I would have completely agreed with Jennifer M.‘s review from 10/15/2011 until the mortgagee foreclosed on the original owner(who also managed the property himself) in early 2012. For what it’s worth, the property manager hired by the court-appointed receiver, First Capital Property Management, was extremely professional and did an excellent job with this property. However, receivership only last so long as a property is in foreclosure, and those proceedings ended in mid-2012. A new owner purchased the property and since then it has been managed by Sawgrass Property Management, LLC. Sawgrass is generally unresponsive to tenant issues or unnecessarily late to respond if they do. The property manager they have at this property is horribly unprofessional and typically opens the office late(the office is now only scheduled to be open a very limited amount of time). The original owner appeared to also be more selective of tenants than Sawgrass is now. There is now trash and noise, whereas before the property was clean and quiet. On more than one occasion, the trash compactor has stopped working and trash was allowed to pile up around it for many days. Some kind of construction or repairs have been going on for some time now, but management hasn’t deemed it important enough to tell residents what is happening. Construction equipment has been parked in the parking area for some time now. Oh, it’s also apparently OK to park a boat on a trailer across several parking spaces, too. Pretty much all of the commercial space on the first floor has been eerily vacant since the foreclosure, if not before that. Sawgrass has really done their best to squander something good. Hopefully the current owner is also foreclosed upon and someone who actually cares about the place is hired to manage it.

I really LOVE living at this unconventional apartment complex, so much so that as the end of my lease is quickly approaching, I can’t help but be a bit sad to be leaving(and if it wasn’t for the fact that I’m relocating out of the Orlando area, trust me, I would be renewing my lease for another year because I have really enjoyed living at North Pointe Place so much). North Pointe sits on North Orange Ave., surrounded by Florida Hospital and numerous medical offices and on the edge of the beautiful Orwin Manor neighborhood; I love it simply for being in such a great location(close to Downtown, College Park, Winter Park and I-4.) It’s within walking distance to dining, shopping, recreational parks, etc. North Pointe isn’t your typical apartment complex. This probably isn’t the ideal place for those with children or the young growing family. While North Pointe is in a great location and does have a gym onsite, there isn’t the other typical amenities that many other places offer(such as a pool, playground, pet park, etc). But for someone like myself(a young professional without children), who enjoys being close enough to the action without being right in the center of the chaos, North Pointe is perfect! Now here are some of the pros I really enjoy about North Pointe. The apartments are well built and solid/sturdy. I rarely hear my neighbors or much outside noise. The community is quiet but not completely secluded that you feel isolated. The apartments are large(high ceilings) and have hard floor surfaces(which I personally prefer) in the main living areas(either tile or hardwood). The kitchen and bathroom cabinetry/fixtures are updated and new. The closets are large and spacious(walk in closets in the master). The property is pet friendly which is another plus. Parking is convenient in a garage type setting. But most importantly, the apartments are just nicely maintained. If you’re a young, active professional who wants to be in an ideal location, but still enjoy a quiet, secure living environment then North Pointe place is definitely your place!
