cypress Hammocks. Just take a tour, you’ll understand why.

If I could rate this place a zero, I would! It’s absolutely horrible! The best way to describe it is «lipstick on a pig». It looks beautiful from the outside but built poorly with cheap wall materials, cupboards, carpeting, and tile. The worst part of all you ask? THEPLACEISFULLOFMOLDYAPARTMENTUNITS! I know six people thus far that have mold in their units! I also know someone at their Boca complex that has it as well. STAYAWAY if you want to avoid headaches and a terrible living experience!
