We came for pancakes ONLY, however after exploring great menu&15 min of deliberations between 100 of different dishes that were sound good I asked the waitress opinion, since the owner is greek she suggested greek food i follow her and we order, 10 min past the food was on the table. The dressing for the salad was delicious, as well as the chicken, my partner had a great pancake we both had a pleasant time and will defiantly come back again!

When I first tried Brownstone Pancake Factory, I was obsessed! I even revisited with my coworkers, family, and friends – they all loved it too. Unfortunately, it started going go hill. Even my friends and family have felt the same. Their food randomly got worse. And even though I thought it wasn’t even possible to make an omelette too fluffy… Brownstone does exactly that. I know that sounds insane, but I’m not the only one that feels that way! It completely takes away from the flavors of the omelette– all you taste is pure egg. My Bf and I have huge appetites, but the omelette managed to make us feel disgustingly stuffed because of the fluffiness. I still stick to my word to GETTHECURLYFRIES! I bet they’re just frozen fries from a bag. But they’re still so good and much better than their homes fries. A major plus is that Brownstone is similar to a diner in the sense that they’re open until 10pm and serve breakfast all day. And I’m always a sucker for having breakfast for dinner! I’d say if you’re looking for brunch on Saturday or Sunday, just skip coming here because the food isn’t worth the wait. However, if you’re able to come during a non-peak hour I’d recommend you check it out because I really used to loveeee it. Maybe you’ll get lucky!

The food here is amazing! It’s the perfect breakfast place. My boyfriend ordered the chicken and waffles which were superb. Could’ve used a little more syrup – but don’t worry, they bring you out an entire jug when you ask for it. I got the acai bowl which I thought would’ve looked prettier but was delicious nonetheless. And my boyfriends sister got the Eggs Benedict. I didn’t try that thing but I saw how perfectly cooked those eggs were! The coffee smoothie, I gotta say is to die for. The Bellini would’ve been gold if only there was champagne mixed in. If I am ever in NJ again I will sleep here and wake up here for breakfast.

Great quality and variety at this package place. I ordered a pancake wrap, their own creation and was so happy because it had great pork sausage in it. The pancakes were also so sweet and fluffy. I was so lucky to go with someone who ordered chicken and waffles because they were PERFECT. I love that they have fresh juices too. The only down fall was the pancake syrup was real maple syrup

When I discovered that Brownstone Pancake Factory opened a second location in NJ, I knew instantly that my boyfriend & I just had to visit it and try it out. The vibe at this Brownstone Pancake Factory is definitely different from the original one in Jersey City, NJ. The one in Jersey City, feels more homey and family friendly. The one in Edgewater feels more modern and chic. The Edgewater location does have a parking lot, but it’s tight and also valet unlike the one in Jersey City. We were seated immediately when we arrived and was given a list of brunch specials and their standard menu. We both decided to order from the Brunch Specials. We started off with two beverages — iced tea and iced coffee to accompany our brunch. The brunch specials menu includes soup of the day. I got the Chicken orzo soup and the boyfriend got the French onion soup. The chicken orzo soup tasted and felt very healthy, warm, and perfect for a chilly day. My boyfriend has been on a French onion soup binge, so when he saw it on the menu he ordered it right away. The French onion soup was perfect! The cheese was perfectly broiled and gooey and the soup was full of flavor and rich! Brownstone’s Mini Waffles Eggs Benedict — I opted for this because it sounded interesting. It was plated very beautifully and extremely adorable. I almost didn’t want to eat it. Two of the mini waffles were topped off with Canadian bacon and a poached egg drizzled with Hollandaise sauce and one mini waffle topped with fresh strawberries and blueberries. I’ve never really had a savory waffle before so this was a different experience. The mini eggs Benedict waffle was mediocre. I think I prefer my eggs Benedict on an English muffin — the classical way. I actually liked the mini waffle with fresh strawberries and blueberries because it was fresh and lightly sweet. Jersey Chicken & Pancakes — My boyfriend opted for this dish which is buttermilk pancakes baked with bacon and cheddar and topped off with crispy fried chicken tenders drizzled with sour cream and confectionery sugar. His dish looked very filling and delicious. Unfortunately, he wasn’t a fan of this dish because he’s not a fan of Chicken & Waffles. I tried his dish and the crispy fried chicken tenders were really crispy, fried, and has good flavor. Adding bacon and cheddar to the pancakes was a neat idea. Overall, I liked the Brownstone Pancake Factory in Edgewater. It’s very clean, trendy, new and relaxing to dine here. It’s completely different from the original Brownstone in Jersey City. My boyfriend prefers the original location just because it’s closer and ample parking space and not valet. He also prefers the homey, diner vibe. The food was very different from the original Brownstone and I don’t recall if they have these dishes on the menu in Jersey City. I would like to come back here again and maybe order a different dish to see how I feel about the food here.

3.5 stars for a good breakfast/brunch place that always leaves you satisfied. Brownstone has an additional location in Jersey City(I think this is the one that was featured on Diners and Drive ins). If coming on the weekend be prepared to wait for some time because it gets super busy after 9:30am. Also they valet! Woo hoo! Service is always pleasant every time I go. I always order the Pancake Combo because it comes with a little bit of everything(pancakes, eggs, bacon, and sausage). The entire breakfast itself is good. Not great, not bad, just simply good. I’ve never had an omelette from there but from what I’ve seen they’re huge! It’s a good place to go if you don’t want the usual diner breakfast. Not the greatest breakfast on the planet but one of the better options.

I’ve been here several times and I haven’t been disappointed. I’ve had the pancake«wrap» extremely delicious but super filling. Today, I had their cinammon raisin French toast. It was soft and sweet all without the need of syrup, although I did add some because who has FT without extra butter and syrup? I asked for two eggs on the side and an English muffin. All very standard, all good. My service was quick, so no complaints there. Con: I really hate the valet parking since it causes some massive river road traffic and you’re not allowed to get in your car even though it’s five feet away from you? The point of valet is that customers don’t wait for service but you cause massive entrance and road problems and we can’t leave as quickly as we want. You either take the cars to an additional lot Brown or allow us to park at our own expense. In any case, this is a solid breakfast/brunch place.

The food was served fast and delicious… staff was friendly and prompt, and we did not wait on a Saturday at 11am! Fun atmosphere, would definitely go again.

Came here at 3 pm on a Saturday afternoon and it was perfectly busy without being crowded. We were seated right away and our waitress was very nice! The décor was super interesting with the whole upside down theme(grass on the ceiling and sky tables). Everything was super clean and nice and overall I loved the inside! I ordered chocolate chip pancakes that were delicious! $ 8.95 for an order of 3 large pancakes seemed pretty fair especially considering how much some places charge for pancakes. My boyfriend ordered Guy’s triple D buffalo chicken pancake wrap and he loved it! I will definitely be back either for more pancakes or to try one of their sandwiches. I recommend brownstone for anyone looking for a solid all-day-breakfast spot.

As the name suggests, the pancake factory is a breakfast joint. The restaurant is best known for their pancakes. And oh dang. is the menu immense or what. Plan to spend at least 10 – 15 minutes just perusing their combos and the 20 different styles of pancakes they can whip up for you. Matching the density of their menu is the portion of the serving. We tried a combo with pancakes, and an omelette. I am near certain their omelettes contain 6 eggs — I mean this thing almost hung off the table. Beware, because of the hefty serving size, and I am sure it became a loophole, the restaurant has enacted a policy whereby diners who wish to share an entrée are charged $ 3.0. Having said that, I will be back to try more pancakes! BTW, yes, there is valet parking and a lot of people are complaining that it is unnecessary given the restaurant is. well, it’s in a parking lot. But please understand that due to the popularity of the restaurant, the parking is actually to maximize occupancy. The valet double parks in a more orderly fashion to optimize parking space. See you guys soon! Edited: Spellnig.

My husband and I had brunch here and we got their original pancakes, belgian waffle, and curly fries on the side. The food was alright. It wasn’t amazing. I would go again if I wanted waffles or pancakes again because I don’t really make those at home. The curly fries were also decent – not spectacular. The service was pretty good, except that our server was nicer towards the beginning than later during our time there. Also, not a big fan of MANDATORY valet parking – even though it is complimentary. Considering it is a diner, I would say this is a nice looking place and the food is alright. But it isn’t out of this world. Overall, it’s a decent place to go for breakfast or brunch.

Valet parking? Really? When my car is 7ft from the door I’m really not allowed to just drive off the lot myself? It’s a pancake house, not some fancy Manhattan restaurant. The décor seems to be the only thing they put any effort into. My walnut/honey pancakes were beyond dry. My friend’s waffle was also dry. No amount of fresh cut up fruit is going to help when the basics aren’t covered. Coffee was good and the price was fair. Our sever was personable but didn’t seem to know what was in any of the menu items. After all that, we have to go up to the counter and pay as if we were at a diner. Just strange and I’m probably not going to come back especially when The Original Pancake House in the promenade is 1,000 times better.

This place is great. For the people putting less stars who are stating I don’t get the hype they are just pancakes … They don’t get it. I ordered the berry waffle with Nutella and it was the perfect amount of everything! I’m a crispy Belgium waffle kind of person and hate sogginess… this place did it right. Not stingy on berries or Nutella Got a side of corn beef hash and it was alright. Nothing special. Their menu is pretty huge with a lot of options, don’t think you can go wrong here i will def be back.

Came here for breakfast yesterday which was a Saturday. Note: there’s complimentary valet parking which I think is mandatory since the parking lot is a bit limited. We arrived at about 10:30a and the place was nice and packed but miraculously there was no wait time to be seated. Hallelujah cuz I was starving lol. Our server was very attentive, checking on us multiple times during our meal. I had the apple cinnamon Belgian waffle and it was amazing! It came topped with like a baked apple cinnamon marmalade that went perfectly with the waffle and there was enough to where I didn’t need syrup at all. The side of turkey sausage I had was a little dry but still had lots of flavor. If I could give this place 4 ½ stars if I would. The half star I took off is because our seating space was pretty tight and a little uncomfortable. Over all it was a very enjoyable experience! Will definitely return.

Really, really awesome place but what a scene! I’ve frequented many restaurants that have been crowded but this place raises the bar considerably. The valet line to get in the parking lot can stretch 10 or more cars down River Rd while staff frantically tries to move it along as fast as possible. Once inside you’re treated to a visually appealing modernistic rustic look with food that is literally amazing. I ordered the chicken with waffles(see accompanying pic) and was blown away. Just the right amount of sweet, crunch and spice served in massive portion. Both components were artfully prepared and delicious. Lucky for me almost everyone in our large party ordered something different and again, without exception, it was all amazing. Prices were reasonable, especially given the quantity and quality of the food. And although they were beyond busy, service was attentive and polite. If you’re in the area and even if you’re not, I can’t think of a better choice for breakfast. Just be prepared for a long line to get in and a wait. If neither of those things bother you, I strongly recommend giving them a try. You won’t be sorry. If it was my place I’d consider adding a level or two. I’m sure they’d fill it with ease. Kudos!

I don’t get the hype. They’re just pancakes. Got the king combo and was disappointed. Small little sirloin steak, asked for medium-rare, got nearly well done. There was one spot of the steak that was all salt and then the rest of it, no salt. So I guess they just threw salt on it quickly and cooked it. Not very good. Came with eggs and full stack of pancakes. Full stack means 3 pancakes. They weren’t that good… just normal, out of a box pancakes. They have unique variations of pancakes, but they can’t seem to do the original, plain pancakes right. The pancake wraps sound cool, but aren’t really that exciting when it comes out. It’s a normal breakfast dish, except it’s rolled up in a pancake. Big whoop. Thought this place was going to be really good. High hopes were shot down by rushed, not so spectacular food. Also, got the southwest sampler as an appetizer to share, but it came with just 2 jalapeño poppers and 2 rolls and the rest just nachos. I would pass on this app, at 13 – 14 dollars… so overpriced. The service was really good actually, considering how busy it was. Still, the food was sub-par and the parking is worse.

Cool ambiance for this side of the river, good service, decent food, menu with tons of options for everyone. Dad ordered pancakes with strawberries and bananas, which were very good, grandma ordered nachos, which were pretty lame(cheese wasn’t very fresh or hot, toppings were just lettuce, tomatoes, lettuce, olives, jalapeños, and sour cream, no guac or beans or anything to make this special in any way.) I ordered a Greek salad with grilled chicken which was pretty good(strong grilled chicken and grape leaves and feta, bad tzatziki for which there was an up-charge), and the turkey club was pretty mediocre too. Will give it another shot, as it’s super convenient and has a very extensive menu. Happy to see Vespa’s renovated and I hope they can keep things strong so it’ll be a great local staple for Edgewater visits.

The name sure has a lot of hype around it. I actually enjoyed the Jersey city location when I first came to NJ. This location is new, it’s clean, and has great décor all over the place. Even has art on the ceiling(upside down furniture or down side up). Anyhow going to this place during brunch time can suck. The lines take forever. I just don’t believe this place is worth an hour wait. Parking sucks here but least they give you free valet. It’s hard to even turn into the parking lot during the peak times. On to the food. Everything is just blah… There is nothing I have had here that is great and no dishes were completely bad. The menu is huge here so much to pick from but nothing stands out. I don’t get how you can such a huge menu lol. Look the set up is cool, service for me here has always good, portions are huge. Everything from Pancakes to huge entrees ! Prices aren’t bad I’m just not a fan of the menu and the wait times. All that being said it’s a decent option for the neighborhood.

What a cool restaurant. They have an enormous menu with foods for break and lunch. They also serve huge portion sizes, perfect for any hangover or a Sunday Brunch. This place gets extremely crowded as well and only have valet parking. Now for the food, it was hard to pick what I wanted to order because so many things sounded good. I was with a group of 5, so I was able to try a bunch of different dishes. Potato pancakes: nice and crispy, made with real potato, served with a nice amount of sour cream and apple sauce. Great dish to share or in my case eat by yourself. Irish Benedict: the poached eggs were plump and perfectly cooked. I would’ve liked more hollandaise sauce. Huge portion of corned beef hash, but tasted like out of the can and was a weird mushy texture. This was corrected with the application of a lot of hot sauce. Great concept because I love poached eggs, eggs Benedict, and corned beef hash, however the quality overall fell short. Oatmeal: for those who are dieting, they make their oatmeal with water. Not a lot of flavor but they do offer add ons such as bananas, raisins etc. French Onion Grilled Cheese: Not what I expected. Basically this is a deconstructed french onion soup that falls short. The soup was nice, not too salty and they serve the grilled cheese on a texas toast type bread. I enjoyed the grilled onions, however there was not enough cheese at all. Basically it was an onion sandwich that you could dip in onion broth… meh Chicken and waffles: the real winner of the table. Huge golden waffle, fresh crispy chicken! Nice honey glaze. Coffees took awhile to be refilled but our server was very nice. The atmosphere here is definitely 5-stars. This is a great place to take friends and out-of-towners, just know that you are coming for the atmosphere because the food falls short of expectation and is 3-star at most. I will definitely come back and give them another try or two. There were so many other dishes on the menu I wanted to order.
