I only come to visit a friend here… Its Always clean. Super Sexy décor. Cool amenities, I’ve worked out there and it’s more than substantial. I love walking on the walkways which are cool gardens and spots to lay out. The view from his porch is to die for. I love that it’s a duplex in such a modern building. Stone throw from super cool shops and mall. I like it here!!!

The architecture is both modern and relaxing. The location is convient if you like the Aventura area. And it is nice that the building is smack in the middle of the city while at the same time it isn’t crowded.

My friends and I nicknamed Artech, «El Titanico de la Aventura» and we were wondering which tropical storm would allow Artech to set sail on her maiden voyage!!! The building is an excellent concept, but it has fallen prey to the condo crash, mismanagement and a host of other unfortunate problems. Admittedly, from the inlet and from 188th, the building is very striking. If you’re considering living here, the biggest problems will be the STC violations(Sound Transmission Class – the building is not sound proofed according to Miami-Dade standards between units), the awful Internet/TV service, and the general maintenance of the building. Also, if you somehow get stuck with a unit with problems-goooood luck working with the developer to get it fixed. The developers sit in an office on 29th Avenue and don’t give a isht just as long as their raking in maintenance fees. The common areas are sparsely furnished – and the areas that are furnished are done so in a cheap manner. Once, the outdoor furniture was all damaged by being out in the direct sun for a month, so it was all thrown out – it was comical to see the bare terraces outside the gym and community center. My unit suffered badly stained marble on the master shower floor and walls resulting from a backed-up drain the day I moved in. The management easily spent $ 6,000 on a contractor that repeatedly came in and tried to scrub the stain out among other very abrasive techniques. One night, the treatment was two inches of bleach with the drain stopped-up with paper towels. In actuality, it needed to be replaced. They refused, but in the end they probably spent way more than they would have if they corrected the problem properly in the first place. Loft Marina LLLP came up with the weak excuse that the white marble was imported from some distant land. What crap. But more about the STC – each unit is separated by two single pieces of ½ inch drywall – and that’s it. A normal conversation is EASILY heard next door. Try it out, I am not exaggerating this at all! This can make your life miserable!!! I am seriously imploring you to consider this before signing that contract! Some owners have had the walls filled with insulating pellets with much success – that’s the one exception. The residents have all started going the same way(down) as the management – it’s a side effect of not properly maintaining a property. Same as the broken windows effect. Artech? Meh. I am glad I am not in that boat anymore!

The Artech looks good from the outside but it’s all a show. If you move into this building, be prepared for the following: The residents are completely rude. They will play ball with their dogs in the hallway, let pets crap on the sidewalks and generally make a dirty mess. One resident left a live turtle in a broken fish tank in the trash room… just left it to die. When brought to the property manager’s attention, he said he’d take care of it… later, it was in the same tank, along with a dead fish, in the other trash room. If you say to a resident, «hey, can you clean up after your dog?» when it craps on the walking path, be prepared for him to give you two middle fingers and tell you to «f» off. and the piece de resistance… there is no insulation between units. It literally feels like you are living with your neighbor. We have a baby next door that cries morning, noon and night. The parents think it’s okay to let the infant cry. They have no furniture… just a bed and a playpen, further exasperating the situation. At $ 2700 a month, there should be insulation. BUYERBEWARE!
