UPDATE: A bank appraiser did another appraisal. The house Heather appraised for under $ 110,000 was appraised for $ 155,000, and this place was able to find comparables. Absolutely CRIMINAL. Unless you do not mind getting screwed over, treated badly, and receiving phone calls in the wee hours of the morning, you had better find yourself another appraiser. My relatives own a house which I am renting, and they want to sell, but have no clue how much the house is worth and, to their great misfortune, chose this appraiser(Heather). BIGFRIGGIN’ MISTAKE. I received a phone call first thing in the morning. It was obvious that I had been woken up by the call: Did she apologize? Nope. May sound petty, but it was only a foreshadowing of how LITTLE she appears to give a crap(if at all) about her customers on any level. Next, she came to the house. Not ONLY was she 26 minutes late, she was QUITE rude. I tried to talk to her just a bit so I could feel more comfortable with a complete stranger walking into every room of my house, taking pictures along the way, but she didn’t want anything to do with me. Now, for the most incredible part of the experience. She tells me that she needs to take pictures of the outside; as a matter of fact, I believe she said: And now, I just need to take some pictures of the outside. The way she said it was as if she were just going to get the outside pictures and reconvene with me, so she walks out the slider into the backyard. Meanwhile, I’m waiting at the front door for her. …And waiting. And waiting… And waiting. It took me a few minutes to realize that she just LEFT. Didn’t say ‘bye,’ didn’t say she was leaving, NOTHING. She JUSTLEFT. I called her to ask if she was coming back or if it was the end of the appraisal, you know, understand what the HELL was going on, and she not only allowed my call to go to voicemail, but never called me back. Well, I just heard back from my relative, who told me that the appraisal came, and she was NOT happy with it. This is an only 30 year old house, good condition, new furnace, new roof, more than 2,000 square feet, bi-level with 4 bedrooms, 2 full baths, 3 level deck, creek running through the backyard in a secluded neighborhood in Washington Township. Guess how much she appraised it for? UNDER $ 110,000. The reason for such a low number? Because she couldn’t find any ‘comparables’ nearby. Seriously. As I said, my relatives and I don’t know how much it’s worth, but we ALL know that is WAY too low. She priced it at $ 50.00 a square foot, whereas the average for this area is $ 112.00. I’m not expert, but I KNOW this is not right, as does my family. One of the houses she chose to compare this one to was 1 bedroom, no basement, no air conditioning. This woman is abhorrent: She treated us all like crap on a personal level, exercised no sense of common curtesy, and screwed up the appraisal. If she could not do her job correctly, she should have given my relatives a refund and walked away from the appraisal.
