Went to the place based on Unilocal’s review and its legit! Got the turkey avocado swiss sandwich (swiss). Its affordable, big, and so good. Not from this town but if Im around, Im definitely getting it again!

At first when you walk in it looks a bit sketchy. It’s in a small corner of the shopping center and it looks like an empty unit, hand written menu. But once I tried the sandwich, I realized why this place has 4.5 stars. I got the turkey avocado And Swiss cheese sandwich, which was so good. Definitely coming back.

First time trying this spot and it was delicious. I have been to a lot of sandwich spots but this one is my new favorite spot to come to now. I had the bacon ham Swiss and it was packed with everything perfectly and tasted delicious nice and fresh. The place was chill and they had American dad playing what more could I ask for from a spot. This is seriously the best sandwich you will have. The bread is amazing and then he handcrafts every sub. You may wait a minute or 2 longer but it is worth it. The pull pork is my favorite, truly amazing. The special is great as well. Make it spicy, you won’t regret it. I travel all across the country and this is the best sub I have had, hands down. Great owner, great quality, good value. Tell your friends or better, bring them over. They will thank you.

This place is awesome! I’ve been here a few times and service is always amazing. Mike is sweet, professional, and has a wide knowledge of food and cooking. You can tell he’s passionate and loves what he does. Food is always fresh. The pastrami sandwich is my favorite! His spicy house sauce is delicious and so is the orzo salad! If I lived closer, I would be in there every day!

Very tasty sandwich. I got the Italian cold cuts sub with spicy sauce. The sandwich was very filling, and had really good bread, nice and fresh. Fairly quiet inside, maybe not the most ambience but hey, I was way more interested in getting a decent sub sandwich than anything else. I thought the prices were very fair. The shop itself is a little hard to spot, it’s in the back of the lot with a small sign. It’s a big parking lot with it’s own mini parking lot kinda seperating it from the main lot. Probably easier to enter on Balboa but I had no problem parking in the main lot and walking, really not a big deal, unless you have small kids or something and want a closer spot. Will definitely be back in the future to try the other sub varieties.

I was craving a good sandwich, which isnt something you could get at a Subway. I looked up places and came across Balboa Sub Shop and it’s right across the street from my house so I decided to give it a shot. I ordered the Avocado Turkey Swiss and let me just say WOW. It was delicious. Didnt taste processed and rubbery & the veggies on the sammy were crisp and fresh! I will never go anywhere else for a sandwich! I cant wait to try their other options. Keep up the good job guys!

One of my 3 favorite sub spots in the SFV and LA. Great sub roll and great quality meats and cheese. Being from the east coast It’s hard to find a good sub shop in LA and this place satisfies my sub cravings every time. They don’t skimp on the meat and the subs are always fresh and delicious. Be sure to check what the special is… if they have the trip tip… get it! Heads-up.sometimes your sandwich can takes a while… so if you need a quick lunch call ahead.

just had their italian cold cut with hot sauce and i was fully convinced that heaven was a place on earth. i got a small but it’ll last me two meals cause they are that generous with their portions. the small came out to be $ 5.40, what a steal!
the bread was warmed up a bit, which i liked. they do it simple here but get it done right. i’ll be back often!

Wow… I just happened to be in the area and stumbled into this jem of the valley. From the outside things seem pretty sketchy but once you bite into any of the sandwiches you won’t care. Beats any chain sub place by a mile and I’d say also gives some of the better mom n pop places a run for their money.

After a month putting off my review, I had the special and it blew my mind. Before that, the first couple times at Balboa Subs I actually thought why go to any other sandwich place. At first site I was skeptical just due to location but once you step in the customer service is friendly the sandwiches are to the point and fresh. The bread is always soft and the large is way more then enough so come hungry.
If you get spicy make sure you eat it with a spoon because you’ll want to eat wants falling off. FYI it’s not spicy but full of flavor.
So if your looking for a sub, fresh, local and amazing this is the place to be and if you have time eat in and watch some sports!

I’ve eaten here about a half a dozen times; food has been fresh and consistent.
I love the super red and tasty tomatoes he puts on the sandwiches. I usually get the roast beef sandwich; it’s pretty good. My mouth is watering as I’m typing all this. lol
Prices are fair, and portions are satisfying.
The owner is a pretty nice guy; always has a smile on his face and takes pride in his work.
Good food takes time, so be patient during the busy lunch rush. He’s the only person making sandwiches, so don’t expect like you’re in subway or something.
I wish he stayed open longer and opened on Sundays, but I’m sure eventually, when hires more help, he will.
I found out today that he has hired someone, so now sandwiches will be made faster.
Definitely try this place out.
