Jefferson at Inigos Crossing

I lived in this building for a year and a half. I was itching to get away when my lease was finally up because it was one of the worst experiences I’ve ever had at a rental.
Just a few days before moving in, I’m contacted by management informing me of damage that occurred in my unit. At the time, the building was brand new and so was the unit, so when I was told there was damage, my mind immediately went to poor quality construction. This left me in a bind because I had to pick another unit just a little over 24 hours I was supposed to move in. What I settled on wasn’t comparable to the one I was originally supposed to move in. Later on down the road, it ended up really working in my favor because that side of the community continuously had issue that were construction related.
So while living here, it was just not up to parr. The trash rooms weren’t cleaned daily, people weren’t picking up after their dogs (poo was literally in the hallways), there was no ventilation in the hallways (on a 90+ degree weather day I’m sure you can imagine how awful that was), and the walls were paper thin (the fights my neighbors had were more entertaining than anything you could buy on Pay Per View). For the amount I was paying, this was totally UNACCEPTABLE.
To top it off, the management office was ridiculously incompetent. Most questions asked weren’t answered until I would show up to demand them. Even then, they were a bunch of smart@$$e$ that really put me off. Let me just put it this way, I seriously doubt if they even knew what the definition of Customer Service was.
So with that said, I think you can understand why I give my experience at this community 1 star. If I could, I wouldn’t even rate it that high. It was that bad.

I lived in this building and then paid a lease cancellation fee of $ 4,500 in order to move into a new home. I was told that I would receive a rebate if my apartment was rented.
Nobody contacted me, but I kept track of my apartment online, and when it was taken down three weeks later I contacted the management company and asked for a rebate. They confirmed the apartment was rented. I then got a rebate check for $ 750 (i.e., they pocketed $ 3,750 for a three week vacancy on an apartment worth $ 2,000).
I went in to speak with the leasing office and they told me they would solve my problem but then called me back to tell me the old property management company handled it and they had no records and I needed to call the old property management company.
I will be calling the old property management company and will update this report, but I am not hopeful. The old property management company was just fired and has no incentive to provide any assistance.
Best case scenario, huge hassle. Worst case scenario, literally getting defrauded out of thousands of dollars.
There were also various problems with the apartment while I lived here (pipes burst and the hallways were a mess, our apartment was fine but other people had all their stuff ruined). They also took $ 130 off my security deposit with no explanation after someone did a walk through and told us everything was fine. More fraud, but I just can only fight so much.

I’ve lived here for about a year and this place is okay. I would have happily renewed the lease with my roommates, but our lives have taken us in different directions.
PROS:
–Built cheaply, but that’s okay because maintenance is awesome! Every time we’ve called them for something they arrive within 24 hours and fix the problem.
–Dog-​friendly! The grounds have poop bag/​trashcan stands, which is helpful if you happen to run out of poop bags mid-​walk.
–Any time you have to deal with the leasing office, you’ll want to talk to them in person. Nobody ever returns calls or emails, but they resolve stuff instantly if you show up to the office.
–Gym is pretty good, as is the pub room. I’ve hosted quite a few parties in the pub room.
CONS:
–Fire alarms will go off at least once every other month for water leaks/​flooding in front of the garage door. I’ve talked to other residents who have been here for 3 – 4 years, and they all confirm that this has been typical fire alarm activity for this apartment. Nobody has a clue how to fix the flooding problem more permanently.
–The garage doors keep breaking for some reason. They’re nice enough to keep them in the «open» position when the doors break so that you don’t get locked out, but then people get in and steal bikes/​stuff in storage. Anything not secured with a U lock is guaranteed gone. It’s not that hard to tailgate someone into the garage anyway so don’t think you’re «secure» by parking your car in a garage that requires a fob to open.

By far the worst living experience I’ve ever had. My apartment did not have AC for over 2 months over the summer and there were several nights that I slept in the hallway of the complex because it was 90+ degrees in my apartment. Management on the issue was awful and not a priority to fix the AC. It was to the point where I had to get corporate involved. Very glad to have moved out. There is always something broken or not working in the building. There were multiple times that the Theater screen/​projector were not working and fitness equipment was broken/​not working many times.

This is an awful building! I never ever leave reviews online, but I had to do it for Inigo’s Crossing. If I were given the option of choosing the number of stars, I would have given this building a (–20).
Last month both my car and my bikes were stolen from different garage levels (accessible by fob only). The building management suggested to my neighbors that I did not pay for the car and started questioning the facts even after I had sent them the police report. I have learned since that multiple bikes, motorcycles and even a kayak got stolen from the garage. This building advertises that they have 24h security — but really they have none, ‘0’!
Inigos is becoming a sketchy environment with a lot of abandoned cars. They haven’t worked with a towing company for a year, so I am guessing this is the new niche for all sorts of illegal activities.
Here is another fact. They have a lower rent base for some and keep the rent higher for others. I pay at least $ 400 more than 2 of my friends (they don’t fall into any of the categories where rent should be lowered) who live in the building for the same number of rooms. The management refuses to lower my rent.
Don’t let the pub room and the movie theater fool you! This is a nice building until you have a problem and then you are on your own! The management is awful, passive, you will feel like talking to an answering machine.
I hope my experience will help you see this building for what it really is!

Moved in here because of the accessibility to the metro and the major highways. Great spot for a reverse commute to Germantown without being in the city. Two weeks after we had moved in in May 2015 our bikes were stolen out of the «secured access» parking garage. Recently we have come to find out that several other residents bikes, a kayak, and a vehicle have been stolen as well. There are no security cameras in the garage or at their entrances. You need access fobs for the garages and doors to the building but not having several cameras watching the building is very concerning especially with all the theft that has been happening. I guess the area isn’t as nice as we thought.

This review will be fair and objective. I will base it on an average of five factors. This is my second rockville apartment. I stayed here from Nov 2013 — Dec 2014.
I lived in the first floor in the newer building and my window faced the back of the bldg, pointing towards the woods and Georgetown prep, and where everyone walks their dogs.
Moving in /​Moving out — The experience of moving in and out was terrible if you live on the first floor. Being a semi large place, that loading dock better be reserved. The loading dock is located in the second level basement. Luckily there is an elevator that takes you to your floor but you might have to walk through the parking garage. On the 1^st floor, there is a small set of stairs you must climb to get there. While everyone else can move straight to a number of elevators. You will be doing a lot of walking as the loading dock is a good space away from your apartment. Access to building — With a good parking garage, I must admit the spots can be tight and you can easily scratch your car. I have seen multiple cars with similar scratches. Best to back in all the time. The front doors are controlled access with fobs. 1 star
Amenities — Not bad amenities. The gym is good for an apartment. There is a pool with grills placed around it. The first floor pub room is nice and frequently rented but it can be loud. It is near the mailbox and you will hear the parties but not from your room. The business center is OK but I can never get the printer to work nor is there a scanner. There is also a theater that is used often. It is cleaned often but you can easily smell the last person who was there. The cleaning and maintenance staff is top notch. Whenever there was a problem, they solved it. The concierge is great and they hold packages and also take your requests if the leasing office isn’t there. I wish I could talk more about the leasing staff but they change so frequently and I always dealt with a new face but they get the job done. Food trucks are starting to come every month. 3 stars.
My apartment on the first floor — This is my experience on the first floor. These were things I couldn’t control. My 1 bdr was often cold. Not sure if was because of the windows that felt like it was leaking air or because that side of the bldg has no protection from the wind. It is electric heat pump system so it takes some time to get heated up. The bathroom exhaust fan was linked to the light so you could control when it comes on or off, which awakens the person sleeping. There are good sized closets and great appliances with microwave. Unfortunately I could hear the flushing of the toilets or running water and the people above me when they dropped things or ran. Good size 1 bed room I never heard anyone’s voice but I could hear every dog on that side of the building. Every voice and every person walking by were very audible. There was a dog above us that barked at every thing that walked by especially in the morning and because we were on that floor and facing the side of the bldg, we were only separated by the window. That was very annoying. My windows leaked condensation often, so much there were puddles on my window sill every morning. Again, these things could not be controlled.
There were some issues. Being in the first floor make me more susceptible to pests. I had a ant and mice infestation in the summer and winter respectively. I told the apartment and they handled it in a timely manner but the inspector on comes on certain day so you might have to wait. I caught two mice and still not sure how they got in. There isn’t much the apartment could do. 2 star
Trash and recycling — easy to take out and dispose of. Everything is in the bldg but some people can be slobs and don’t use the chute. If you are on the first floor you might hear the compactor. The apartment is very pet friendly and there are many dogs. In the summer/​spring people pick up their waste but during fall and winter people neglect it. 3 star
Personal feelings about the place — Rockville is very accessible from here. Off Tuckerman lane, you can get to 270 or 495 from two different methods which aren’t hard. You can even avoid a lot of Rockville pike traffic using some short cuts. Very close to White Flint metro and all bike trails. I liked the location but I don’t like Rockville. All rockville apartments are expensive and this one is as well but the price was cheap until you add the parking and storage room which will add up, but still cheaper than the last place. A month to month lease will continue to increase so be careful. 1 star
Pros — Great maintenance and staff and they will help of you tell them. Easy access to trash and a great location if in rockville.
I would improve this place by improving living conditions address in this mail. Sealing all the windows (even old school plastics sheets with hot dryers) will help during the cold.

We have been living at Jefferson at Inigo’s Crossing for almost a year and our experience here has been terrible. We moved during the transition to Gables as the managing company. There have been various problems with Gables from extremely poor customer service to unfortunate maintenance of the building. Here is a list of our issues:
1. Poor customer service in the management office — if you go in person to the leasing office, the time to get your issue resolved is high and the staff do not give you the priority needed as a current resident. If you send the office staff an email, it takes forever to get back to you. Overall communication for any issue is poor and major issues are normally not shared with residents.
2. Paint in hallways — about three months ago we received a letter stating that the hallways in our floor were going to get painted. We were excited about the new paint, as the hallways are dirty, and scratched. Unfortunately, we are still waiting for the new paint in the hallways. Management never communicated why there has been a delay in giving hallways a fresh look.
3. Dog policy & maintenance of outdoor spaces — we are dog lovers but some of the dogs allowed in this building are big dogs that should probably not live in an apartment building. In addition, poop is everywhere in outdoor spaces with no enforcement of picking up after your pet.
4. Party room — it is used excessively and at a late hours. We have seen flip-​cup parties with extreme use of alcohol, and very loud music. In addition, the visitors to the building roam around the premises with very little oversight from the front desk staff. The party room is a mini-​disco on weekends that poses a security risk for residents. In addition, the party room seems to be rented out to non-​residents.
5. Apartments & carpets — all apartments are carpeted. Gables keeps old carpets and does not do a good job of replacing these when a new resident moves in.
6. Random occurrences, including loss of power — During one of the summer storms, the entire electricity in the building went off with no generators to backup power. We live in one of the top floors in the main building (b) and we had to go down the stairs with our dog in complete darkness.
7. Poor & confusing billing
8 — Front desk takes a significant amount of breaks and not available for questions & directions. Also, looses packages quite often.
9 — Parking garage — people speed and no enforcement of speed limit, which is a safety hazard. Garage is left open at night, which is another safety violation. No sign to have headlights on, people speed with no lights on and the garage is extremely narrow.
10 — Bathroom overflow (Plumbing issues) in various parts of the building
11 — Front door has been broken for multiple months
12 — Grills do not work half the time in the summer
13 — Broken pipe when heavy rains occur water pressure problems pipes overflows entrance to garage

We have been living here for a year now. We saw the old management and the new one and they were both terrible. Though a lot more things have been done around the community since the new management came, they are just as rude and lack communication skills. They can’t even say a simple «Hello, how are you?» when you walk inside their office. Instead, they make you feel unwelcomed because you have interrupted whatever they were doing. Don’t ever rely on them to get anything done in a timely manner either or at all! The Resident website rarely works and whenever it does it seems like what it says that it needs to be paid is different than what they would tell you in the office. For the year that I have been here, I have not ones gotten anything on paper to see what exactly am I paying for as the amount every month seems to vary.
I love the location of these apartments, and their inside condition is ok as well but having to deal with rude people who don’t know how to or don’t want to do their job has been extremely frustrating and really makes me want to move out!

New management! Now under Gables Residential.
I’m still pretty happy here to be honest. Everybody in the leasing office has changed, but some folks who were here are still here – the daytime concierge is still here, as are the maintenance gentlemen. New are the leasing office folks and the evening and weekend concierges. I have interacted with most of the leasing office and they’re fairly nice. There was a bit of mix-​up communication regarding when they were painting doors on our floor and regarding our storage unit, but everything has ended up working out just fine.
I suggest reading my prior review – most still applies. New stuff…
I’ve had to put in maintenance orders over a couple of things that just naturally happen. Toilet tank plunger plastic piece broke, the garbage disposal, etc. You MUST submit the order online, but I’ve always had someone come within the day. There is a 24-​hr/​7-​day emergency maintenance phone number, but you’ll have to ask to get it. If you don’t want them coming in when you’re not in the apartment or to have them call you before entering, you need to put that in the maintenance request box. There is a checkmark but I don’t think their system notifies them if you select that check.
I’ve dog-​sat a few times now and had to walk the pooches on the property. Someone has posted saying there is dog poop everywhere outside, but I really haven’t run across that. There are stands with free poop bags and trash cans all around the building outside. I think I’ve run across two turds in the total two weeks I was walking someone’s dogs for them.

I was a dog walker for a few residents in this complex. I also took an apartment tour here.
Here are the pros:
1. Lots of spacey layouts to maximize square footage. You might want 900 square feet, but you’ll find 800 works just great here.
2. Huge rec center
3. Professional leasing staff (can’t say much for the management, though)
4. Very clean halls
Now, let’s talk about the cons
1. Appliances and counter tops are cheap compared to competitor complexes at similar price points
2. Walls are somewhat thin, although some residents say this isn’t an issue.
and my biggest con…
3. THERE IS DOG POOP ALL OVER OUTSIDE
Yes, despite waste containers and doggy waste bags, the people who live here have no problem leaving dog shit all over the grounds. If you walk 5 feet in the grass you’re going to step in some, I guarantee it. Maybe this doesn’t bother you, but it bothered me. I always took the dogs I walked over to Grovesnor, because, yuck.

I’m going to skip everything terrible about living at Jefferson at Inigo’s Crossing (and the list is long) and jump right into the cherry on top. I read reviews and so I should have been warned, but I thought, «never would happen to me». What happened, was that once I moved out, after living there for 2 years with 100% punctuality on all my rent payments, I got slapped with a debt collector over $ 100 dollars owed for «damage to the carpet».
In short, I moved in and there was a huge stain on the carpet. I put it on the move in sheet and the cleaning crew came in and the stain was still there, like it was untouched. I documented this for the leasing office and told them, listen, «I want this stain removed, but I also need to move in and it’s under my bed anyway, so I wont worry about it, as long as you dont charge me for it when I eventually move out» Of course, 2 years later when I’m moving out, and they send me a picture of the stain and say you owe us 100 bucks.
$ 100 isnt the end of the world, but it’s the principle of the matter, so I emailed, Erika M. in the leasing office who was handling my move out and she didnt respond. I spoke to her on the phone and told her about my problem and told her how I had the move-​in documentation stating how the stain was already there, and how nothing she showed me would justify an additional $ 100.
Instead of coming back to me and saying, well there was other damage, or making up something– she instead sent a debt collector to send me a nasty letter saying they were going to destroy my credit score which is near perfect, because I didn’t pay. She couldn’t even hit «reply» on the email and say, «I’m sorry, but there’s nothing we can do, you still owe.» Nope, just a nasty letter in my mailbox 3 weeks later, making me feel like I’m dodging a bill collector.
Of course, I paid the debt collection folks right away, and with interest. That’s not the problem, it’s people like Erika, who decide they can call a debt collector and negatively affect your credit score, so they will. Picking up the phone or hitting reply would be too much work.
That’s one story mind you… just one of about a dozen I could tell you about the terrible service, horrible management, and just plain piss poor business standards of Jefferson at Inigo’s Crossing.

The reason for my extremely low score is customer service at this residence is abhorent. I applied for apt and paid the $ 100 application while on the phone with the building manager, Tracy. She assured me that my dog (great dane, 100+lbs) would not be an issue. The next day she said that my dog weighed too much and would prevent me from moving in. She suggested I find someone to take him, like a friend, parents. What? Was she kidding? She was not. I said no way, and ask for my application fee back b/​c she assured me my dog would not be an issue. She assured me that I would get my application fee back in 4−6wks by check. It never arrived. I called back and Tracy had been replaced by a new bldg mgr, Erica. She had no idea about my promised. Moreover, my application hadn’t ever been processed in the first place and there was no record of me having paid them the $ 100. I provided a copy of my credit card statement listing the payment to them. Erica said she would contact the accounting dept, and ask about my refund. That was 8 months ago. I’ve called her ever couple wks and get the same story. I’m done. Don’t apply to this building if you have a dog, plan on getting a dog, or want to live in a bldg managed by respectfully professional people. You won’t find it here. I moved into the Meridian across rockville pike and couldnt be happier about my decision. Whereever you go, avoid management like they have at Jefferson.

My experience has been fantastic! My boyfriend and I have lived here for about three months now and have nothing negative to say. Actually, we felt like we were on vacation for probably the first month living here.
Tracey has done a great job of answering any questions and taking care of any concerns. The grounds are beautiful, the apartment, itself, is beautiful, cozy and inviting. Somehow, they also do a great job of making it feel like a community, which I’m sure is tough with so many residents!
I think it all comes down to expectations. I consider myself to be a rational, positive person (as I’m sure most people do) and have had nothing but a positive experience here. I also find the pricing very reasonable for such a new complex in the area.
If you are looking for a place with heated floors and drycleaning service to your door, then maybe this won’t be the place for you. We were looking for a newer, dog-​friendly apartment with good resident service and metro access. We have been nothing but happy.

The new mgmnt company has caused this place to go way down hill!!! Way too much money for terrible service.
