this company is a joke. their «management team» at the waverly apartments are horrible Lisa is a liar, Nicole is SO RUDE, they have so many «floaters» they don’t know what’s going on, Diana the manager is never there or always in a meeting, when calling THEY NEVER ANSWER. they are liars and they try and screw you over. tried contacting corporate and when asking for their information they go «oh I don’t feel comfortable giving that out». well that’s okay boo boo because Google has it. then you call and there is only one lady working the phones you try and contact anyone in the management and they don’t answer you leave voice mails and no call backs. I have tried to contact Ashley and no answer and then her supervisor and no answer or a call back. I have called 31 times before. (i have the proof too) well I will be contacting EVERYONE. and I will be contacting anyone who will listen about having this company under investigation. so many people have moved out and I’m not surprised why. they are horrible and you guys better do something like undercover boss because this is ridiculous.

Someone here left a review for David Kornbluth and I’m curious to know if his name is actually David Kornblum? There are photos here.

I would give zero stars if that was an option. Before you read my review take a look at the others. Do you see the overwhelming number of negative reviews? I don’t think having a «social media/​reputation manager» is going to change your reputation at all. You need a completely new business model or better yet, some compassion and understanding.
What a horrible experience. Too bad I still live here. They were doing a balcony repair of the entire complex and decided to have giant wooden planks put in front of everyone’s door. I emailed them asking how long our repair would take and they said it would take until September (FYI it is currently January) and the planks were up for liability purposes. The planks restrict light from entering my window and now I feel like I’m living in a prison. I can’t believe the incompetence of this company. They won’t respond to anything less than legal action which I may be forced to take.

After speaking to David Kornbluth, the Portfolio Manager and Jennifer Hanely, the Senior Director last Wednesday, this have not been fixed. My roommate and I were told that we could get out of our lease in 30 days if we wanted without paying any fees, but that is not the point. Our building lacks security and the community and portfolio manager lack a sense of urgency. Clearly decreasing the risk of identify theft is not a priority to them, or an attempted break in to our neighbors home. Unfortunately, to David, the break in was «alleged,» since the community manager, Havena did not witness it. Is this what we have come down to as people? We need a witness to see someone breaking to our home to report it? How would you feel if someone broke into your home and the cops said we didn’t have a witness so we can’t report it? Ridiculous! The cops were willing and ready to write a police report, but the guy had just hit another place and it was urgent for them to get there.
This morning, my roommate leaves the apartment and the mailboxes are left open. She passes Havena and tells her, and all she says is «okay thank you». Where is the sense of empathy and urgency in that? FPI wanted me to update my review to make it seem as though this company is rainbows and unicorns, but it’s more filled with people who don’t give a damn about the residents that live in their apartment buildings. Change the external locks, get a security system, do ANYTHING but get a damn motion censored light that isn’t going to do anything.

Apparently, the social media manager is a boob, too. If you look at his reply to my review, he mentions that «since you no longer live there» … ummmmmmm… where did it say that in my review? Nor, did he bother to contact me about our previous property manager like I said they should. I know for a FACT she is still with the company. Additionally, it’s like a running joke with some of our neighbors that Alyssa literally never did a goddamn thing. How is she so valuable to FPI that they don’t want to look into that further or even find out who she is?

received check… however fpi uses a bank that only has 2 locations in… fkn oregon!!! how convienent!!! now i have to go to a check cashing place because i cany wait till tmw to put gas in my car! due to the fact that i wasss $sssteeeeedddd my gas going to folsom to be treated like crap by the staff their!!! i had to pay a fee of:4.75 it may not sound like much but for the time it took to go to folsom… wait for the mail. it has been a waste… when alll they had to do would let me rent the apartment i can afford the rent regardless of collections in the stuff that came up very disappointed in fpi n bella vista

I have *always* gotten my full deposit back at every apartment I have ever lived in. Until I lived in an apartment managed by FPI.
Two of us spent two FULL days cleaning an apartment after everything was moved out. When the manager did a walk-​through she dug around until she managed to find a few spots, so we cleaned those after she left. Just got my deposit back MINUS A $ 50 CLEANING CHARGE! Really? Wow.
I won’t even start about how she tried to tow my car because someone stole my registration tags. Words can’t describe how happy I am to leave.

Update on our missing deposit. I contacted the Allegria office 4 times to track our deposit down. The first as well as the second call I left our number, my email and new address with the office. They would never call me back with any information about it. The third time I went into the office and was told the deposit was sent to corporate because they had no forwarding address for me. Seriously?! Why do I feel they did this on purpose because I moved out early? The next day I called corporate and they said there was nothing there and they sent it back to Allegria. Called Allegria and the woman tells me «mam I don’t even know why you are hunting your deposit down its not a check it’s a bill. You can come into the office and I can print it out for you». Beyond infuriated because I was just in there the day before and she couldn’t do this? She printed the bill out for me and as I’m looking over it they have charged me $ 600 for cleaning and painting, $ 530 for pro-​rated March rent, $ 100 late fee for rent, $ 150 for utilities for March. I wanted to rip my hair out. We weren’t even there for a year to be charged for painting, I left the apartment seriously VERY clean. The biggest charge was from a hired carpet cleaning service to look with a blacklight for traffic stains and animal stains. (We didn’t have animals and the apartment was hardwood except the bedrooms) My deposit was $ 500 they withheld that to «pay the bill» and said I owe them $ 880 and if I didn’t pay them within 14 days they would send me to collections. Absolutely ridiculous!!! How do you feel ok working for or owning a company that treats people like this?!

Elle again (see reviews beginning last October). It’s official, they are conspiring against our human, civil and Constitutional rights, attempting to militarize our homes with rules they have no right making or enforcing with the security guards we thought were here for us, but are here against us, and report back to management our personal business! And it’s all out war now just to preserve our lives and dignity.
It’s now the end of January, my radiator is still the same 80-​year old, chipping lead-​painted behemoth that I can’t turn on, off, up or down that gets cranked up at night, all night, every night. They refuse to shut it off, and now «they» includes the fire department with whom I filed a complaint on the 23^rd of December because I am really tired of being cooked every night.
I haven’t had a good night’s sleep in about four months now. This unit has never worked and this is the second winter I am forced to be woken up at night with pounding metal to metal sounds because my floor is slanted and that’s what happens to steam radiators if they are not level.
The lies about being able to control our heat with our thermostat continue (the only thing that works is the digital thermometer on the thermostat measuring my 80 degree nights — by the way, who cranks up the heat at night when normally heaters should be off?), and I have come to the conclusion there is no remedy at all, they just don’t care.
Aside from that disturbing news, I am still unable to get my groceries through the only door by the elevators that go to my floor because I don’t have a doctor’s note saying I’m allowed (wtf?), I’m still eating at the liquor store next door and have lost about 10lbs since my first review, and now, because I’m just trying to get some remedy, standing up for my Constitutional rights to privacy, peaceful enjoyment, breech of contract, and retaliation for turning them in, I have had not one, two or three nasty-​grams from management and their bullying lawyers but about 20, the last of which I’m told is on my door right now. Why are they allowed to do this? Why won’t anyone stop them? And the best question is, why are they bullying little old ladies? City, Legal Aid, Fire Department, Police Department? Who do you serve, and what oaths did YOU take? Not one I have ever heard of.
So all these little paper domestic terrorisms they stick on my door and mail to me, and all their terrorist activities of following people around with their cameras trying to make people mad so they’ll misbehave (who DOES that?) backfired, and just tell me I’m living in a modern day Gulag, and the little Nazi FPI employees and their hired thugs think they’re 007 agents just because this place received federal funds. They are sorely mistaken.
Really disturbing is that both management employees are now driving brand new cars, and they tell us we cannot film in our own homes and common areas!
My remedies for this abuse? I am getting the heck out of here as soon as they reimburse me for this horrid behavior against me. I’ve written them telling them I’m withholding rent until they turn off my radiator (they may fix it when I’m gone as it will take construction and replacement), I’m suing them for the «unconscionable adhesion contract» (where one side benefits way more than is conscionable) they coerced me to sign unaware of what it really meant, and for pushing through an agenda (from somewhere else?) removing facilities and services without our knowledge or informed consent without remedy, for conspiracy against rights (US Criminal Code 18 sections 241 and 242, no kidding it fits like a glove, read it!), and violations of my human, civil and Constitutional rights.
And I am only one of 136 victims in this charade they call an «apartment lease». It is a lease on your life, behavior, health and mind, and they want to control every bit of it. (Who are they? Follow the money.)
This is nothing more than an experiment in social engineering gone bad. They do not care one bit about human suffering, and I am the best evidence in the world for that. If this is part of Plan Bay Area, this is why it was never put to a vote, but they’re forcing it on us anyway, to hell with consequences.
I’ll be lucky to get out of here alive with the refusal of food and proper heat control.
They want to enter tomorrow (they’ve come in 19 times in one year), or so I’m told as I no longer read anything they post on my door like a Kindergartner, to have their vendor «check» the radiator AGAIN, and I politely declined, as I’m done playing their head games that have no end, I’m moving out when they pay me, and this work will require construction and replacement, and I am just not up to all that bs anymore. How many times must they see it before they do something about it? About a year and a half’s worth.
Sad, really, as I spent an entire year here believing I was renting an apartment!

This review is about eh Sofi Laguna HIlls apartment complex and FPI management.
I have lived in The Sofi Laguna Hills apartment complex since May of 2014. It has been nothing but false promises and misinformation.
I have not been able to address my issues with the apartment complex so I had to address the issues with FPI directly — who were not much help either.
Do yourself a favor and avoid all of their properties. They lie to their tenants and do not help resolve any issues.

I can only comment on the one FPI Management property that I have lived in; Eaton Village in Chico, CA. I have written a separate review of that property (see my review if you’re interested), but I will summarize it here. It will likely look similar to the other reviews on this page.
1. Management of Eaton Village NEVER responds to any emails, letters, or phone calls. EVER. Unless you owe money; then they call like crazy. I love getting their calls, too. Them: «you owe us money.» Me: «send me an itemized bill, and I will pay you.» Them: «just pay up.» I finally told them: you can’t just tell someone they owe you money. Send an itemized, legitimate bill, or you won’t get paid. I don’t know what this unprofessional behavior is– would you pay any bill if there was no explanation as to what it was for?
2. They will screw you when you move out. Guaranteed. I have NEVER had to pay a fee to move out EVER. Eaton Village? I cleaned the place well (and only lived there 3 months!), and was still charged $ 70 for carpet cleaning, $ 80 for «general cleaning,» and $ 13 for oven drip trays. Ridiculous. I wonder what happens when you don’t bother cleaning up, or you’ve lived there for a super long time.
Walk away advice? Go somewhere else in Chico, if you can. And, if FPI runs their other properties in a similar manner, then I would avoid them, too.

Moved in February 2014. Stayed there 8 months. They even accommodated by extending our lease when our new apt wasn’t ready. Was a pleasant experience until we moved out. we got it cleaned professionally when moving out and still got charged 120 $ for «medium cleaning» saying it wasn’t up to their standards. That’s some crap, they wouldn’t honor the fact that I have the pictures of everything cleaned on move out. I will be paying 120 $ for cleaning and 50 $ for restoration for just 8 months of stay and maintaining it in the top condition and getting cleaned professionally :(didn’t know what else we could do apart from plainly forfeiting the deposit.
Unprofessional and rude after moving out!

I give this place 1 star because:
1. they are so poorly organized and do not really manage their property’s. I forgot we even had «a corporate»! They are dam near impossible to get ahold of. The fate of their properties are just left in the hands of on site managers to do as they please.
2. I have lived at one of their properties 3 different times. I went to a sister company and it is managed totally different with different qualifying rules I guess. If I can live in one property why can’t I live in another? I can return to re-​rent at the 1 property but not the knolls.
3. At Their property the knolls, the office manager charges $ 100 just to put your name on the waiting list! Yes so basically you can not apply without paying her $ 100 plus credit check fees first. Yes that is just to get on the wait list NOT to get approved!

I had an issue with the property that I lived in for 5 years. Thankfully Jennifer at the corporate office was understandable and helpful with resolving the issue. I thank her for her support and assistance with the property. Fpi isn’t that bad

Updating my review because she Jill from FPI reached out to me to resolve the issue I was having. After writing the review, I went in the office for a second time and was told that they would reach out to management to see what they can do for me. Now I know FPI didn’t get back to them in regards to this review that fast, but maybe she was having a good day that day and wanted to help. THANK YOU for helping me. I do actually appreciate it.

My experience with FPI is through the Capitol Towers apartment complex only. And an awful experience it has been. Back in December I wrote a complaint that the air conditioning wasn’t working and the laundry room was out of order; meanwhile the office that management occupied was being remodeled. When I stated that the management priorities were obviously not the tenants, the assistant property director tracked down my husband (she thought he had written the complaint) and YELLED at him for sending a rude email. Really?! We are going to pay rent to get yelled at like recalcitrant children? We contacted a real estate agent the next day and began to look for a place to purchase.
We are empty nesters and we thought we might enjoy not having the headaches of home ownership so we sold our home and moved into the rental. If this is what renting an apartment that is managed by FPI is like, we want none of it. We are breaking our lease and leaving Capitol Towers. The icing on the cake just occurred. I was cleaning the apartment so that we can vacate it by the 1^st and my vacuum died. My husband went to the office to ask if we could borrow the housekeeping vacuum for 15 minutes so that we could conclude cleaning. The answer was «we don’t loan out our vacuum but you can hire housekeeping to come and clean for you.»
We will be complaining to FPI headquarters as well as the owners of the property. I would not recommend renting a unit that is managed by this company. Period.

I lived at the Vista Sonoma Apartments in Santa Rosa, CA. Very bad management and maintenance staff. They tow cars from unmarked zones with no verbal or written warning. Apartments look nice but are not well-​built — very noisy. The staff is very disrespectful of tenants. With better management, this could be a fairly nice place to live. But unfortunately, FPI Management uses bullying and intimidation against its tenants. It was a very bad experience for me and as soon as my lease was up, I left.

I have never encountered a worse management company. Completely unprofessional and unethical. Avoid any property they manage!
Property owners: Do you really want to be represented by a company that is both unprofessional and unethical? They have poor vacancy rates and leave tenants with a bad taste in their mouth. Check the reviews on any of their current properties.

I stayed with my mother at Sycamore Square Apartments, and the apartment manager is terrible ! beyond terrible. If I could give these apartments no stars, then that is exactly what I would do. She is so rude its ridiculous and she is really racist. Always wants to catch an attitude and roll her damn neck at people for no reason. You could be sitting there talking to another manager and here she comes, butting in conversations with her attitude in tow. She needs to be fired ASAP. She spends so much time getting the grass cut and fixing her office up, but our bathroom sink is broken, we have no screens on our windows and there are gnats and roaches. We put in work orders a million times and nothing has been done. All she does is sit in that office because she is afraid to come outside and face everyone. She’s definitely given FPI Management the worst look possible.
As for Tammy T, I am pretty sure your city says San Diego NOT Sacramento and I am pretty sure you have not stayed in the same complex as me so as for your comment, I could care less (: thanks for your input though. you dont even know me, have never even spoke to me to know how i am. If i say someone is racist, im pretty sure im being correct about MY OWN experience with management. Unless you live in Sycamore Square Apartments, I suggest you keep your comments to yourself, thank you.

Per California law, tenants cannot be forced to exclusively pay their rent online. ORIGINAL REVIEW: This is the management company for Chadwick Apartments. There is so much that could be said about this company, but let’s start with what others have experienced

**IMPORTANT NOTE: Anyone who has ever lived at an FPI property and wasn’t credited for INTEREST on their SECURITY DEPOSIT should collect. This is a small amount, but it is $ many renters may not know is theirs. I am citing law specifically for L.A. county rent controlled apartments. Familiarize yourself with landlord/​tenant laws in your community.
Things you will find in a typical FPI lease are as follows:
1. You agree not to sue even if your injury or death is caused by their negligence. Yes, it says that.
2. If your packages are lost or stolen after taken into their custody, they are not liable.
3. Cars with a «nuisance» car alarm will be towed at resident’s expense.
4. Water charges are not based on YOUR ACTUAL consumption but that of the whole property. So if the management wants to set off sprinklers during the rainy season, or they allow the pipes to gush water in the garage for weeks at a time, or your neighbor has an unresolved slow cold water leak, that’s all factored into YOUR BILL. The water bill is paid to some third party company in Arizona (not DWP or Edison) who will determine what the amount is. You will be evicted if you don’t pay their «fees» in full.
*PS — FPI, you’re being duped by the so-​called «contractors» Look into it.*
5. Maintenance work determined to be the «fault of the resident» will result in a charge to the resident. Pay a $ 25 – 100 charge if clogged drain or garbage disposal is due to «misuse.» Good luck getting a maintenance worker to admit they made a mistake or that their lack of proper training or licensing resulted in damage or more service calls.
6. Calls not considered emergencies made after office hours will result in a charge to the resident.
7. If someone breaks into your locked car and steals the gate access card, you will have to pay $ 75 for a new one.
8. Please don’t lock yourself out of your apartment. That’s $ 75 to open the door. If you don’t like that, call your own locksmith.
If you want to know more, the maintenance gang is generally eager to chat with the residents. They seem more than willing to inappropriately discuss the contents of other resident’s apartments, their housekeeping habits, and their dislike of the people here in the leasing office. When you know better, you do better. Please, do better and explore other options, like a company that employs people who aren’t so miserable.
