I’m a new resident but will be here for a few months. I cannot say enough nice things. The neighbors who are residents and not weekend warriors are all super nice, they wave, say hi, and are overall nice, genuine people. My unit faces the bay and I’m on an end unit with no noise and nary a peep from anyone. There was a holiday weekend where there were some Randoms who were renters and they were boisterous but you’re in Florida on the water, some adults drinking beers and grilling steaks isn’t going to ruin my experience. I like this place. I’m a Chicagoan with high standards and while this place is not a sleek modern skyscraper, it’s a gem to me. Rent here. Staff, people… all great.

The Good: 3 pools, no waiting 2 Outdoor Grills with plenty of seating(propane provided) Gated Parking Waterfront seating with a pretty sweet firepit and some hammocks Stainless appliances and updated kitchens Very pet friendly The Bad: The kitchens in 1⁄3 of the units don’t have a silverware drawer, or any drawers to speak of(you get creative) The buildings are concrete boxes so in the summer my apartment(and only 1 other) bake like an oven because we have a concrete roof. The others have a normal roof and from what I hear are just fine. Staffing issues. In the two years I have been there they have gone through at least 9 people. The noise. Management is keen on college kids and my apartment is below a common area, so I hear noise at 3 a.m. a lot. Mainly it’s the kids dragging the patio furniture accross my roof but at times it is shouting and partying. There is also a basketball court across the street(outside of the property but still within view). At night people hang out there until midnight sometimes and they get pretty rowdy. The Bottom Line: If you are looking for somewhere short term, they do offer leases for less than a year. They also have furnished corporate suites. They have raised prices and offered to let me keep my unit for $ 1000 more a year. I was in unit 250, which is 460+/- sq. ft. with a 460 sq. ft. balcony. I paid $ 899 a month for two years. The first year I had a month free, the second year I was given a $ 400 concession. I was offered no concession and a $ 50/month increase for a year lease.
