The Cove

The Cove is in a pretty decent location within Federal Way and is very well maintained in terms of landscaping, trash cleanup, etc. The security of the location is probably similar to that of any other moderately priced apartment complex in the mid to southern end of Federal Way. They do have a mall cop like security service that rolls through intermittently and the occasional FWPD squad patrol at night. We had no break ins, threatening neighbors, or major issues with crime spare a stolen umbrella from our front porch which could happen anywhere. The grounds crew are solid guys and respond very quickly to issues that arise. The Cove also has some pretty decent pools and workout areas although during our last month the south end pool developed an algae problem and turned pea soup green. It stayed that way for at least the last week or two of our stay. In short, most of our lease there was up to par up until our move date.
As many have said don’t expect a dime of your security deposit back. In renting 3 different apartments dating back to 2008 this is the FIRST that actually charged me on top of keeping my security deposit. I’ve been charged for things such as patching small tac holes, installing new screens, and perhaps even small amounts of spot cleaning but this is the first facility that collected every dime of my security deposit and then some. Furthermore, they even tacked on «drip pans» to my bill initially when I installed brand new ones straight out of the package (although they did agree to cancel that charge after I spoke to the facility manager). This just shows how arbitrary their assessment of charges seems to be.
So if you chose to rent expect a moderately priced apartment complex with a sharp ground crew and decent amenities. They do a moderate job of meeting your expectations and we never had much of a problem during our stay. However, their assessment of security deposit charges is borderline criminal in my opinion. 4 hours of painting for a 1 bedroom apartment is bullshit to put it bluntly (one example), especially when the walls were left the way we found them spare a few screw holes above the mantle and picture frame hooks left in place. Unfortunately however, what recourse is there in these situations? I’ll never see a dime of my deposit and I have no doubt The Cove will repost the same type of cooking cutter PR «please contact us with questions» response they give every poster. But in the end it’s only $ 600 and fighting it would lead nowhere and probably cost twice as much — and unfortunately, I have no doubt the Cove is very much aware of this reality.
And I also have no desire to contact staff. That dead end (as designed) was already reached. You can keep my 600 dollars but if you keep up such business practices your reviews will continue to suffer. Finally moved out! Multiple break-​ins, zero security, zero accountability from management, Crazy neighbors, definitely drug users/​sales happening. You would think that after all that a discount to a responsible guest «breaking lease» would have been given… NOPE. Seriously, people’s cars and tires are being stolen weekly! Only positive was the maintenance guys.
This place is not worth the price or access to the 5. Don’t be fooled by the nice building the management reside in, it’s an illusion of grandeur of the actual property.

Moving out due to drug users, theft, and terrible management. Also, be prepared to pay close to 1k in deposits and maybe receive 500 of it back for a perfectly conditioned apartment. The only good thing about this place is the maintenance people but they work for this terrible management so there is not a lot they can do for you.

I have lived here for 2 yrs and I have no cooking stove I have to have power shut off in master bedroom because the outlets catch fire! There is no heat in my babys riom so we all have to sleep together 8n the frontroom. They have to pay a separate fee to do laundry and then take that system away with no notice and no return off your money! They let people stay that are not on the lease and my husband and I were attacked by our neighbors boyfriend with a hatchet and when went to get restraining order we were told by the cove us if we did we would need to leave! This place is horrible! !
