Stayed here this past Friday night and last night. This is a very clean hotel that appears it may have been recently remodeled in the past year or two. We had a 3 double bed suite. The room was very clean. The negative issues with our room were: The fridge did not work, the pillows are awful, and the shower head does not tilt down at all, so when you run the shower, water sprays all over the back wall of the shower and even with the curtain fully closed, still gets water all over the floor. The free breakfast here sucks. You truly are better off just going out and paying for a breakfast. They serve those fake tasting eggs that come in perfect circles. The sausage patties taste cheap and mass produced. They have hash browns and biscuits as well that are kept in a steamer, which pretty much steams the life out of everything and leaves the hash browns and biscuits soggy. They have a waffle maker, but the syrup is that cheap pre-packaged Kraft brand syrup. This was basically the cheapest easiest breakfast a hotel could throw together. If they would put a little more effort and quality into their breakfast, I really think it would be a great selling point through many high star reviews. The pool area was all functional and well maintained. This hotel is located in a great location in Lawrence right across from the KU campus.

Smoky room smelled like an ashtray. Was definitely not worth the price, the front desk guy did come and try to spray some lavender to make it smell better, and offered to leave the bottle. But that only mask the smell for a few minutes. Will definitely not be back!

Can’t say one bad thing about this place. Comfortable, clean, and in a great location. Service was great and was a solid value. Someone was using the computer I needed for the printer and the front service clerk let me use his computer behind the desk. Love when people go above and beyond. It’s the little things that made this stay great. Highly recommend staying here.

Might want to pass on this one… Our room was fairly spacious, but bed was soft, and the room smelled terrible, like wet carpet or something… The first day we found a housekeeper who sprayed something. The second day, smell was back. No housekeeper around! The sign on the door of the room said it was a «smoking» room, even though we were asked to sign a statement when we checked in that we would not smoke in the room! Breakfast was just ok. Desk clerks were friendly, and location is good. Close to downtown, and U of K. Nice flat screen with HD picture on most channels. In-room coffee was available, but was not re-stocked after the first night. There was a fridge in the room, but no micro? Had to go out on the outside walkway to get wi-FI for our iPad. Our room was on the second floor in an external building, with no elevator. One of our party was a handicapped senior, who had trouble with the narrow stairway.

We had a great stay here. We stayed for the night before Ironman Kansas and we had no issues! The building looks older and the pool was small, but the rooms were all updated and much nicer than we were used to for the price. The staff was incredibly friendly and were arranging to start the 6am breakfast to start earlier at 5am for the athletes. The beds were comfortable and there was a coffee maker and a fridge! The sink was outside of the bathroom, but the shower and toilet were pretty cramped. We were in the second building on the 2nd level, but we didn’t hear any of our neighbors through the walls(but saw Do Not Disturb signs, so we know they were there). Tons of athletes were staying here for the race as well. It was 15 minutes from Clinton State Park and plenty of restaurants, gas stations and grocery nearby. We were also able to check out in less than 5 minutes at 4:30 am which we were impressed with. Also liked the free wifi. Would definitely stay here again.
