Great location, beautiful property! All of the staff from the leasing office to maintenance are so friendly and helpful. Anytime a question needed answering or a service request needed responding to, things were always handled immediately. We originally were looking for a 2 bed/2bath but since there weren’t any available at the time, we went with a 3 bed/2 bath and couldn’t be happier! Plum Tree has been our home going on 3 years and we plan to be around for many more

Dog friendly Great location(pick n save Walgreens & gas station all within 2 – 5 mins) Close to freeway(take forest home exit rather than hyw 100 exit to bypass all the stop and go traffic on hwy 100) Lots of great families Right next to the park Right next to botanical gardens Pool Garages Staff is always friendly reliable courteous. In unit laundry although small units Spacious room sizes the cosmetics are a little outdated yet I would rather have a larger room than a 6 panel door’s. Sometimes(only a few times) you can hear next door but it’s nothing to bothersome. They ask that you do run your appliances after 8am and before 9pm.

the good: very well kept property with a responsive management and an even better maintenance crew. i never have to worry about my driveway or walkways being shoveled, salted, etc. if something breaks, its fixed. and quick. i had a horrendous storm go through the area, parts of the roof were blown off and they were here within 60 min of the damage fixing roofs. that part, very impressive. the bad: zero, i mean ZERO insulation between apartments. you hear everything your neighbors do. …everything… this can be very challenging. i have the pleasure of living below a family of five. who also are less than shall we say gracious about how they function. like awesome hammering at all hours of the dawn and constant slamming of doors, cabinets and spectacular 5 am screaming matches. for $ 1000 a month with NO utilities included, i sort of expected a little less hoopla and a little more serenity. if i wanted crazy loud i’d live on brady street. not hales corners. parking: parking gets in own special category. because no one on this property can seem to handle the whole tandem parking concept; you will never, i mean NEVER be able to have visitors that need to park a car in any of the designated visitor parking areas. there is ZERO enforcement from management on this issue. so with no consequences for people that continue to abuse the policy; the parking issue will continue to be a huge problem. kids: there is a massive amount of kids on this property. they tend to travel in packs. lots of bike riding, lots of playing in the street with no supervision from a parent. which isn’t the responsibility of mandel properties i might add… but i cant tell you how many times i’ve seen really young kids on bikes alone flying through the streets. the property would be wise to have a designated area for kids that includes a playground. apartment: definitely needs some updating. they should ditch the craptastic carpets and put in tile/linoleum floors and the units do feel a little dated. rent is a tad pricey. there are other great benefits with mandel properties. they do have a ton of properties, so you can transfer to another property for a minimal fee, which is nice. many of the other properties are STUNNING. they also build properties to own. which are drop dead gorgeous.

It would be hard for me to justify a five star rating for this place. Maybe if it was completely remodeled with tile floors and marble countertops! I do think 4 stars is fair. The place seems to be managed well. We’ve had two maintenance requests since moving in and both were handled in the matter of a couple hours. Something went wrong with our furnace and within a half hour of notifying the office, we had someone at our door to look at the furnace. The next time, our lock on our mailbox wasn’t working very well and the same thing happened. We mentioned it to the office and within a couple hours the maintenance had replaced the lock and given us new keys. So, I really like how the place is being managed. Also, the new hot tub area is really nice and always super clean. And it’s open 24⁄7. The fitness center could use a little help, but it’s not bad. There are plenty of gyms within a couple miles if you need more of a workout. Great service! Decent apartments. Not a bad area.
