The Icon at Ross

I have lived at Icon for almost two years and have had a great experience. Every time I had any maintenance issue someone has arrived quickly and takes care of the problem. Management is very friendly and respond timely to any inquiry.

I really feel bad even writing a negative review and waste my time. but stay clear away from this money greed making place… just to say no matter how u feel about getting approved they will take your 50 dollars for application fee as if they robbed u at gun point. just an awful expirience. do the right thing and u won’t get negative feedbacks over 50 dollars

Move here at your own risk. Upper Management is horrible and they will do whatever they can and tell you whatever lies they can to get you here. They say the area is up and coming but its really just a nice apartment in the middle of a bad area.
I filled out an application and paid a deposit because I decided to not listen to the reviews and try it out for myself, more so because they kept telling me prices wouldn’t be this low again (but months later still the same price) I had always driven by the apartment during the daylight hours, so I decided to drive by at night. There were a lot of homeless people walking around the apartment. Behind the apartment there’s an alley that has people doing very subjective things. I like to run outside and I just didn’t feel safe. It’s very accessible, there are ways to get in without someone letting you in and a resident also informed me of all the car thefts in the area.
After reviewing and contemplating about my safety, I decided not to move here. They rushed me to fill out the application and told me it was to hold the apartment but if I changed my mind I could cancel and they would refund me the deposit. When I cancelled they REFUSED to give me my deposit. They said canceling forfeits the whole 400, which was never told to me in the beginning. They told me the complete opposite. This tells me they don’t base their business on honesty and anyone looking to lease here tread lightly. Do your research before even thinking about filling out an application because they will steal your money.

I’ve had a great living experience at the Icon. Awesome staff and maintenance responds timely to address any issues. They are always having events for the residents, which is a lot of fun. The location is great! The apartments look beautiful. The new management team does a great job! No complaints from me.

Yikes these reviews don’t reflect my experience at all. Any chance management has changed? Awesome new building and facilities, great price, easy parking. Can’t really ask for more personally. As far as the neighborhood, you get what you pay for. I, for one, refuse to pay the extra $ 300 a month to live on the other side of 75 but I don’t feel unsafe here, it’s quiet, and I’m close to everything. No RAG-​RETS.

Absolute rudest staff I have every seen. The lady on the phone laughed when I mentioned their Unilocal rating saying,“Yea, it’s one of our things”. The parking and driving around the area is impossible. The building looks nice in the middle of a giant dump. It is a wonderful target for break-​ins and the gates are not that secure. One can get in and out without needing the entrance card if you put some muscle on it. In fact, either the office is lying about losing several packages or they have had break-​ins lately. Please find somewhere where the staff has some pride, respect, and intelligence, this is not that place.

This place doesn’t deserve a star. The management is completely rude and will not own up to their mistakes, which results in tenants having to pay for it. Please do not live here. We are leaving once the contract is over and I cannot wait.

Pretty awful customer service. I have been a resident for the last two years and while their service has never been great, I did not mind it so much due to the relatively low rent.
However, ever since Simpson took over, not only have their services gotten worse (automatic pay not working, charging water bills separately but not allowing that payment to be made online, etc.), the service people have gotten ruder.
I referred my friend to the apartment and the lady at the desk refused to show my friend the apartment unit before signing the lease. I understand that there may be certain internal guidelines or provisions that prevent them from showing units that are not «prepared,» so I am okay with that. What I am not okay with is the agent’s attitude — she pretty much said «well, since it’s so cheap to live here, we can get away with this, people still apply here.» What kind of customer service is that? It’s outrageous.
Also, when I tried to confirm the referral fee, she said there was only $ 50 even though the lady I spoke to a couple hours prior said $ 250. I asked her to check with her boss, and when she did, she came back saying «oops, I guess it’s $ 250» without any apology whatsoever.
The team at Icon at Ross is unprofessional, inefficient, and worst of all, rude to its residents.

I’ve been a resident of this community since early 2012. As a matter of fact, I’m the only person to ever live in my unit. While there have been a few glitches and inconveniences along the way, things have certainly gotten worse in the last few weeks since being acquired by Simpson Property Group/​SHF I Icon, LLC.
Their welcome letter stated, «…we will continue to earn your loyalty and trust. Look for additional announcements, welcome bags, and an invitation to a meet-​and-​greet event». We, the residents, haven’t heard a peep from them since June 6^th when the Tenant Notice Letter was left on our doors. I can think of at least two times, when other notices could have been sent out.
1) When cars, around eight, were broken into two days in a row. In every apartment complex that I’ve ever lived in, after such a large rash of burglaries, noticed were sent out to warn residents. When I spoke to the apartment manager, she said that that’s not standard procedure and it is not advised that they not do so. 2) When they completely changed the way we enter and exit our parking garage. There were lines of cars, all day, waiting to get into an in/​out gate that had been changed to an exit only gate. A sign was placed there after a while, but it still resulted in lots of people trying to put their cars in reverse to back out of the way. I’m surprised there were no accidents. It was a mess. Management said it was done to deter tailgating by non-​residents, but it would have been nice to have been informed at least a day in advance. We, as paying residents would have liked to be in the loop about what was to take place. There would have been far less confusion.
When I asked a leasing agent/​manager if he knew of plans to hire a patrol firm, he basically responding by saying that he’s not sure, but it’s unlikely because it would only make people more «comfortable» and maybe they’d start to leave valuables in their cars more often if we had security. He also said that break ins are just a common occurrence that takes place everywhere, «so who’s to say it won’t happen if we had security». He posed this question to me, «if we had security on the first floor, do you think that’s gonna stop someone from breaking into cars on the top floor of the garage?» What a poor way to empathize with a concerned resident. Then he goes on to say that security might make residents feel safer, but it may not necessarily cut down on the level of crime. And there I was, thinking that a management company would want their residents to feel more safe and secure. Perhaps I was wrong. I also asked about the cameras, whether there are enough or if they are strategically placed. The «lead» manager admitted that the film/​footage is «fuzzy» and there probably aren’t enough camera, and they’re «looking at what changes need to be made». I will be looking out for the installation of new and improved cameras. Let’s see how long it will take for them to execute a the camera strategy that they are working on. I also wonder if we will be notified if the changes.
When the «lead» manager (presumably) added to the conversation, she seemed more interested in spouting off her twenty years of experience and how things are done, that she failed to truly listen to my concerns. She was battling expected objections, instead of addressing/​handling the ones that I was trying to express. Her responses were all defensive. She even said to me that «NO transitions of ownership are EVER smooth». While this may be true, some transitions (in all situations) are smoother than others. It seems that they were simply not prepared for this one.
If nothing else, they can at least try to get on our good side by keeping the hallways clean and free of stains and pet excrement. That’s a start. They may also want to plant some grass on the Flora side of the building. The «projects» nearby have better landscaping than we do, and these are suppose to be luxury apartments. It seems that that would have been near the top of their list, to make sure that this place is always aesthetically appealing.
I have a poor impression of Simpson Property Group/​SHF I Icon, LLC., so far. I’m interested in seeing how it’ll all unravel. I do hope that it gets better, and that their learns to listen to our concerns, ask sincere questions, try to put themselves in our shoes, apologize without blaming, actively seek our feedback, and work on solutions quickly. That’s customer service. Perhaps this isn’t normal behavior/​procedure for these guys. But if it is, then It seems to me that a customer service refresher course is need by those currently employed by this company.

I’ve lived here for 8 months and overall I love the complex. Anesa in the front office in particular is great — and the rest of the staff has done a good job.
The reason I’m not giving 5 stars is because my fiancé’s car was stolen out of the garage a few months ago — I was LIVID when it was stolen and so mad at the complex… I couldn’t believe it. However, they did have security footage and turned it over to the police, and they took measures to close off the back entrance to make it exit only which is the gate wanderers would typically enter through. There were also a few other cars broken into around that time, but the fact that they took steps to remedy security made me feel better. The police officer also told me criminals rotate every couple of months to different apartment complexes in the area so I guess it’s just as likely to happen at other nice complexes downtown.
Overall I really like Icon at Ross — convenient parking on your apartment level, granite counter tops/​nice closets, nice gym, and good front office staff. I’d renew my lease here.

«Valet» trash that they charge extra for every month is a joke. They fine you if you don’t leave it out at their exact appropriate times.
Corporate and management are extremely dismissive and my eyes have now been opened as to why the entire office staff is gone from when I first moved in and it also explains why everyone is moving out. I will not be referring any of my friends here any longer.

Very simple, DO NOT Move into this property. Noisy, incompetent management, car break ins in the garage very often, there’s no sense of security around the property. Don’t be fooled by the look of the apartments, IT“S NOT WORTH IT! I’m currently a resident and counting down the days for my move out.

I lived here for two years and it was an okay place. However, once we moved out, we were charged huge, outrageous fees that were unreasonable and ridiculous. I would strongly recommend NOT moving here because of the way the move outs are handled and how they try to take advantage of you and strong arm you to pay money you do not owe with threats and harassment. I have never once had such a terrible experience with a complex like this before, and I have lived in many rental situations.

This place is unbelievably terrible. There is one staff person who is competent, and she is the manager. Staff overturns very regularly. Appliances break down, and they do not repair or have any urgency to replace or fix them.
They do nothing about people letting their dogs urinate or poop in the hallways. I am a dog owner, and love my pets, but I clean up after them. The urine can sit in the hallway, sometimes for a week.
The elevators break down at least weekly. I’ve been stuck in them, but they don’t actually get them fixed. They just «reset» them.
The cost is not justified on this place at all. People are screaming and yelling out by the pool. They have random security that works at the building, but is not usually there.
This place is trash. Go anywhere else.

I’ve waited 1 month to write this review and I just have to say, I LOVE IT HERE! I searched a lot for the perfect modern apt near downtown and this is definitely the one. From high ceilings, to wood flooring, high end appliances, hanging light fixtures, amazing wood work in cabinetry, quartz countertops, and a beautiful tub, how could anyone complain? Seriously! There’s also trash pickup right outside your door, a parking garage for everyone (guests too), bright lit hallways so you feel safe walking at night, and it’s also been pretty quiet so far. I’ve not had any problems with the staff. Every service request has been taken care of immediately and professionally. If I really had anything negative to say it would be that I wish they would recycle. That is all.

I live here now. In 3 months, my a/​c has been broken for a week. There’s constantly noise out at the pool. There is supposedly an officer on duty ²⁴⁄₇ but if you make a noise complaint it takes him an hour to respond. (I’m not exaggerating) i could understand people having fun on a friday or saturday night, but on a monday or tuesday? and no one is doing anything to stop it. My car along with 4 others got broken into last night, and we arnt even being given the option of them paying to get our windows fixed! Even tho we pay extra for a damn «gated garage» and a «24÷7 patrol». If you know like I do, don’t come here. I’m stuck with 7 more months of this. The Village. I lived out there for a year, and felt safe, secure, and happy with everything.
