The Arts Apartments

Nice apartments on the edge of downtown. If you work in east downtown, as I do, the location can’t be beat. The complex is well maintained and the apartments are nicely finished. The staff is friendly. They also host resident events fairly often, though admittedly I haven’t been to any yet. The arts won’t win too many charm or character points, but I’m happy to come home every night and not deal with the bs that I’ve had to deal with at other places.

As a resident, my utmost concern with any apartment complex is the management and how they treat their residents. A pretty building with amenities means nothing if residents are treated poorly. However, I am happy to report that while I have only lived here a short time, I can attest that the staff and management are very attentive to their residents and have been prompt in their response to needs and concerns.
I submitted three separate service requests, all of which were completed the next day, and when I had a larger issue with parking, it was immediately brought to the attention of upper management. The Arts Apartments/​Berkshire Communities reached out to me and worked quickly and cooperatively to address my concerns and provide resolution.
As for the pretty building with amenities, the Arts provides that and more. The fitness center, pool, and clubhouse are well-​kempt and usually rather quiet, so I haven’t had frustration with not being able to use equipment due to overcrowding thus far.
Also, the location is ideal because it is located with easy access to major highways, while still being fairly quiet. It is within walking distance to restaurants, cultural venues, and public spaces such as Klyde Warren park. Uptown is also a walkable distance if you want a change of scenery, and all that downtown and Greenville Ave. has to offer is also very nearby. The D-​Link has two separate stops within walking distance, as well as the DART station, which is only half a mile away.
If these sound like factors that are important to your quality of life, I’d highly recommend checking them out.

I have lived at The Arts Apartments for two years, and I have LOVED it! The only reason I am moving is because I will be moving out of Dallas. The Arts is located in the heart of Dallas’ Art District. You can walk to the opera house, Wiley theater, and Klyde Warren park along with several parts of downtown and uptown. In the actual apartment, you get 10 foot ceilings, hardwood floors, dark cabinets, stainless steel appliances, and modern light fixtures. For everything you get with this complex, the rent really is a great deal. There are un-​updated apartments nearby that charge the same if not more in rent.
You get much more out of The Arts Apartments than just a nice living space. The staff is FANTASTIC. Tracy is a phenomenal manager – so incredibly helpful. The manager before her was phenomenal as well. Berkshire has a very high standard. Jennifer is one of the friendliest people you will meet and is always happy to lend a hand. Shara remembers the last conversation you’ve had and will follow up with you on what is going on in your life. They are all fantastic! The Arts Apartments has a Cares team that plans events and even gives you breakfast sometimes on your way to work (that’s by far my favorite event!). The maintenance man is incredibly nice and very expeditious with fixing any issue you may have. Whenever I call in a maintenance issue, it is fixed within 24 hours.
This complex is one of the safest places I have ever lived. If you are wanting to move downtown but are worried about safety, you should definitely move in to The Arts Apartments. I had a friend call this complex Fort Knox because he accidentally let my keys in my apartment while I was at work and had no way to get in. It is seriously so safe. No one can get into the building unless you physically let them in the door. You live within a building, so you’re totally safe inside. I would definitely not recommend doing this, but I accidentally left my door unlocked once. Nothing was stolen. Nothing was moved. Such a safe place!
I wouldn’t be being realistic if I did not mention the down sides. There are really only two I have noticed and neither are shocking or specific to this property. I live off of the courtyard with the pool which can sometimes get a little bit loud. Usually, it is only loud on a Saturday towards the beginning of summer or if someone has a party. Secondly, the parking situation kind of sucks, but that is easily fixable. They do not have enough unreserved (free) spaces for all residents in the building within the garage, so if you come home after about 8:00 PM, you may have a difficult time finding a parking spot. I ended up buying a parking space after a year ($ 50 for one space per month/​$ 75 for a tandem space), and I LOVED having the parking space. It solved all of my parking woes.
Given all of the options for apartments in this area, I would recommend The Arts over everything else!

Management of the building changes every few months and not for the better. They keep getting less efficient and more rude with each transition. There is one who is particularly rude and extremely abrasive. She has been rude to us, our guests, and other tenants. She likes to speak in a very derogatory manner to everyone. Any time there is an issue you will get different answers from the staff which are quoted as policies but then do not have the documentation to back them up. If you are looking for places downtown, I suggest you look elsewhere. Any situation that came up where you are in need of help they just blatantly lie and give you lip service to get rid of you. I had management say to me and I quote «Everyone breaks the rules here» is what the manager told me and this is a manager, wow. Their management is passive toward its residents until you have to pay them fees and then they are all over you until you pay and don’t forget their abundance of late and hidden charges they might have gotten their policies from a cell phone carrier. Will never recommend anyone rent here. I have two other colleagues in this apartment building that are also moving out because of similar issues. Stay away! I lived here for 3.5 years and was one of the first residents to move in. I chose to renew my lease several times because I was too lazy to move out despite the big rent increases. However, I was happy living here because it’s actually really nice.
I started out paying $ 840 for the second biggest 1 – 1, which was about 800 sq ft with a balcony. I knew I was getting a great bargain my first year, so I accepted my rent would eventually go up. Each year my rent would increase about $ 100 – 150 until I moved out at $ 1280. I would have stayed, but I broke my lease midway because my psycho exboyfriend moved into my building!
Compared to other apartments around Uptown/​Downtown, the Arts is on the better end when taking into account buildout quality, management, maintenance guys, and location. I actually liked the fact that visitor parking is so limited. There are only about 7 spots, and one is reserved for handicapped. This is an easy way to keep out the riffraff because there’s no place to park and they really do tow if you park in the gated resident spots. I paid for my assigned spot and never had trouble with parking.
UPS and FedEx were really good about leaving sticky notes on your door, and the leasing office was very consistent about leaving voicemails and emails about packages for you in the office.
Gym is adequate. Has washer/​dryer connections which I liked because I had my own. Forced valet trash is $ 30/​month. Utilities were freaking cheap. Has Uverse connections! Walls and floors are insulated well for sound and heat, so I never heard my neighbors for the 3+ years I lived here.
Most residents are young professionals 25+ and very courteous about noise and pets. Thankfully, there was no college dorm experience here, and it’s probably because the Arts is too far away from the bar scene. However, One Arts Plaza is next door, and I would enjoy dinners at Tei An frequently. Lots of food trucks park on Flora, and it’s so nice to live in downtown without all the downtown noise and traffic. I would live here again.

Guest parking is mainly street and $ 3 lot parking but it makes it very hard for non residents to enter the building. In my book that is great! The Arts is located right in the middle of everything and, being able to use the e-​frog golf cart service to get around anywhere has been super awesome and cost effective! They just work on tips! The coffee bar in the club room is great. Saves you money and can even do a latte. I love the area, amenities, my apartment, and vibe of being part of the Arts District.

Just called The Arts Apt in Dallas TX for pricing, before I could get an answer, I was answering questions as if I was applying for health coverage. I hung up before I found out about their pricing. Any corporate red tape like that can’t be a good place to live with.

I would not recommend anyone living here!!! No way to allow guest to enter unless you come down, not even 911 can enter unless someone let’s them in, no visitor parking unless your a future guest and there is only 4 spots for that. Walls paper thin, can hear neighbors and the traffic from the freeway. hot water last 5 minutes, I would not live here for free. Attempted to ask management a question about the lack of police access and parking and they were rude. To say this is a downtown apt, I’ve seen apartments in less desirable areas that are better managed!
