Margules Properties

Over the course of one year of living in an upper east side apartment we didn’t have heat or hot water for a cumulative 15 days. Delayed response with empty promises to fix the boiler. After insisting on a rent reduction to compensate for decreased building wide service our rent was raised 100% (exactly to the dollar) to kick us out of the building. I will never live in a property managed by this company. For any of you who are stuck under the same conditions:

The management company is completely unresponsive, terrible at communications. Over-​delivers and under-​performs. The «realtor» we worked with, who only sells Margules properties, completely scammed us. The apt we viewed as being renovated, so the realtor showed us pictures of a different apartment which had «identical» appliances and kitchen cabinetry of what our apartment would look like. Pictures showed a dishwasher, our apartment has no dishwasher. Picture showed nice, black kitchen cabinets, instead we got tan/​brown ugly cabinets.
Realtor assured us the apt would be done by the first. We said we wanted to move in on the 15^th instead, which they agreed to. Come the 15^th, apt STILL isn’t ready. Management calls me and says they need until the 18^th, okay fine. We move our boxes in on the 21^st, bathroom isn’t finished and kitchen hasn’t even been started. Call management again, they say the apartment will be ready by the first. We actually move in (to live here) on the 1^st, kitchen sink still hasn’t been installed, kitchen appliances not setup, kitchen countertop not in yet. An entire month late with weeks of being deliberately lied to. The realtor was a complete scammer, bait and switch.
We overpaid for a lying realtor, nonresponsive management, and shitty fucking contractors. Sloppy handiwork all over the apartment. I regretted working with this company from the minute I signed the fucking lease. Did I mention that no one will put anything into writing? They all communicate from shady cell-​phones without names on voicemails and random phone numbers.
Don’t believe the phony reviews on here giving them 5 stars. These people are the scum of the earth.

I have lived in a Margules building since 2012 in NYC and am very happy here. The Margules team are great landlords and take very good care of me.

This company has been nothing but superb while i have lived in their building. I told my friend that he should look at other Margules managed buildings and he is now very happy in a 2 bed room apartment!

Very disappointing customer service. Never pick up the phone, never return voice messages, don’t reply to emails and, when they do, it’s just to stall you. I’ve been waiting for two months for someone to get back to me. I had no heat in the apartment for around 20 days in the coldest days of December. First, it was a problem with the boiler, and no one notified us until people started complaining and asking questions. When the boiler was finally fixed I still had no heat. Weeks later, the leak in my radiator was fixed, no thanks to this company but to my super, who finally believed my problem was real. I paid a full month of rent in December to spend 20 days at 50 – 60 degrees. I’m not giving up, I want part of the money back. Shameful unresponsive people.

The Slum Lords of Manhattan. Lived here for a number of years, sent hundreds of complaints to 311 about their lack of attention to the building. Constantly with out heat and hot water for days on end, and management is rude and slow. When the building finally came together to try and form a tenants association, management hiked up to rents 90% in some cases to get rid of people. They have gotten rid of any tenant who spoke up for their rights. They are an unethical company, and have been reported to the Better Business Bureau. Shame on you Eric Margules, if you want to date Real Housewives and act like a 20 year old party boy fine by me, but your tenants are hard working people who deserve a decent place to live.
