*Animals: The VITW allows pets. The problem with this is that they do not enforce their clean-up policies. This means that you can expect copious amount of animal feces all over the grounds at any given time. They also do not properly clean carpets so new tenants get/may have to deal with fleas left behind by previous residents. *Five dollars a month per car to park on the property. This is greed and exploitation, pure and simple. *Move-out handbook: When you sign your lease, you also agree to follow their move-out hand-book procedure, which they do not provide at time of signing. And its subject to change whenever is convenient for them. This move-out handbook will make you responsible for repairs that are not your fault and for carpet cleaning, regardless if they planed on replacing the carpet or not. $ 50.00 *Maintenance = JOKE! Once every 3 to 6 months, the sewer line backs up in several buildings. At least one ground floor apartment will have sewer flooding in the floor as a result. Plus unexplained holes on sides of buildings will also overflow with sewage running down sidewalks and lawns, Office will not clean up outside mess, is slow and sloppy to clean indoor mess and will do NOTHING to fix the underlining problem. Furthermore, normal maintenance is half-assed. Genuine concerns such as the appearance of mold is painted over instead of cleaned. At one point we were asked to sign a waiver releasing them form liability the event we develop any health problem as a result of certain chemicals they planed on using for a repair, but were simultaneously verbally told said chemicals were perfectly safe. *A/C Vents and unit as a whole are filthy. They will not clean them. *In the event of a major repair, such as a water pipe bursting in the wall they will refuse to replace the drywall and soon mold infests the drywall. It was painted over instead. *Lighting fixtures in both pools continue to detach themselves from the wall. Office does not have them repaired properly, simply ask the residents to leave the pool. Insufficient pool-cleaning, chemicals also readily apparent. *Rent constantly increases out of proportion at time of market rate at time of signing. Water bill is three months behind. *Agents in office have high turnover. As in I see new faces in the office at least once a quarter. They give conflicting information. Fail to properly schedule requests or are last for appointments that they schedule. Leasing office takes a week or longer to give you a signed copy of your lease. Which they say is legal with just your name signed but argue that point when they want to increase your rent a week later. *Insufficient drain systems leads to ankle deep flooding on sidewalks when ever it rains.

This is the WORST place on earth. im surprised no one has said anything on Unilocal yet about this… I used to live here. the management is horrible, then never get back to you. There is a pest and rat problem. They tow cars left and right even if your up to date on your stickers but one is peeling. theyll tow it. the gates are always broke and weve had property and a car stolen from this apt. they tack on all kinds of fees($ 3500) and improperly evict(over $ 2.77) STAYAWAYFROMTHISPLACEANDTHESEPEOPLE!

They are really decent apartments for what we pay. They have 2 pools and I wish they kept them open more, but they are always clean. The property is well maintained and they seem very friendly at the front desk, and I have gone up to the front many many times for all sorts of things. They have a beautiful website and you can do things like pay bills on-line, but you can also instant chat with them if you have a question about a rule or something. They have fees for simple things like 10 dollars for each car just to sit in the parking lot, non covered, but overall it is a heck of a lot cheaper than some of the other places in this area and way better overall.
