I cannot tell you the disappointment I have had over the years with my complex. I personally spent money from my account the last 7 years to beautify the landscaping and painting the stairs in my area. Otherwise the landscaping has mostly died throughout the complex. Managment tries to beautify the front entrance and the clubhouse area to deceive renters but the reality is that there is and unprecedented amount of disrepair. There is rusty stairs, cracked sidewalks, cracked walkways, damaged balconies, poor lighting, foundation damages, roach and bee infestations and so much more. Hopefully this post will make management open their eyes and stop neglecting its residents needs.

Run for your lives!!! This is an awful place to move to. The association sucks!!! They never do maintenance when needed. Oh and forget parking. Your guests car will get towed at your expense. I honeslty had hell living there last year 2011. The hammocks is a nice area and has other condos you would prefer such as Cascades, Hammocks Place, and Hammocks Trails. I grew up in the area and lived in most, if not my friends have.

Vista Lago is a beautiful and quiet lake front complex nestled inside The Hammocks in the West Kendall area. A few years ago you would have known this place as Biscayne Beach Club, but as the rise and fall of the condo-conversion craze, Vista Lago came in to «save the day» and took on half of the complex, by gating, repainting, separating, and renaming it from it’s previous disaster which is now our neighboring hood, Biscayne Beach Club. There are 4 different unit plans, and all of them have been«updated» with laminate wood flooring, crown molding, 5″ baseboards, Italian cabinetry, and granite counter tops in both the kitchen and bathrooms. Of course, that option was only available for the property owners. Upon entering the complex you’ll find a beautiful club house with onsite swimming pool, indoor racquetball court and gym. A great feature is the full kitchen that can be used if you choose to rent out the clubhouse for a celebration of any kind. The property itself is always maintained, bushes and trees trimmed, grass is always cut, and you never see any garbage throughout the walk ways and parking lot. Property management seems to be on point. Though the association fees are killer, it’s worth it since it includes water and exterior insurance. The thing that attracts me most about this property are that the units don’t really look like apartments. The buildings are only 2 leveled and resemble town homes making it more appealing and«homey». All an all, it is our home and we love it here. The lake views from our balcony are breathtaking and our neighbors are friendly and clean.

Avoid this apartment complex. My wife and I have lived here for 18 months. This place got caught up in the condo-conversion craze and was obviously blindsided by the real estate crash. In October 2009, we experienced a flood caused by a faulty toilet. The entire apartment was sitting in about 6 inches of water… management did not fix the rotting/molding baseboards until Feb. 2010. When something breaks, they often do a cheap patch job or replace a broken item with a part salvaged from a vacant apartment. There are better apartments in the Hammocks with better lease prices… look around before renting here.
