Mark and Evergreen PM have been managing my property for the past 2 ½ years. When I started looking for companies, the very first time we spoke, Mark spent over an hour and a half answering all of my questions and explaining how his company operates. He and his team are extremely professional, trustworthy and competent, which are all qualities that I’m looking for in a property management company. I did have an issue back in 2013 where accounting statements were not matching up with my payments and Mark corrected the issue personally within 24 hours. It is great to know that my home is well taken care of and the staff at Evergreen are providing the best service possible. If you’re a landlord or potential landlord, I am confident you’ll be more than happy turning over your keys to them.

The BEST rental management firm in Colorado(and maybe nation). They have 30 years of experience. They have a detailed process. They have their own maintenance team to help solve tenant(and landlord) problems. So tenants don’t have to wait a week for a 3rd party contractor to fix a problem. They implement a lease that protects the owner and that is fair to the tenant. And they screen applicants so it protects everyone. Win-win.

I guess I am on the opposite end of the above reviews. Evergreen manages 4 rental units that I own; generally they’ve been very good to me. About subleases: I don’t want my place sublet to someone without a background check performed on that person; background checks cost money, therefore the charge is reasonable. I’ve known the owner of Evergreen for 22 years and let me assure you, they are not fly-by-night. Everything that is in their lease is to protect them and the property owner.

DONOTRENTFROMTHEM. Their staff in particular Jillian is rude and they will keep most if not all your deposit. Also their sublease and deposit policies are ridiculous. If you want to sublease your apartment you have to pay $ 150 before you have someone apply to sublease. If you dont find someone after 14 days they will charge you $ 300. Wouldnt it make a lot more sense to have someon apply and get approved then charge the $ 150 so that the person trying to sublease doesn’t get screwed. I am not the only one I know that has had bad experiences with this rental company. When I first started dealing with them I had positive experiences but it seems that staff has changed and not for the better.
