I rented from Landis for 2 years in an apartment just off Campus. The area was bad(a Molotov cocktail was thrown in an apartment down the street while I was living there) but the rent was super cheap and the place was decent. I still consider it a deal because 1 block closer to campus and you will pay a couple hundred more for the same quality or worse. During the time I actually lived there, I was very pleased with the company. I had a 5 day grace period to pay my rent, major maintenance jobs were handled quickly, minor complaints got taken care of, the guys who did the work were nice and helpful, and I even was Ok with the office people. I would have probably given them 4 or 5 stars before I tried to move out. Going into my senior year I had some friends that wanted to get a house together but couldn’t commit to me being one of the residents. By the time they finally asked me I had already resigned my lease with Landis. I would have stayed with Landis if I had a roommate(it was a 2 bedroom place) but mine had already chosen to move elsewhere. I explained my situation to the company 60 days before my new lease kicked in and asked to be released from it. They said it wasn’t possible, that I was committed. They did not expect to encounter a college student who knew the ORC as well as I did. I found someone to rent the apartment within 2 weeks and talked to Landis about simply transferring the lease to them. Landis grudgingly did this and the person moved in with no problems. However, when I should have gotten my security deposit back I received $ 350 less than was expected. On my invoice it listed a $ 350 early termination fee. Seeing as such fees are illegal I requested, in writing, a refund from Landis. Landis could not have hoped for a better tenant than I was. I treated the place like it was my home and left it in superb condition. Yet it took multiple calls, letters, and finally the threat of a lawsuit to get my money back. All I have to say is this, Use at your own risk. You may be lucky and get the experience I received for my first 2 years, or you might find the monster I found the next year of fighting it took to get my money back.
