Lofts at the Ballpark Apartments

We absolutely love the layout of our apartment and how spacious it is. The maintenance crew has been a Godsend, being that it’s a older building we had quite a few issues with appliances and AC/​heater… But they have fixed any and every issue. Location is convenient and in the midst of Downtown fun!

I love the location in East Downtown. It’s walking/​biking distance to a lot of great Houston destinations. The apartments are nice and grounds are well kept. I’ve renewed once and I’ll do it again as long as the rent doesn’t spike.

You can’t beat the location with Lofts at the Ballpark. Maintenance staff is wonderful, amenities are great, and it feels safe even though it is so close to downtown. It can get loud with the new Metro rail and when events are going on, but it comes with the territory of a downtown location.

Terrible management, including the property manager. Nice property though. I gave my 60 day notice to vacate and the brain dead guy hired at the front desk never filed it. Greystone won’t work with me. Would definitely recommend using a different property company. Sad, because most of the staff is good. It’s corporate owned and don’t care so not surprised. Personally, will never use Greystar again after their poor customer service. Your milage may vary, just my experience.

I really enjoy many facets of living at this complex. The Apartment is large, mostly modern and homey. The parking garage is the same with lots of space generally. The grounds are kept clean despite all the crowds that frequent this area during the week all throughout the year. The management is responsive and the tenants keep to themselves and work together to keep the complex clean and quiet. Of course this is not without the few exceptional tenants that dont follow rules regarding dog waste, dog leash requirement and trash policy.
Why im not renewing my lease: The noise and the street closures along rusk are unbearable, especially for a night shift worker such as myself. Its not uncommon during dynamo/​soccer season for rusk to be shut down all day and loud music to commence at 12pm noon and last until 9pm, or later… Loud music is an understatement. Its also not uncommon for my windows to rattle due to bass. This is not an exaggeration. I literally turn my stereo louder than I ever would just to drown out the street noise. This is generally a year round problem. i. e St. Patty’s day, Cinco de mayo, dynamo home games, international soccer, and during football season. TSU uses the stadium as a home stadium and they have a wonderfully large and loud band. that marches into the stadium. Of course there is dash games, concerts and «whatever fest» to name a few others. Also large games at minute maid and concerts such as beyonce leave the neighborhood streets in gridlock. During the texans season, there are parties at Lucky’s with unruly patrons screaming. Last year at one game everytime the Texans scored someone had the bright idea of bringing a literal train horn. The kind that trains use when going through an intersection… You get the idea. The complex cant do anything about the events that go on around the area, but I feel it would be nice to incentivize those that live along rusk with lower rent or something else because as it stands, this is the worst part of the complex to live on. Another down side to this is the complex parking garage is never full, but is noticeably more full during any game day which requires tenants to park on the 6^th or 7^th floor. I do wish the complex would do more to enforce the parking rules.
So I would love to stay, I love the location and how accessible the freeways are to the complex, but I do not plan on going to day shift thus I need to find a quieter neighborhood. I knew coming into it the area was active but at times active is not even the word, and when needing to get in and out of the neighborhood in a hurry for work or to the airport, it can be frustrating. I would recommend the complex because within the walls it really is nice to live here.

I absolutely love living at the Lofts! Everyone is so nice and management is very helpful and responsive. The Lofts are perfectly located near Minute Maid Park, the Convention Center, the Dynamo Stadium and more!

I toured this property yesterday since it was listed as one of the few properties that welcomes large dogs.
Although, the property was indeed lovely and they do indeed take big dogs when I inquired about application fees and deposits I was told that the application fee was $ 65. More than most but still some what reasonable.
I was also told that the deposit was $ 100 plus a $ 200 administration fee. still sounds fair right. I asked about parking since I have two cars and was told one spot was free and any additional would be $ 100 per month…
I was shocked and horrified when I got online to apply for the apartment and the website informed me that parking was an additional $ 40 per month And there is a $ 365 Qualification fee that is NON REFUNDABLE! ! WHAT??? WAIT? It’s $ 365 to see IF I qualified? ??? Wth!!!
If you decide that you don’t like my self employed status or my dogs you get to keep $ 365 of my money for running an application???
I’m hardly sure this is legal and It IS Not what I was ever told by the leasing associate who showed me the property and gave me all the information.
I suppose taking $ 365 from anyone ever interested in your apartments is lucrative however it’s one of the Shadiest things I’ve seen in a while!
So 1 star for your lovely apartments, negative 10 stars for your Beyond deceitful leasing practices!!! :-(

I love it here. The staff is very nice and anytime they see my dog, they greet him and give him a treat. :)
Maintenance is very friendly and prompt. Only negative is the traffic and some noise, but I anticipated that.

Great place to bad the management team is incompetent. They had an issue with past tenants still being able to access the parking garage and buildings. Instead of managing who had which clickers and deactivating them as they move they decided it would be easier to randomly deactivating everyone’s and forcing everyone to come to the office to get a new one. The office has the convenient hours of 8:30 — 5:30 which is great unless you have job. I’ve requested twice to have the fan in my bedroom to be repaired. Both times the service request was closed without the fan being repaired. This is the second fan that has broken. The first time the fan was repaired. This time they are stating that the bed needs to be moved, funny it wasn’t in the way last time. Ignoring the fact that I’m on crutches and can’t move the bed. There is no where to move it to. Like a said great place nice property just a shame that the management lacks any ability to manage.

I thought it was about time I write a review of my lovely home! My boyfriend & I moved in last Aug after a lengthy search for the perfect place to call home. Being that the property is not gated, we opted to move into a 2^nd floor loft as opposed to the 1^st floor. We were VERY pleased with the treatment and professionalism of the leasing staff: Stephanie D & Jared, and received a layout of all 3 bldgs.
Once we made our final decision, we were able to apply on line, as well as view the actual unit that was available and locate on the layout provided to us. We have a very awesome floor plan and tons of space (almost 1200 sq ft); we have a 1bedroom/​study unit.
Apparently they were correct in saying that they have super insulated the bldgs and double pane, energy efficient windows; our apt stays pretty cold practically all year long! I think once our light went slightly over $ 100 last summer because my boyfriend was home alot that particular month due to his little vacation he had going on so he ran the AC around 70 OR would leave the AC at 70 and did not shut the ceiling fan off when he left the house all day, lol.
For the most part, we have been blessed; we do not hear our neighbors UNLESS they decide to do the hanky panky in their living room which is adjacent to our living room & that lady is a serial screamer! It doesn’t matter how thick the walls are, she screams as if she is being murdered (LOL); thankfully, this has only happened like 4 times.
Yes, Greystar has taken over, but thankfully have kept the staff which is great. I have not noticed anything different or worse since they have come in except the cups in the coffee bar. Carolyn, Stephanie D & Kamilia are the best ever!
We are actually in bld 2 where the garage is, and we have a reserved spot also. At first I loved the idea of the stained concrete floors, but they are seriously hard to maintain clean (drives me crazy and totally not their fault). I love my kitchen and the space I have to spread out and create my dishes. I had the perfect space I always wanted at Christmas when I bake close to 100 dz different cookies.
There are resident appreciation brunches from time to time as well as resident events. PLUS they even gave tickets out on a first come, first serve basis for Lucky’s Pub’s St, Patrick’s Day event. If you want to go to a Dynamos game, one of the main guys lives here; and he will hook residents up. It’s really great being to close to Minute Maid also, definitely convenient. Food trucks come during games and station themselves at Little Woodrow’s and Warehouse Live.
We DO have an awesome gourmet coffee bar offering cappuccinos, lattes, mochaccinos, hot cocoa, different roasts and choice of decaf or regular. The coffee is a definite must have! The office has a computer area all equipped with Apple computers.
Oh yeah, I can’t forget the great view of downtown from the roof of our garage: we had a New Year’s Eve celebration with family and some friends. Just before midnight, we went up to the 7^th floor (roof) of the garage and had a clear open view of the fireworks show!
My only complaints: YES, trash chute is extremely loud and audible as I am at the end of my hall just near the chute; noone thinks about the time of night they decide to hurl their bags, boxes or glass bottles down it. I have been awakened several times after 2am from it (totally scared the bejezus out of me!) I REALLY hate that thing BUT hey I realize I am SUPER close to our car, lol, so I deal with it. Gnats, tons & tons of gnats: as I said earlier, we are near the chutes and from what I found out 2 wks ago, is that we are not the only ones having the problem. Now that Greystar has taken over, the treatment is getting intense: they are having the chutes treated regularly for gnats now, thankfully.
I would definitely recommend this property to anyone; it is BY far the BEST place I have lived in in Houston. I know we are both hoping to stay here for a while; I think the only reason we would ever think about leaving is if we decide to make that move to Austin we keep dreaming about, lol!

Pros:
*Carolyn is awesome. She was at the old Archstone location we were at in Westchase, and they moved her here because she was so fabulous. And, LUCKILY, Greystar had enough sense to keep her around as well. She’s so friendly and goes out of her way to help the residents.
*The maintenance staff is incredibly friendly and competent. They are always happy to help you in any way they can. They just seem like genuinely kind people.
Cons:
*If there is one single thing I would tell you about living here (it’s the same thing that literally every single person I’ve ever spoken to who has or does live here) it’s that the noise is ridiculous. Unfortunately this is out of management’s control, seeing as the building was initially built with paper thin walls. But it’s just something to be aware of, especially because it’s located next to a stadium, highway and a few bars.

Pros: Great location!!!
Great staff really nice & super friendly.
Pet friendly.
Having a great experience so far.
Cons: noisy. Parking sucks. Hidden fees.

These are NOT CLOSED — I live here lol. I have been living at the Lofts for a little over 6 mo now and before I go complaining let me first preface by saying this is my first apartment I have lived in for longer than a couple months.
Pros
*Location to games (baseball, basketball, soccer)
*Community events (free Chicfila breakfast, pool parties with Archstone, now its ran by Greystar)
*Ameneites (2 pools, gym, billiards, movie room, free coffee/​tea, computer lab, study/​meeting areas)
*Really nice leasing staff (Jared, Stephanie, Camille — love them!)
*Low Energy bills ($ 40 — $ 70 for just me in a ~1100 s.f.)
*Low water/​sewage/​trash bills (~$ 15 — $ 20 for just me)
*Nice Finishes (albeit black appliances, polished concrete, high ceilngs)
If you work on the E. side of Houston you hit abs no traffic to or from work
*A few decent restaurants close by (Kim Son (thai/​viet), Huynh (viet), Walker St Gastropub, have yet to try Cork Soakers but I think its wine only (dinner of champions))
Cons
*Inconsiderate residents (had my car hit 3x in the parking garage while living here, 1 left a note, ciggarette butts, etc)
*Thin walls (I get the pleasure of listening to my one neighbor who is hardly ever home — thank goodness — jam out to his dubstep in the shower)
*Parking (I live on the first floor and if I get home after 5pm have to park on the 3−5^th *floor — not fun on grocery shopping day) and I am lucky enough to live in the builiding with the parking garage, otherwise you have to park in another builidng and take stairs/​elevator to your apt — Oh and the (slow ass) elevator only goes up to level 4. I usually take the stairs but on a rainy day you will get a little wet although its covered
*Expensive for what you get
*Loud and smelly trash compactor, I live just around the corner mind you
*Loud air conditioning
*Loud pedestrian gate (it closes loudly and its right at the head of my bed, opposite the wall)
*Loud on game days
*Luckys Bar attracts some of the trashiest people I have met in Houston thus far, not even worth my time — and the food is subpar
*No ceiling fans in living/​dining area
*Sometimes the water smells stagnant
*The 1^st floor floors don’t get maintained from an aethetic point of view, paint rubbed off and not shiny — while the other levels do
I suppose all in all its not too bad — although being a young professional, if I were to do it all over again I would have moved to Sawyer Heights (for the running path, Target, and eye candy pool crowd :)), The Core on Washington (for nightlife location) or somewhere in Midtown if they weren’t all tiny. I hate not having a grocery store super close by (Although the new Kroger in the heights is awesome, or the Randalls in Midown isn’t too far) or being able to walk outside and go for a run (Rice/​Memorial/​Hermann parks are nice but a drive) without hitting an intersection on each block. Hope this is helpful.

Have to put in 60 days notice because rent was going to increase by $ 320. I’ve been a resident almost one year. I moved in before the soccer stadium opened so it was definitely quieter when I first arrived, but Archstone has done as much as they can (within their power) to control the traffic flow, protect the resident parking garage, and manage noise levels. Soccer game tailgaters tend to venture into our hallways (I’m in Bldg 3) and try to sneak into our parking garage. It’s not out of control (yet) but keep in mind that the stadium will be shared by TSU during football season and soccer season is 9 MONTHS out of the year! Not to mention, this property was initially built to pump up support for the baseball stadium. So… you should probably be a sports fan living here. For me, Archstone would not budge in bring my rent back down to what I initially leased into ($ 1100 move-​in; $ 1420 to re-​lease!!). I was expecting the rent to go down a little, especially with the new soccer stadium and all the traffic nightmares, but instead rent rates are increasing dramatically. Apparently, this is across the board at most properties downtown with similar living standards. Many people are moving. Who wants to pay $ 1,500 for a one-​bedroom? AND you have to deal with thousands pf people TWICE a week on soccer game days, not to mention tailgating parties at Lucky’s Pub (which always includes a live band), and pool parties almost every weekend during warm months. You almost have to «shelter in-​place» to avoid all the drunk people. However, I must say, my move is bitter-​sweet. I’m a single-​female in my 30’s and I’ve always felt safe at the Lofts, despite all the traffic & events. The Lofts have spoiled me and finding comparable amenities elsewhere has been difficult. I have a large dog so it’s even harder finding a new place. There’s no weight limit at the Lofts. I love the appliances, concrete floors, floorplan layout, W/​D inside my unit, dog park, track lighting, «fake» granite countertops, and built-​in computer desk. Plus, all the units look like REAL lofts but most floor plans (including mine) have a wall to separate the bedroom space. Also, you will be surprised how hard it is to find an luxury apartment with side-​by-​side refrigerators that have ice & water dispensers. Many have ice-​makers but no no dispenser from the front. I consider this a big difference. One small complaint, my dryer never worked well. I always had to cycle my clothes 2 times (even with small loads). But, I’m sure they would have given me a replacement if I was going to re-​lease. Management staff is great, the manager, Carolyn is very compassionate & kind. Ms. Elsa is fabulous. Jared & Stephanie have also been very helpful every time I needed something, which wasn’t too often. Plus, all the maintenance staff guys are very nice. They are all dog lovers so I was never nervous for my dog if they had to enter my apartment to repair something while I was gone.

The Lofts at the Ballpark has exceeded our expectations. My hubby and I chose this place because it’s walking distance to his work place and of course the new BBVA Compass-​Houston Dynamo stadium being next door.
The cost of living is pretty high here but you get the same price as to living in the galleria or inside the loop. Why not just live here where you are close to everything?
We are in walking distance to everything we can think of. We are close to the Toyota center to watch the Rockets game, close to Warehouse live to listen to music, Minute maid park to watch the Astros game, close to Discovery Green and of course the convention center. Also, there’s places to eat which is Huynh restaurant (really great Viet food), bars around this apartment. This place is great.
The style of the apartments are modern loft-​style. The floors are concrete & wood floors, 10 foot ceilings, modern kitchen with open space to the bedroom, living room, and kitchen. Plus this place is great because it has washer and dryer connections.
There is security on the premises but of course security can’t be everywhere just becareful with your surroundings. They have HPD living on property, a great gym with different activities for residents like Zumba and Pop Fit. Great friendly staff and maintenance is wonderful. Plus, the staff provides few times brunch for the residents and there is a business center with computers for internet, a place to study or to lounge around. They have this gourmet coffee that is like crack. I have to grab a cup every day before going to work.
Although the previous reviewers stated, that the elevators are slow which is very true. There is one elevator for each builiding and well, you can’t be lazy just need to use the stairs.
Great place to live and no complaints yet.

As someone who has rented many many apartments and a house over the years, Lofts at the Ballpark has been my most positive experience so far.
The location is great and convenient to everything. I’ve toured nearly every apartment complex in Midtown and mine is huge in comparison to the typical 1 bedroom floor plan. This community looks like it would be very expensive, but the rent here is actually pretty reasonable given the size and location. The smaller studio floor plans start at about $ 1,000/mo. The apartment interiors have nice features and finishes. I love love love the stained concrete floors. They’re much prettier than the standard berber carpet you usually find in apartments and they make my electric bill super cheap. :) The maintenance staff is amazing. I’ve put in 2 requests before, both fixed within a matter of hours. They also have a 24 hour response time guarantee. Parking is a non-​issue for me since I live on the 4^th floor and there is always plenty of space in the garage. I will say that the 1^st and 2^nd floors seem to fill up very early in the evening, but reserved spaces are available. They do strictly enforce the visitor parking policy and will tow non-​resident vehicles that are parked on the first 5 levels of the parking garage.
My only complaint is the slowness of the elevator in building 2. It’s not even worth using because it’s faster to walk up 4 flights of stairs. The other elevators might be just as slow, but I wouldn’t know.
Overall, I’m pretty happy here.

Situation: We always walked by this place when going to the Astros games thinking that surely, these must be exobentantly priced apartments. Decided to check it out after becoming familiar with Archstone family of apartments at the Memorial Heights Apts.
Style: Modern, polished concrete floors, pre-​painted accent wall, 10 foot ceilings, exposed duct work, juliet doors, loft style where the only door in the place is to the utility room and the bathroom.
Cost: Surprisingly average for the places we were looking (Memorial Heights area)
Additionally: $ 500 pet deposit ($ 250 refundable) and I think a $ 10 pet rent? Internet and cable not included, must pay for all utilities
Verdict: Love this place!!! I think it was getting bad reviews before Archstone took over about 3 years ago. We live on the fourth (top) floor facing east so my comments will pertain really to our apartment and our experience so far. There’s a lot to say so I’ll list positive (+) and negative (-) points below:
+ Excellent security effort
+ Great club house: work out facility, internet, pool table, shuffle board table, gourmet kitchen, starbucks coffee, breakfast bars in the morning, lots of tvs.
+ Not your run of the mill apartment layout, you feel like you’re living downtown! Not like you’re still in college.
+ Two pools with bbq and firepits and volleyball nets
+ Dog run in the back
+ Quick maintenance/​service response
+ Sky bridges between buildings
+ Parking garage with open parking (you can pay for a reserved spot)
+ 10 minute walk to Discovery Green, Toyota Center, George R. Brown, Minute Maid, soon to be Dynamo stadium, Downtown destinations
+ Developing night life: Warehouse live, Lucky’s Pub, Meridian, *new: Cork Soakers, and Lil Woodrows is also moving in.
They have really good security, an active tow truck to clear out the parking garage, there is no assigned parking (you can pay for a reserved spot)
+ Personal email notification of events and notices from the staff.
+ Maincured dog run
+ Price is nice!
+ Minimal use of A/​C and heating due to our layout and location
+ Very open and airy feel to it
+ Extremely easy to access the highways from this location
+ MASSIVE ELEVATORS!
— Elevators are extremely slow! lol: P
— We are close to star of hope so you get your occasional bum, but it keeps you in touch with reality and they are going to really start developing around here so there may be change in that
— Sometimes have issues with the internet and there is no internet at the pool in builing 3
— There is no fence around the dog runs so it’s recommended to keep you dog on a leash. (Ours are well trained so we don’t bother with the leash, and a positive is that for now there is a huge field that they can run around in)
— Some people complain about a train at night — we never hear it
— Notifications for some events are sent out ridiculously close to the event so it’s difficult to plan
— The streets around the apartments are definately not safe to leave you car parked, we’ve been broken into, and seen two other cars get broken into as well. It’s not an issue if you park in the garage.

I think that’s it for now. You can’t beat the location, and it’s exciting to be around to see this area get developed. I would give it the last star if they put internet at the second pool and if they had a fence up for the dogs.
Update: So about those massive elevators, I just got stuck on one for an hour! I’m not one to freak out so it doesn’t really affect my sentiments about the place, I still love it. I didn’t have my phone on me but fortunately there was a call button so I called OTIS and they had a guy out in about 45 minutes on a Sunday morning. They even called my husband for me. Once the OTIS guy and our apartment maintenance people got together they had me out in a jiffy.
It actually does seem like we get a lot of notices for the elevators being down so if you depend on them to get floor to floor you might want to consider this.
Otherwise, just don’t be a lazy bum and take the stairs!
