This is the first tagline advertised by Arbors«The Arbors at Breckinridge offer a serene community lifestyle that is second to none.» I’ve been in this community for less than 60 days and it has been ANYTHINGBUTSERENE! Hello false advertising. The lease will indicate a noise curfew but the complex does barely anything to uphold it unless you call security and report your neighbors. I guess the only reason they even have a curfew is because of Gwinnett county ordinance because I was also told to call the police if the noise was after hours. The first week we moved in our neighbors had an extremely loud party — I may have well been at a frat house. Security came to break it up and the noise ceased for all of a half an hour and began again lasting until 5:30am. My other neighbors have also experienced the same noise, on multiple other occasions and between the two of us, we have complained multiple times. As others have detailed, the building structure itself is older and the walls are VERY thin. You will hear EVERYTHING your neighbors do. All in all the management’s response to this noise has been to write a letter, or maybe multiple and fine them. Doing the same thing over and over expecting different results is the definition of insanity right? Guess I’m insane here. On that note, it is evident to me that management operates on some kind of commission structure because there is an outrageous fee tagged on to just about everything. Don’t be fooled, the amenities are not free with your rent. There are fees and/or additional deposits to use those too. If your rent is late even less that 24 hours it will cost you $ 105.00 and you will get a LOVELY letter on your door basically threatening to take you to court and to take possession of your property. Which brings me to point 3. This week my PARKED car was hit by an underage boy who decided to take his family member’s car keys and go for a ride — happening on Arbors property. Hitting not only my car but another. Between trying to work full time, take care of my 3 year old, deal with insurance claims and adjusters this week — I lost track of the date. Holy cow, I’m human and something slipped my mind! Needless to say my mind was elsewhere this week and unfortunately for me I made the poor choice to forget the date. I thought Friday was the 5th rather than 6th. I paid my rent the morning of the 6th(not even 24 hours late) and was hit with a $ 105.00 fine. I called management to ask that they waive/credit the fee considering they were aware of the accident that occurred on their property and thought maybe they would give me a break due to the circumstances.(Note: All their payments are automated and you can’t partial pay what they input into the system…). I was told they can’t remove the fee. WOW, thanks for the excellent understanding and assistance. If you want any customer service from your apartment management/complex this is NOT the place for you. Corporate policy rules and apparently corporate doesn’t allow their local management to address anything happening on the property. I’m all for central led governance but there has got to be some local governance too here folks. This complex is run by NALS corporate office. Everything about the experience here is corporate, from the lease to the non-existent customer service. Don’t let their advertising and sales teams fool you! They do their job well –which is to lure you in and get you to sign the lease. If you want a complex that takes responsibility for just about NOTHING that happens on their property — quite clear through managements actions/inactions and their limited liability and indemnification clauses in the 30 page lease and addendums — then this is the place for you. We also have carpenter bees constantly burrowing through the railing right outside our door. I put a request in to address that problem and was told«we know about them, not much we can do. Maybe we can spray or something.» Haven’t witnessed any spraying and I love trying to get my daughter in the apartment with bees flying 4 inches from our heads. Maintenance is relatively quick to appear for an issue but not so good at fixing anything. A fix to our AC condensate drain leaking was a bucket that we now have to change or it will overflow and flood the tenants below us. Management’s response to my discontent: I’m sorry you aren’t enjoying it here; these things can happen in any of these communities. Yes, these things can, but what makes a great community and a great management team is how they treat you and handle the problems that arise. But don’t worry prospective leasers — the landscaping is beautiful and serene. It’s apparently the only place they invest their money.

I have lived here over a year and love it. We resigned our lease last month. You can’t beat the outside amenities. Also, the buildings are a little older, but maintenance and the office are very timely and nice. Veronica at the office is our go to, she helped us sign out first lease here and has been nothing but helpful ever since. I would definitely recommend living here.

We moved into Arbors at Breckenridge towards the middle part of last year. In that time, we have had a good experience so far. I love my apartment, the leasing office staff is always very helpful, and my service tickets have been taken care of quickly. I did my homework before I moved in and found that Arbors offered the best value for my money in the area. I would recommend this property if you are looking for an apartment in Gwinnett area.

Don’t Believe All The Hype. It’s Not That Great. Before moving in we were told by Martena that our unit would have fans in every room. That did not happen although they did come and install one in the Master Bedroom. The day we moved in we witnessed a Carpet Cleaning Company pulling out as we pulled in … and low and behold our carpet was wet and had a the most horrendous mildew smelled I have ever smelled in my life. Called the office to complained and they sent the Maintenance out with carpet freshener… We also had the hugest wasp hive on our back porch that even a blind man can see. Lesson Learned — View your actual unit before moving in! I’m also preggos and also have a 1 year old… I have the nosiest neighbors ever… coming and going constantly in the wee hours of the morning making as much noise as possible… The other neighbor is constantly playing loud music… Let’s just say the walls are pretty thin here… if you don’t like hearing every time someone closing their door or using the stairs stay away. I just wish I was tipped off before I moved in.
