We love B and Bs and have been staying in them for over 25 years. This one is barely OK. Quiet but run down neighborhood. Clean and spacious, but we were charged $ 40 extra each night for having a 3rd person in our suite, which seems like a lot to pay for continental breakfast. Also the«park view» is a baseball field and the back of a corrugated metal field house. Portable potty in the parking lot doesn’t add too much either. Overpriced, but we were lucky to get anything at the last minute during the jazz fest, which may explain the inflated cost.(website says $ 150-$ 250. They charged us $ 339 + 40) Would not stay here again.

My boyfriend and I decided to take a quick trip to Newport this year for the 4th of July. After researching a variety of Inns we decided to go with the Belle View Inn. It was our first time staying at the Inn and it did not disappoint– especially considering the rate was so affordable! Lorna, the host, was extremely warm and welcoming and helped to make our stay as enjoyable as possible. The continental breakfast she set up every morning contained a large variety of items, and her chocolate chip cookies were amazing! On top of Lorna’s hospitality, the house was beautiful and in a perfect location. It was walking distance to Thames Street, the downtown center, as well as the beaches and cliff walk. There was also a parking space for us at the Inn which was a huge plus. In terms of the room, we stayed in the Grand View Suite, which overlooked the Tennis Hall of Fame. The suite was very spacious and clean! The bed was comfortable and the kitchen and bathroom were fairly large. I would definitely stay at the Belle View Inn again and recommend it to anyone looking for a romantic and affordable getaway!
