Uptown Village At Townsend

very nice place to live! I have lived here for 5months.

Great wel maintained complex and the restaurant at the front is pretty good too.
I love walking my dogs here they can poop anywhere and i don”t have to pick it up.

1) Staff:
Pros: I have been friends with most of the staff at the Uptown Village. We’ve had several little issues here and there but have never felt like they have not addressed them. Pretty attentive with all but one of the issues I’ve brought up to them.
Cons: I am still waiting for my screen door.
2) Apt:
Pros: I have a 3 room, 3 bath standard apt. We really wanted a larger 2 bed/​bath in their loft apt, but decided to save a little with this one. The apt is basic, and although I can hear our upstairs neighbors walk at times, its not been unreasonable for an apt. complex (I’ve lived in apts all my life).
Cons: I can honestly say that the main thing I did not like was that they placed the master bathroom closer to the living room, than the guest bathroom.
3) Parking: has never been an issues for me; I have never needed to park far from my apt.
4)Gym:
Pros: I workout about 3 – 4 times a week in the morning. Good gym equipment, thick rubber mats, 3 treadmills 2 elliptical s, and some bicks. Best gym I ran into when looki g at apt complexs; open ²⁴⁄₇
Cons:Would like if the basketball court opened earlier than 7am so I could do some insantiy or other types of cardio training.
5) Dog poop: this has been pretty frustrating for my wife and I. Its not as if they haven’t tried to make it easier for people. They have like a thousand stations. But there are still some lazy people who do not pick after thier dogs. In addition they have also tried correcting this issue by having people screen through the complex, picking up debris and droppings, but there has still been «poop» issues.
6) Bugs: I am new to Florida, and have heard that for the most part, bugs comes with the territory, especially if you live in the first floor apt. Uptown village does have an exterminator company that comes in, and although it has significantly improved our roach problem, it has not resolved it.
Overall comparison: Unless you want to pay an extra $ 500 to $ 1000 dollars for some of the nicer apt complex, this is what you’ll have to settle for. This doesnt make sense to pay this much if its not for a morgage. In my option, there have been major improvements with the bugs, but will be addressing the poop issue with the apt complex.

I lived in this place for 1 year and it was a regretful one:
The walls are paper thin, you will hear your neighbors.
Be careful where you walk, there’s dog poo everywhere!
The office staff are like robots: Very disingenuous.
When you leave they will grab on to every little thing and charge you up the a$$. They do not want to pay for their own cleaning, so they will make you do it despite all of your efforts in trying to get everything as clean as possible.
Parking sucks! They do not have assigned parking and although plenty, you will frequently end up parking far away from your place.
There were instances where people were assaulted in the parking lot. (I didn’t experience it, but my neighbor did and she was scared from there on. I did see the cops a couple of times.)

We lived there for 3 years and it started off great but sadly got worse every year. Every year the quality of the apartments, other residents, and office staff went down while the rent went up. It’s not a bad place to live but I think you can find other places in the Gainesville area that’s more worth the cost. I do have to say that we enjoyed the first year and the maintenance was always great.
