Pavilion at Lake Eve

Worst apartment I’ve ever lived in. I moved in to this higher priced apartment for the «facilities», however they are usually closed when I want to use them. Even though residents have key cards, this management team seems to think it’s necessary to lock their own residents out of the outdoor pool area, game room, and office center at 10pm. The pool area has 4 gas grills that are ALWAYS broken or out of propane. I’ve seen silverfish in the outdoor hallways. They boast their «pet friendly» complex, but the only place to take dogs out is filled with mulch instead of grass and never cleaned up. My upstairs neighbors are loud and annoying and there is no room for storage — anywhere. Watch yourself when signing the lease, the management team has a tendency to ignore rights specifically allowed in the lease and threaten to evict without warrant. Do not move in here — you’ll regret it

If you are looking into living here, I am going to politely suggest you run in the other direction. Very quickly. Please. Sprint, for Pete’s sake.
I lived here for a year & 2 months. I renewed my lease just before transferring to a new job about an hour away. The commute was getting to me. I broke the lease, paid for the 60 days, & paid for the lease breakage fee. The total for all that was about $ 5100. I paid all that. I gave my keys to the agent when I left & was told I would owe another $ 1000.00 in a week. I agreed, went home, reviewed my charges, & realized there was NO way that was possible. I called a few days later & spoke to a different person who told me they had posted the money correctly, there was a little system error, & they would fix it. I was delighted to know I didn’t owe more money.
I was done with the complex & moved on my way to Lakeland, FL. I was there for about 4 months, then was transferred again-​this time, much further, to New Orleans, LA. I got here on July 29^th. I’m sitting in the hotel room about to leave & search for a new apartment, when I receive a call from DEBT COLLECTION.
They told me I owed over $ 1,000. I was SHOCKED. They said they could reduce it to $ 914, which I obviously opted for. I called Pavilion & was told by Abdiel that I did owe the money, & he was sorry that someone told me otherwise.
Moving forward I had to pay the $ 900 which I pulled out of thin air. I put it on a credit card & moved along, stressing about now finding an apartment & hoping that my credit wasn’t damaged because of it.
I was told this would never affect my credit. I printed a receipt. I looked through my bank statements because I still believed it didn’t all match up. As it turns out, I had paid over $ 6000.
I called & spoke to Ryan at the Pavilion. He said he would contact the property manager, as it looked like I had been double charged for the termination. He told me I had to wait until Monday to receive a response.
I called on Wednesday because I had gotten no response on Monday. I was on the phone with the property manager as she was the one who answered the phone-​I was glad that she would be able to help me. She asked for my name, & without notification, she transferred me to the accounting manager.
It was Abdiel. We went back & forth about the charges. He said I was rightfully charged the 6 grand & I refused. He sent me a statement which showed that I had been charged extra but he was saying it was justifiable. He said «sorry» because Ryan was still in training, & that he should not have accessed the finances anyway because he knew nothing about them. Go figure.
He asked for me to send him an email with all charges so he could speak with his manager & get it sorted out even though he was sure he was correct. I complied.
I am a hotel manager & I handle tons of upset guests – ones that are upset about billing issues, too. The fact that this was so difficult & shady was throwing a huge red flag up for me, & the fact that I wasn’t taken care of like a valued resident was very upsetting solely for the fact that I had given them SO much of my money.
Abdiel emailed me several days later:
«Hello Megan,
My Manager and I did find the mistake. Our apologies. I will get this fix and refund your money. When you get a chance, please give me a call. I need your forwarding address to. Thank you»
Then, another:
«Hello Megan,
Sorry, I forgot to mention on my last email. Can you please provide me with the amount paid to Hunterwarfield. Any invoices?»
I cannot make this up. I complied and sent my information. He called shortly after with a half-​hearted apology. After about 3 weeks, I emailed several times asking when I would be receiving payment as I had not yet. He said:
«Hello Megan,
You will receive a refund check. Usually it takes over 30 days. I will follow up with corporate office and see if they have issued the check. I hope you have a great weekend as well.»
I received no answer regarding corporate office and followed up twice with him. Finally he said:
«Hello Megan,
Checks usually take 4 weeks. Please let me know if you have not received it by the end of next week. Sorry for any inconvenience.»
I asked if I would be reimbursed interest and never heard from the complex again. I have reported them to the BBB. I received no compassion, no empathy – nothing but my money back, and that even very reluctantly. I have been forced to pay for things out of my control.
Please, if you care about your wellbeing, do not EVER live here. I was a reliable resident who paid rent on time and even stayed after they raised my rent. The previous management was amazing, and Renae who currently works there is amazing, but it seems they are out to steal from their residents.

I have not lived at this apartment but am looking to rent. I find it odd that on all of their marketing materials they «claim» that they are pet friendly yet they restrict certain breeds of dogs based on perception of behavior I have a Rottweiler/​Lab mix and he is the sweetest dog on the planet. Yet he would not be welcome at this establishment because he is a «restricted breed». Get a life people! The only bad dogs are those who have bad owners. Discriminating against certain breeds of dogs is no different that discriminating against certain «breeds» of people. In our society, this would be called bigotry or racism. How is it different for dogs, especially for a so-​called «pet friendly» community? Anyone who is an animal lover should steer clear of this place and any other that discriminates against certain «types» of animals yet claims to be pet friendly.

I really enjoyed living here. It has great amenties, and a modern– almost Abercrombie and Fitch kind of feel to it. The staff was friendly to me and really helped me out when I needed it. The location is great being near Disney and SeaWorld with lots of transportation routes should you want to avoid those areas as well. Coming from the North I have heard so many horror stories of the Florida bugs and apartments. I can honestly say that I never saw a single bug in this apartment the entire time I lived there. Not one thing broke, leaked, etc. You pay a premium for this, but also don’t deal with all the headaches you get at the econolodge equivalent apartments down the street charging less. I would recommend those who want to live in a higher end apartment consider the Pavilion at Lake Eve.

I’ve lived here since May 2014. I was initially blown away by the Resort style amenities and beautiful architecture here; however, that was very short lived.
Days before moving in my roommate and I realized that the location of our new apartment was directly above the garage the maintenance team used as a base. When we questioned the staff we were told the current residents never complained about noise so it shouldn’t be a problem. Well, I quickly realized that the noise was unbearable. The team would open the garage door at least 35 times a day which would shake my entire bedroom. The staff could have cared less, so I eventually had to contact the eastern Vice President of the company. Also had to discuss with her the fact that my bathtub wouldn’t drain properly and the fact that no one wanted to help solve these issues.
While my complaints were finally heard, it still took them a total of 5 months to fix my tub and move the maintenance team.
The staffing here has changed numerous times since we moved in and they appear incompetent in managing this beautiful complex. I recommend looking elsewhere. There are several newer complexes within a mile or two of this place — go check them out!

UPDATE: called the front office twice on separate days about this issue and while they claim they would speak to my upstairs neighbors it’s only gotten worse. I’ve left 4 voice mails on the Apartment located officers cell and no response both before and after 10pm. I have a high intolerance for banging foot stomps at night, so sue me. Seriously they just don’t give a damn. Don’t move in here! look at something like sea isle it’s nicer and they actually fix these issues.
Original post: I moved into the pavilion about 4 months ago and though we have has a few false fire alarms everything else has been going rather well. Until this week when they placed a new neighbor above us who has been stomping on the ground nonstop causing loud noises and even shaking to occur through the ceiling. I have contacted the offices and left messages and nothing has yet to be done. A week ago I would have suggested this place to a friend, currently I would advise anyone to avoid moving anywhere but the top floor because it seems little care is given to anyone who lives bellow, what I assume is, a miniature elephant!

We are finally out of this apartment complex and couldn’t be happier. When you see this place for the first time you will fall in love, much like many of the rest of us did. It has a lot of great amenities and the pool/​grill area is great!
Unfortunately, once you get under it’s shiny new layer you find that there is a lot of really annoying things. First off, the walls are made super thin, as well as the flooring, it looks pretty, but you can hear sneezes and coughs from your upstairs neighbors. I have lived in many apartment complexes and this is the WORST! Additionally, with rude neighbors it makes it way worse. We have had to call the courtesy officers to get our upstairs neighbors to pipe down with their bass because when I asked them kindly, they called me fowl names and slammed the door in our face. The management does not seem to care, they try… but really it’s a failed effort.
All of those great amenities are broken most of the time, the movie theater rarely works, they stopped serving Starbucks coffee (But sneak it in the Starbucks machine). They stop serving coffee after 7. The grills, until very recently, have been broken and gross. The business center computers were stolen, and they are not up-​kept at all so you can never print anything. Gym never has towels and the machines are broken. I understand this sounds quite petty– but when you pay the amount of rent that you do at this apartment, you really expect to be able to use the amenities that you pay so much for.
Also, it’s one thing to be pet friendly, but these buildings sound like and smell like we live in a pound. I know that it’s the pet owners responsibility to clean up after themselves but they don’t and unfortunately due to the amount of pets in these apartments, there is no way to handle it. One lady on our floor had about 6 terrier like dogs that she would walk and we couldn’t use the elevator with her and they often left messes. It’s nuts!
The fire alarm in our building has gone off numerous times at late night, causing us to grab cats and run down stairs. The management company cared not that this was happening, no apologies or attempts to ratify the situation.
Our oven was beeping all night and not working, and they «reset» it only for it to happen again. The maintenance people are very nice, and want to help. I’m sure the management company doesn’t allow for the expenses to fix things!
The parking is terrible. In our building there were huge construction trucks that would park in the «compact» parking. Often blocking us in, and hitting our cars. I have so many dings in my newer car from this place. people are rude, but the management does nothing about it. My husband’s car was hit in the parking lot and caused over $ 2500 dollars in damage to the door and frame.
We pay extra for a garage, we had to lock from the inside and not use our garage door opener because other people could open it and we would discover it open all the time, exposing our stuff, and our antique car. Our garage was not in our apartment building so we have no idea how long it was open every time, or how often so we had to lock it from the inside and use our hallway access door.
We have been through 3 rounds of staff at the front office, and none of them care or should be running a property, I’m sure they are great people. but Bell is the issue.
They have made attempts the make this a better location, unfortunately they also raised the rent quite a bit to do so. They stand on the fact that they are «new», but there are many much nicer, newer buildings popping up in that same area, so they don’t have a leg to stand on with that for much longer. Plus you can tell once you’re in the buildings that they are not new anymore. Rust in hallways, counter tops separating form the wall, you can tell it was very cheaply made and many apartment complexes are but they also don’t charge as much as Pavilion does. Our rent to renew was going to be 1600 plus our garage fee. We have since moved in a brand new 3 bedroom townhouse for significantly less money with a two car garage attached. Do your research!

When I first moved into the property, it was called Alta at Lake Eve. Bell Apartments took it over and it became Pavilion at Lake Eve. The previous management company kept the clubhouse fully stocked with water, soda, tea, Starbucks coffee, and various snacks. The new management company does not do that. They have some coffee… but I’m pretty sure it’s not Starbucks anymore. Everything else, the new company doesn’t provide.
My biggest complaint is how thin the walls are. I have relatively quiet neighbors, and I can hear everything they do. Even leaving the apartment, walking around… hear all of it… even when I’m playing music or watching TV, it’s overpowered with upstairs and surrounding noise. A lot of the units are surrounded by garages, and you’ll hear them opening/​closing throughout the day. I can hear the little cat running/​walking around upstairs… a tiny cat… it’s literally that bad.
The amenities are nice and brand new (washer/​dryer/​fridge/​microwave, etc), but the paint/​coating is already peeling off of the cupboards/​cabinets. The fire alarms are overly sensitive, and can be set off if you burn toast, where the whole building is woken up and forced to wait for the fire dept to show up. They’re tired of getting calls from our property as they’ve stated every time they’ve come here. The dog park used to be covered in a nice grass, but they replaced it with woodchips. The machines in the fitness center (expecially the treadmills and televisions) break down constantly, and they still haven’t fixed the water cooler inside that’s been broken for months.
Management is never there to answer the phones when you need assistance, and they make you feel like you’re bothering them when asking a question. It used to be a really nice place and had a lot of potential, but it’s definitely not worth the $ 1100 & up prices they’re charging. I think management is trying to fix things, but they still have a long way to go. The unfortunate thing they can’t do anything about is the noise… it’s just god-​awful hearing every single thing your neighbor’s do. College dorms had better insulation than this place. Counting down the days until my lease ends.

This complex is the worst when bell took ever everything went down hill the year I was there management changed 3 times what does that tell you they fired the sweetest people and hired the worst people Susan was the best property manager this complex is going to keep going down hill do not move into this complex you will regret it walls are paper thin poop everywhere it’s hell and prices are so not worth it it’s all a show

Our experience has not been 5-​star. We were moved into an apartment over a garage used by maintenance to store items. Well, this actually turned out to be their workshop and starting at 8am, the garage door opened and closed every 15 – 30 minutes! New management is finally addressing this, but it took the regional VP getting involved before anyone would do anything about it.
We also had horrible upstairs neighbors who sounded like a pack of elephants at 2am. They, thankfully got evicted for not paying their rent. But if you are unfortunate enough to have loud neighbors above you, you will hear everything they do. I could even hear them in bed coughing at night!
The dog areas are not that great. With minimal grassed areas, you will have to take your dog to the side of the property, behind bushes to do their business. And the dog park grass was ripped out and replaced with wood chips by the last manager, who obviously didn’t know what she was doing. The new management has not done anything to fix this.
All that to say, I won’t be signing a new lease at this location and would not have moved in if I had it do over again. While it may be pretty on the outside, it’s by no means worth the money they are charging.

UPDATE; seems like they are taking these Unilocal seriously, I’ve seen quite an improvement in the past month and am really grateful for the dog signs and rapid replacement of the gas grille. Plus they have been throwing a few events here and there! It’s pretty neat to see a food truck outside ready to take your order :) not as horrible of a place anymore.
Horrible. Horrible, horrible place! These people are snakes in their cheap fancy clothes. The only real MANAGER here was Monica and she got bit by a PIT BULL and BELL PARTNERS did nothing for her but FIRE her. She was the nicest person to run into every morning and remembered me by name. Now that this company has been taken over by a bunch of ruthless classless renegades (Melissa) I have so many negative things to get off my chest.
To start, the prior company that was here when it was called Alta at Lake Eve lied to us about the monthly rent we would be paying. They also told us we would get a $ 1500 gift card for moving in. We didn’t get squat but a $ 1500 bill every month. When the rent that was promised to go down never did we complained and got an apartment on the fourth floor that was «the same size» but in reality was actually smaller than the two bedroom I had prior.
These floor plans are completely made up and I would double check the square ft before moving in because what was literally marked as the same floor plan turned up being a whole window SMALLER than my original apartment.
They go on and say their management is great but really it’s just a bunch of pit bulls waiting for the monthly rent. The grills outside have been destroyed since my arrival and I almost blew off my ARM when lighting the faulty grill and the manager just put a silly sign on it saying out of order after a half ass apology.
The pool chairs are moldy and disgusting, don’t go down there without your own towel.
Under your balcony is your neighbors balcony and GOD FORBID you drop something (ie. MY DEBIT CARD which was never returned so I had to cancel it) down there. (Which is pretty common.)
I just can’t wait for this lease to be over. Everyday there is a guy smoking outside my complex when I’m entering my house like he doesn’t have a job or anything to do. Staring at me up and down as if I were a peice of meat. It’s awfully disgusting and actually extremely creepy.
The dogs owners here are completely lazy. I feel sorry for the poor animals locked inside all day. Just barking away all day. I’m sure you’ve seen the «unrecommended reviews» below (you know the negative ones they hide.) the walls are very thin and yes, dear neighbors, we can hear your poor neglected dog barking all day.
It ALWAYS smells like dog poop here. I don’t want to leave my apt and go downstairs smelling like Tom ford just to get out the elevator and be slapped with the unforgiving scent of dog shit. This is why I don’t own a dog. Residents should use the dog park they offer instead of taking them right out to the nearest bush they can find.
Not to mention the shadyy people they allow to live here. Management is using tenant recorded video tapes to accuse people of stuff they haven’t done. Every day I get an email harrassing me saying I don’t have renters insurance when I’ve had the same insurance company for over TWENTY years. And the walls are so thin the one time I play music I get a fucking noise complaint but my neighbor is allowed to abuse their dog by leaving it locked up barking all day and I don’t complain about it. A crock of shit.
The elevator is constantly broken. I helped a poor elder lady with her groceries one hot Sunday evening up FOUR flights of stairs, bless her heart.
The coffee is always out, they used to offer snacks and tea but now they don’t. (Was just a ploy to get us to sign the lease but don’t be fooled, if you know what real Starbucks tastes like you’ll know thats just regular cheap coffee beans in that Starbucks machine.)
Horrible complex, i would look elsewhere.

I have been living here since aug of 2013. They are now in their third team of people. This place used to be nice now they don’t even care. The grounds is disgusting and the dog park as well. They don’t take care of the trash around the complex. And if you complain about anything they listen but don’t do anything. The computers in the office were stolen and they tell people they are being «updated » … Ya right. We weren’t born yesterday. We have a courtesy officer but they don’t do anything. Every night by the pool there are people out there way past 10 yelling and laughing. I have called and complained numerous times but it never gets fixed. I know they don’t care. If I see people who are interested in moving in I would tell them… No way go far far away. I know tons of people who have left to go to other nicer properties in Orlando. I am just tired of not being heard. I know that you don’t post the negative reviews for a reason.

Writing this review as I was awaken at 530 am by a neighbor’s radio. The fact that I can CLEARLY hear conversations and noises from the above apartments and adjacent apartments is absolutely not acceptable. I want to make sure I am very clear, not complaining about any crazy parties, it’s the normal daily noises that I am forced to hear in the privacy of my own home. I’ve lived in apartments for many years, including downtown Orlando where nightlife is downstairs, and this is the WORST experience I’ve had with noise. No exaggeration.
I do not know how they built this place but it sure didn’t include adequate insulation. Sure, it looks nice and modern, everything inside looks ok, but that positive slowly faded the week after I moved in and realized what kind of experience I was going to have on a daily basis here.
All of the other issues with management by other residents I won’t speak on (but from my observations here, they seem very accurate in regards to the perks/​amenities). Mainly, I got tired of having to explain my request relocate to a 4^th floor to a new agent every single time! But, They were all friendly nonetheless.
So, do I recommend this apartment? Absolutely not. I’ve pleaded with neighbors for consideration & I know they have tried their best to comply, but the only way to make this ok is for them to not live their lives either in their own place! Obviously that’s an outrageous request.
If you must live here, get a 4^th floor, the less shared walls the better, or perhaps their Lancaster model which is more on it’s own over detached garages, less neighbors?

I am counting down the days I can move out, hopefully I can make it that many months!

Well, lets see how long this review stay up; since they used to have 5 reviews and they only left the positive one up. so, this apartment was amazing from day one, a lot of amenities, clean and beautiful areas; it is high priced but with all the amenities it was worth it. That’s not the case anymore, recently they changed management and they brought a lot of unpleasant changes with them. We have a new name for the complex. we are called «The pavilion» now; i think alta at lake eve sounded much better. The new staff is terrible, they stop putting snacks in the clubhouse which was a big plus since no other apartment had this; they use to put different types of candy bars and some chips for you to take. Now they fill up the space with breath mints. We also have a starbucks machine on property which is meant to be used with starbucks products but once again this is no the case anymore… they recently started using non Starbucks coffee in the machine when it clearly says «We proudly serve Starbucks» but if you are a coffee drinker like myself you can tell the difference; they could get in some trouble if Starbucks finds out about this. Also they used to have dog treats in the pet spa but not anymore. Also the printer in the office center is always out of ink. I feel sad this community has turned into this; I really enjoyed living here because it was a premium apartment with awesome extras. Now is like any other.
