Please be sure to review your lease, landlord tenant act, and RIGL before you make comments. To be clear management has nothing to do with SECURITYDEPOSITS! The landlord holds them and also disburses them as they are the legal owner of the property. So please be sure to direct any questions or comments directly to the owner!

To add to Brian’s review, I also had a negative experience with this company. In fact, it’s been nearly eight years, and I still remember the sarcastic, unprofessionalism that Kate portrayed throughout our two-year rental period. Two roommates and I rented a raised ranch house in Saunderstown from 2002 – 2004, and for the most part, we were exceptional renters. There were never noise complaints or appearance issues, and our neighbors had nice relations with us. Every time, I’d deliver my rent check to the office, it was as if I was causing a disruption. The absolute kicker, though, was the list of deductions that were taken from our portions of the security deposit, and to this day, I’m mad at myself for not taking the matter to small claims court. However, I was young and naïve, and at the time, I figured it was a typical loss. The deductions included leaves in the yard(it was fall, and there weren’t too many), light bulbs(untrue), carpet cleaning(we had it professionally done), and painting(SMALL rubs from normal wear and tear). Like I said, had I known then what I know now, it would have been«game on,» but they thrive on ripping off young adults, since the majority of renters attend URI. Honestly, I never had a bad run-in with Ann, but Kate thought her you know what didn’t stink, which seemed to stem from her(most likely) spoiled brat upbringing, mainly because she acted just like one. In conclusion, I’d avoid this company at all costs, since I’m still angry after all these years, but if you decide to rent from these people, don’t make the same mistake I made… file suit for your deposit.

Rented a summer house via this company. Will never again. The owner, Ann/Kate, extremely unprofessional. Took forever to receive our security deposit back, well outside the guidelines of RI State Law. She tried to make excuses and backpedal. She also charged us for normal wear and tear items on the house which was also illegal per RI State law, things like fire detector batteries, kitchen cabinet hinges etc. As the amount was minimal it wasn’t worth persuing, but hopefully this review will serve as a guide for all URI students and summer renters. DONOTRENTFROMHOMESTEADPROPERTIES. Use Durkin Realty instead. Much more professional, courteous and reasonable. On numerous occasions, Ann showed up to the house without warning or ample notice to show the house to possible renters, Unacceptable and illegal.
