EXTREMECAUTION before leasing here!!! I am the first resident of the entire community(at least that’s what I was told in the beginning) more on that issue later. With that being said I have seen this place from conception before The buildings were even started to its half ass completion all the way through till today. I moved in here as I thought it would be a convenient place to live(which it most certainly is! It is extremely accessible via 95 or the turnpike and close to great shopping the beaches etc.). I also figured they had a reasonable security deposit(guess it was around $ 250) rather than paying first last and security(which could be $ 6000 or more if I were to rent a regular home. As you read on you will see as I have learned I should have just paid the 6000 up front and moved elsewhere. Now to be fair I live in the townhomes and the townhomes are extremely well-built and energy efficient. My old townhome across the street’s electric bill was around $ 150 a month whereas here it’s around $ 75 a month and I keep the air at 70° always. They have the hurricane/storm glass which is very quiet. As far as the problems with my home there has only been a handful but they have been ongoing. One of them is the fuse continually blows that controls the garage/laundry room and several light sockets. The smoke detectors continually beep randomly throughout the night. I have changed all the batteries at least 20 times. Also the«energy-efficient» lightbulbs continually blowout. And the most recent issue is the garage door does not work. With the new management they now have to find a new garage door company to service as apparently the old company who installed the garage doors when they built the homes will no longer honor the contract.(some crazy shit like that). Anyway I’m left with an inoperable garage door. I understand things happen and contracts laps and I’m sure they will get to it. Eventually. It has been over two weeks and no answer in reference to repairing my garage door. HERESTHEREALISSUES!!! I was told my rent would be around $ 2000-$ 2100 per month” everything would be included”. I was told specifically the trash, TV, Internet, electric, water and a few others were all included in the rent and that it’s «actually saving me money». Well that’s just not the case as I’m paying closer to $ 3000 a month. My rent is over 2600 and I am continually nickeled and dime and for valet trash service(you put your trash outside and it’s picked up and you’re charged for it). That’s the same thing every city and county across the country does that’s included in your taxes. I was also told since I was the first resident is getting a discount I also get a water bill and cable bill(again I was told by the leasing person that«everything is included in the rent». I have actually discussed this with many of my neighbors and they have said they too were led to believe everything was included and it even said that on their original website. $ 500 extra per month fee if you go month-to-month(they sure don’t tell you that when you’re signing up) Now here’s a real issue and completely not right!!! I went to go month-to-month after my year lease was up at which point I was informed it would be an additional $ 500 per month. I then decided to sign a 7 month lease in January. Went to the leasing office to sign the new lease and their printer was broken I was told. Of course I understand that things happen and I told them to let me know when they had the new lease ready I repeatedly emailed about new lease n finally stopped back about three or four weeks later and the new lease was finally able to be printed however I was informed that it had to begin when the lease was printed so they stuck me for an extra month due to their ineptitude and my total understanding and patience. Told me they could not backdate a lease even though it was their fault or their inability to print one out. Now they are very quick to defend their actions and the answer quickly for negative reviews posts etc but you wait weeks and weeks/months for anything to be fixed or any lease issues etc. They had a security guard there while the property was under construction to guard the construction materials. Now the people live there there is no security. I find that odd as construction equipment can be replaced a life can not. Someone was carjacked in the parking lot about a month or two ago at gunpoint. Of course I understand that could happen anywhere but again why security during construction when no one lives there but now that everyone’s living there there is no security. Also there is not one person working there today that was there one year ago when they opened the entire staff is a revolving door. This is the type of community that will be a successful in spite of themselves due to its location. Again the townhomes are beautiful but the hallways in the apartments seem not finished

I have lived all of the country and I have never had a more unpleasant experience. The property itself is in a good location but like most new apartments these days, you can tell that they the used cheap materials. For example, in the few months that I have been here, the front door handle snapped leaving me locked in the apartment and my dishwasher was hanging out of the center island because it was securely fastened when installed. I understand issues happen but the worst part is property management is completely incompetent and unresponsive. I had a mold issue in my apartment and it took them three days to get an outside party to come and look at it. In fact, one of their first responses to me was that they had their onsite maintenance man go and look and he could not find the source of the mold(end e-mail). I responded by saying that simply because he could not find the source does not mean that the issue is resolved. I took pictures and e-mailed them so there certainly was a cause. Finally, they did what they should have done when I contacted them in the first place and they hired an outside specialist to inspect my unit. It took three days of back and forth. When I complained to the property manager that a potential health hazard such as mold should have been dealt with more expediently and that she really dropped the ball she told me that I was«attacking» her because I used an expression with and expletive in it to describe the situation. She also asked if I would speak to my boss that way? She’s not my boss! On another occasion, the property management team needed to enter my unit to fix something that was installed incorrectly(no problem). I came home that day to find my door partly open with the master key in the lock and all the lights on in my unit! When I informed property management they told me something to the effect of thank you for returning the key(I returned the key and then wrote them an e-mail). I don’t know if the property management company is just completely inept or they just don’t care. Either way, stay away!

New construction is always a plus. But you have to put with the delays. This place has been plagued with delays. Whether it’s the unit you put your deposit on or the opening of the gym, pool, or dog park. I had constant problems with my unit, lighting, a/c, washing machine and other stuff. Luckily they have a speedy friendly maintenance crew who is on top of everything. My only issue is that the light in my shower has been out for two months and they don’t have new lights to replace them so I’ve had to shower on the dark since I moved in. Molly was the leasing agent who was very friendly and caring for all the tenants needs, but unfortunately she quit recently leaving us with only Casey who won’t help you with anything and just give you attitude the whole time. This place has some great things about it but I don’t know if I’d recommend it to anyone with out telling them to look elsewhere first for some comparisons. I’m thinking about looking for a new place when my lease is up but I’m worried that I won’t be able to find a place with such a prime location.
