Invited to preview resort with incentives that turned out to be not what was offered. Drove 7 hours for 3 day stay. Accomodations OK, not great and rest of resort was adequate. On beach but no chairs or lounges provided. 3 hour presentation resulted in fast talking pushy agents trying to sell the resort and area as a prime vacation place. If you like to share your beach with cars and dogs this is the place for you. No restaurants on premises but some good ones nearby. Area is still a little sleazy especially en route to Daytona area — lots of stores and restaurants out of business. Visited Daytona Flea Market, nothing to write home about and lots of stalls empty and vendors complaining about ‘no traffic, so no sales”. Would not be our choice for lengthy vacation!

Well today is Wednesday and not one person has asked us if we would like to move to a better place although I emailed RCI and left word with the front desk we would like to move if possible. All in all this is a beautiful resort and it’s kept very clean. During our promotion visit they ran RCI down pretty badly but I guess they all do that. We did get to see their two and one bedroom units and they are beautiful too bad we couldn’t have one. I enjoyed the indoor poor and hot tub last night… my only complain is it is located right beside the front door and everyone looks at you in the hot tub.

I stayed with one kid in a efficiency deluxe one bed room with oceanfront view in the south bldg which is only two year old bldg. very quiet. felt safe and the suite was excellent! The think of all your needs and the suite is super clean. loved the dryer washer the best. July 18 – 202014

I stayed at this resort with friends in May 2014! This resort was very well positioned on the beach allowing for three points of access to the beach, two private from the resort and one public to the left of the resort! The resort itself was under construction when we were staying there, but there was mini golf, shuffleboard, and ping pong available for free as well as a pay per game pool table. The room was a single bedroom and bathroom with a full kitchen and small deck but the room was extremely clean and nice to stay in! The resort had two pools and two hot tubs, each with one outside and one inside! The resort hosted special events and activities each day of the week ranging from ping pong and mini golf tournaments to bingo and Rootbeer Float Socials! The possibilities were endless! The staff was very friendly and accommodating! Each building included a small rec room that had a TV and couches and such. It also contained business areas and the north building contained a small arcade as well as a small arcade room! Overall the stay was amazing and I would stay here again if the opportunity provides itself!

We had a reservation, had to hang out in the lobby as they checked with house keeping and reported back with They’re still working on it or they have to change the mattress on the sleeper couch. Two elevators for all seven floors and wings. Elevator does not go to the parking garage. The Internet was virtually non-existent. We had to go to the lobby to get a strong enough signal. There is reportedly a relay in the cupboard over the stove and an employee told me that I could unplug it and replug it to «reset it» for a better signal. That didn’t do any good. You can’t get the luggage cart into the one bedroom as the angle and size of the door requires that you unload in the hallway. The bedroom is on the hall side, had to keep the curtain shut as anyone can look in as they’re walking down the corridor. Couldn’t sleep comfortably on the bed or pullout bed. Didn’t bother with the pool or the jacuzzi as the kids were in them constantly. Something positive;The beach access is nice, the employees were pleasant. Will not be returning to this«resort»

3.5 stars. This review is solely for the Royal Floridian South annex building, which doesn’t have it’s own Unilocal page. Hopefully I can put it under here! Second year vacationing down in Florida and while I loved New Smyrna Beach the previous year, Ormond was really beautiful and clean and had tons of dining and cute outdoor scenic areas nearby. So, the location(right at the line between Ormond By the Sea and Ormond Beach), is perfect. For the resort itself: PROS: –Building is right on the ocean. We didn’t have oceanfront, but rather oceanview which was still okay and considering it was Memorial Day Weekend, I can understand the difficulty in trying to accomodate everyone’s requests. –Pool, tiki bar, mini golf, b-ball courts, grill, patio, etc. Tons of stuff to do. We actually didn’t even go in the pool once(see CONS for this), and in fact we didn’t take advantage of any of these amenities now that I think of it but hell, if you’ve got kids, this place is perfect. –Parking is underground. I can’t stress how awesome it is to get in your car and not have it boiling hot from the persistent Florida sun. –Rooms were clean, spacious, and the kitchen had tons of counter space. –Friendly, helpful staff. When we had a problem with our key access card not working, they handled it swiftly. –Wooden steps directly to the beach! Plus, there were usually enough resort-provided chairs to go around. CONS: –For the pool, I agree with the general consensus that it is just too small for the whole resort. And, it’s mostly kids splashing. This is why we opted for the beach instead. –While the rooms were clean, there were little things that bothered me(not enough to ruin my vacation, though). For example, the caulking/glue was visible around a lot of the bathroom fixtures. The toilet paper dispenser and towel racks kept falling out of the wall. The bedroom was right at the entrance so the bedroom window had to constantly be closed for fear of people seeing in. Kind of felt motel-ish. Also, the balcony was too small. –Lastly, NOSMOKING on the premises. I could understand not allowing it indoors so it doesn’t stink up the furniture, but as two grown adults, we should’ve been allowed to enjoy a couple cigarettes and cocktails on the balcony at night.

I love staying at this place, and have been coming back for over a decade. I’ve stayed for spring break, christmas/new years and during August. The staff is amazing and really helpful. Steve in particular is great at mixing drinks at the tiki bar. I never get tired of the mini golf course or the beautiful ocean views. I normally stay in the two bedroom lockout which is great when traveling with a lot of people or with another couple. The recent renovations really improved the units and pool areas. My only complaint is that it’s a little far from the boardwalk area, which is a downside for college kids that want to go to the bars and clubs.

Stayed here for a few days in late May. Toilet issues in the master bedroom but the staff worked very hard to accommodate us. Very close to great restaurants and right on the beach. I’d go back again.

This property is ocean front in the heart of Ormond Beach, FL just south of Daytona Beach. They are also participants with RCI; however in my opinion they are not up to the standards of RCI’s clients. Our inital room was a disaster from the second we walked into the door — moldy bathroom, smoking room with not 1 opening window, and just a major lack of up keep. After much complaining to the hotel and RCI we were moved to a ocean front room and this room was 100% better. However, the entire property is just out of date and in need of major renovations. Nicholas at the front desk was really helpful and cordial.
