This hotel is perfect, and the owners are the best, nice view of the water, the rooms are clean and comfortable. The owner and is wife are the friendliest people and couldn’t be more helpful. The breakfast IS AWESOME-except they didn’t have any protein shakes but considering it was the last night they were open before the renovations I’ll give them a pass. We stayed here while celebrating our anniversary. Originally I did not want a B&B as it’s not my style but as it had availability we booked it. It is a B&B but feels like a hotel. The owner could not have been sweeter and even surprised us with a bottle of champagne on our first night. The complimentary breakfast is great, it’s off menu and cooked to order. The rooms are nice but a little small and the bathroom is nice and large. Its a very cute place and we enjoyed our stay. It’s very close to all newport attractions and the owner is quite knowledgeable about the area. I would absolutely stay here again because she makes you feel like family.

we stayed here right before the 4th of July 2012. We have two young children and were absolutely discusted with the condition of the hotel and our room. Very old, rickety(not the charming type of rickety), very dirty, air conditioner was noisy, very noisy, beds were old, stained mattresses hard as rocks and the linens looked dirty… I’m sure they were clean yet they were worn out. I didn’t expect modern accomodations yet I didn’t feel safe, had the constant worry of what my kids were going to find under the bed or on comforters… really bad. Price was sky high! We ended up leaving two days early and booking a room at the Hampton Inn up the hill– like night and day. Clean, nice, professional staff, CLEAN, NEW linens and only minutes down the road. Hampton was a fraction of the price and 10x the value. Thumbs down on Seabreeze.

Adorable inn just outside of Newport. Great service. Clean, spacious rooms with a lot of charm. Great location. Very close to the center of Newport but far enough away so that noise and traffic are not a nuisance. 5 min. walk to the beach. The breakfast in the morning was delicious. Freshly made, full service breakfast. Owner operated, quaint little inn. They aim to please!

Perfectly adequate and clean inn 2 miles outside of downtown Newport. The location was pretty spectacular… the beach was a five minute walk away and it was an eight dollar cab ride to get right to downtown Newport. Pros: — Free breakfast every morning at Telly’s Café. The food was standard diner-esque food, but everything on the breakfast menu is absolutely free if you stay at the inn. –Clean. –Balconies in every room. Cons: –The beds are as hard as rocks. In fact, my neck still hurts from my first night sleeping here. –I’m not sure what was going on, but after I drove into town one day the owner ran out and asked me if I was staying at the hotel(in a rather accusatory tone). My car had been parked there for a day and a half before I left and I had had a conversation with the owner, so I’m not sure where the suspicion came from. Overall, a fairly good stay. Our room was confusing because we had a foyer with a full fridge, however it was really hard to tell if it was only for our bedroom or a common area for the hotel. We had a key to lock it, but it was still strange. I would stay here again, although the price is pretty steep for what you get.
