Kendall Crossing Apts

The new management is awful and now they are not opening the pool during the week. This place has gone way down hill. I’ve been here for 10 years and they are trying to push us all out. The rent goes up every year and the services have lessened. They have no right to go up on rent like that. They don’t maintain anything and the people in the office are rude and don’t care. This place is not maintained and not a good place to live. I hope Corporate turns this around… but I don’t think that they know what’s going on. No one monitors what happens here. If you are looking for a new place to live, they will promise you the world then make you sign your life away on so many rules, even wearing a bathing cap into the pool area, getting special insurances and everything to protect themselves. However, when it comes time for snow removal, there is ice everywhere and it’s dangerous. Many people have had bats in their apartments for some reason and we don’t know why. They must be coming from the vents but no one will help. They should reduce the rent and get the place in order. It used to be a nice place to live. Such a shame!

The toilet overflows and if you call at night, forget about anyone fixing it
If you are sick, good luck. On top of it, when you call the Maintenace Overtime staff to fix it, they refuse even though they are being paid to go out and fix it. I can’t tell you how many times the toilet has flooded the bathroom, ruined good rugs and towels and they refuse to reimburse you. The Maintenance don’t repair. Mr. Taylor the Property Manager ignores all of your requests for repairs, no matter how bad. His secretary literally screams at you for no aparent reason and never gives him Maintenance Repair requests. If you want to pay rent for people who ignore the renters and the LAWS, this is the place to live. The door knobs fall off and no one fixes them. The fire alarms go off at all hours of the night. So if you need to work, forget about a good night’s sleep. As long as you never need a repair, which you always do, forget about this place. It is old and the laundry room has washers and dryers that cost a fortune. If you want to wash your clothes, you need to pay extra for the type of wash. This place needs a better Property Manager and Secretary who are responsive to the renters Maintenance requests.

The neighborhood has gone downhill. The management company is horrible — rude, mostly unresponsive and negative people. If you like to live in a crime filled neighborhood and have a landlord that just doesn’t give a crap, then live here. Cars are always broken into. They also will TOW your car when it’s legally parked and will not even apologize for it. Seen it happen to my neighbors.

I had lived here for about 30 years and have noticed a huge decline in just about everything. The neighborhood has gone to hell in a hand basket. 20 years ago I called this the «rich end of town», now I would compare it to a high-​crime Boston ghetto. The neighbors are very, very loud and unbelievably rude.
Some people follow the rules and some don’t…the consequences seem to be the same. The children are disrespectful to other residents and destroy the property and nothing is done about it. The construction is outdated and not up to code. The simplest and smallest of microwaves will fry your circuit board and electrical outlets. Thin walls and ceilings allow me to be privy to all my neighbors goings-​on.
When I call maintenance for a repair, they show up about 2 – 6 weeks later, and usually by then I have fixed the problem myself and out of my own pocket. The people in the rental office are smart-​mouthed and rude and just don’t want to be bothered by your problems.
Vehicles are being stripped and broken into, people are being robbed on their way from their car to their front door, wives are being beaten all night long, and the police are there on a daily/​nightly basis. Basically, the area is being over taken by the «fine people» of Beaver Park and Second Street in Framingham; a very deplorable, troubled neighborhood.
Please, if you care about yourself, your family and their safety in any way, don’t waste your time and money here. Their are other, better options out there. Now that you’ve read this in it’s entirety, consider yourself thoroughly forewarned.

There are lots of reviews elsewhere online for Kendall Crossing, so I was surprised that Unilocal didn’t sport any. Figured I might as well be first!
B and I lived at Kendall Crossing for 4 years, up until June of 2010. We moved there mainly because of three factors: proximity to the commuter rail for B to get to work in Boston, ability to easily access major highways for the days he’s on the road and for me to get to school in Newton, and ability to off-​street park two cars for a one bedroom apartment (the major reason we moved out of the city and to the burbs… this girl can’t parallel park to save her life). Natick ended up being great for us location wise for some time, as B continues to work all over eastern MA and I’m now working in Worcester. So Kendall Crossing gets major points for its location.
The good:
— Our apartment was well cared for, even though the buildings are a bit on the older side. New carpet was put down right before we moved in that held up really well, and there was no obvious wear and tear on the property.
— The maintenance staff were really nice. I must have locked myself out a good half a dozen times, and they were always good natured when letting me back in.
— Rent was reasonable and didn’t go up much in the time that we lived there. Also included heat and hot water, which was a MAJOR plus when oil prices spiked in 2008.
— Loved the layout of our one bedroom. We had a big bedroom, good sized bath, and a big open area that we split into an office on one side, living on the other. The dining room was a separate area next to the kitchen, but still wide open to the living space. It was really that particular style/​layout of apartment that sold us on KC over the other options nearby.
— Central A/​C.
— Tennis courts on property.
— Didn’t require a security deposit, and we were able to break our lease early after the first year without paying a penalty. Their size allows them to be flexible, but it was really appreciated when we needed to break our lease in June when we had just resigned for May 1 of that year.
The meh:
— The management company was just ok. We never had issues with them like I’ve seen in reviews elsewhere, but they were constantly coming in to check this or replace that. We always got notice, which was nice, but it got to be a lot after awhile. I suppose that that’s why the apartment was in good condition when we moved in, though!
— When we were moving out, the property manager expected to be able to show the place on about 12 hours notice when we were both working, and the lease stated we had to notified 24 hours in advance. She was really accomodating when we said no, but it was stressful to think someone would be coming through without us having the ability to clean up, put away important papers, ect.
— The complex has a pool, which is nice, but it’s under a lot of trees, so the water is always freezing and the pool is always dirty from stuff falling off the trees into the water.
— The laundry system isn’t the greatest. It uses cards instead of coins, which is fine, but there’s only one machine to add value to your card in the whole complex, and it wasn’t in a buliding with machines. The CC swipe on the machine was VERY finicky and would often not work. Thank goodness there was an option to do it online if you wanted to pay with a CC, but even using cash was confusing at times.
The bad:
— The company that they hire for monitoring the parking lot at night (presumably to make sure visitors aren’t parking overnight in non-​visitor spots) are TERRIBLE. They were rude and condescending to both B and I at various times, and one even yelled at him in the parking lot at 1am for driving too fast. When B got testy back, we got a letter from the management company about it. Not saying he was right to yell back, but c’mon, management company… you’re siding with the rent-​a-​cop over a paying resident in this?
Overall, it was a good place to live for a good value for when we were there with more positives than drawbacks. I’d live there again.
