We just signed our 10th lease here, but this will be the last! Moved into Jefferson Park in 2006 with different owners & different management company. That has changed at least 3 times. Present owner has put cosmetic touches on the outside: new paint, new carport covers, remodeled office & party room, new things around the pool. As people move out, the apts. are upgraded with new paint, carpet, appliances, etc. Oh, and they tacked ‘The Resort at…’ on the name. In 2012, mgmt. removed 22 trees & the big beautiful tree in front of our unit was cut down & removed. It provided shade & helped keep the apt. cooler during the summer. No more. There is STILL dirt & mulch where the tree was. I’ve asked for grass, but was told by upper mgmt. that the front of the building & model apts would get landscaping first. Have never had a problem with heating in the winter, but our a/c goes out ATLEAST once during the summer, sometimes more! Instead of servicing the 300+ units during the spring, they just wait until something goes out before addressing it. Had I known that these apts. offer short-term leases, I would not have rented here. You never know who your neighbors are as they move every 6 — 9 months. Many complexes in this zip code(75038) offer short-term to the many IT/tech people who come in to train & then move elsewhere. Perhaps I don’t understand this, but many units house 3, 4 or 5 young men who have very little furniture & don’t appear to be staying very long. Our 2 bedroom/2 bath unit is over $ 1000 a month. Additionally, we pay water, electricity & an extra $ 17.50 a month for ‘valet’ trash(only one dumpster, so a truck picks up trash curbside 3 times a week), pest control & cost of printing the bill THEY send to you monthly. Lately, most of the women in the office are not as friendly as they used to be. I always get the feeling that we are inconveniencing them! No night drop for rent, but you can pay online for an extra $ 9.95. We have never been late on rent, obey the property rules & feel like we’re good tenants & neighbors. Doesn’t seem like the office personnel cares because as soon as one moves out, another moves in. Outgoing mailbox is always broken & we had checks missing during Christmas. We were advised to file a complaint with the Post Office. If you are bothered by kids screaming, running up & down the stairs or playing in the parking lot, don’t rent here. I’ve seen cars scratched by kids that play unattended. There is a great park at the end of the complex for kids to play, but the parents would rather hang out in the parking lot & let the kids play here. Yes, I’ve seen some near-misses when drivers do not see the little ones! The primary reason I rented here was location, location, location. Several years ago, there was a rampant bed bug problem. We are up on the 3rd floor, but there was one daylight apartment robbery(resident tied up & electronics stolen at 10AM) & several cars broken into. There are NOSECURITYGATES in the front. This complex was built in the late 1980’s. The entire application/lease process is electronic now. I saved the best for last… if your a/c goes out after dark, it is NOT considered an emergency & you have to wait until the next morning for maintenance! Don’t be fooled by the ’24 Hour Emergency Maintenance.’ Only certain things are considered emergency: running water, structural damage or toilet overflowing. I don’t know if any of the other ‘Resort’ properties are like this & I don’t plan to find out.

I’ve rented here for over two years. The management are very accommodating(at first) but honestly aren’t the best at customer service once you sign a lease. They’re great at sales and pulling you in, but I feel after you sign that dotted line it’s a rap. The office management who work here could care less after you’re a tenant. There’s a constant vibe from them like you’re inconveniencing them just by being in the leasing office. I mean I can see why, they deal with 99.9% brand new immigrants, mostly Indians so there’s a culture clash in the social interaction. I know because I’m an immigrant myself but I’ve been integrated into the society for years. But that’s no excuse for the employees here to be rude. On the flip side they are very accommodating and flexible for the most part, especially when it comes to payment of course. Online is an option after your first few months but I think there’s a service fee so I’d avoid that. You can also put maintenance request online and that’s good to know because it seems like you’ll constantly need it! Everything seems to be broken or braking all the time, things are constantly falling apart with minimal to light use even. But the view of the lake in the park is gorgeous so again it really depends if you’re a homebody or not. Other than that the pool looks ok, the«gym» is just a small ratty room with broken/missing equipment.
