Regal Oaks Resort

We woke up this morning at 3:30am to leave Grand Rapids, MI and get to Orlando, FL by 11:00. By the time we picked up our rental car and got to Regal Oak it was 12:00.
The attendants were not extra friendly as you would expect at a resort. My wife, 2 year old and 12 week old clearly had enough traveling for the day and just wanted a room.
They reminded us that check in is at 4:00 and asked us to come back. Upset but understanding, we lounged by the restaurant overlooking the pool. At 1:30 we checked in as our kids were getting anxious. Again, zero recognition for our kids and zero hospitality. They said check back in 30 minutes.
At 2:00 we checked back. No new news. At 2:15 they said about 20 more minutes.
Place looks great and we have high hopes. Just off to a rough start. Disappointed people who work at a resort don’t go the extra mile to make us smile and get us into a room.
1 star for the check in experience. We travel a lot so have many places to reference.
As I type this we are in the lobby 10′ from check in. Kids screening and no one cares.

WIFI IS NEVER WORKING… And all the furniture is cheap and breaks easily… Can’t ever find anyone to help us with any wifi problems. Pool is nice but it’s frustrating when have the things don’t work in your home.

We came here as a group of 100 people. Half of our group was high school students who require supervision. When the reservation was made, it was made crystal clear that this was the case as this resort is very large (many streets in gated community) and several kids required a medication pass throughout the day and needed to be near the nurse on the trip. EXTREMELY valid reasons. We did not receive rooms anywhere near each other.
The night we arrived, it was late-​about 1230am. The organizers realized the horrible error the hotel had made, and it was too late to do anything about it. Our kids were scattered all around this development, and it only gets worse from there.
There are numerical codes to enter the rooms. None of ours worked. The bus we arrived on dropped groups off close to their rooms, then left for the next area with more students. Our students were standing outside unattended blocks away from each other with no way to get into their rooms in the middle of the night.
This resort also houses some long term residents. While we were locked outside our room, the locals began some kind of physical altercation near our front stoop where we were waiting to get into our rooms. I called security for help, got a voicemail, then the voicemail hung up on me as I left a message asking for help.
I called the front desk and a woman told me she would send security. Security arrived (by accident as it turns out), we described what was happening-​all of it: the fight outside, our unattended children, the unusable key codes and he put his head in his hands and said «Jesus Christ.» No lie. Nobody contacted him to make him aware of the dangerous situation occurring, and the clear message was that none of us was going to get help if we needed it.
We got in our rooms at 2:20am after standing outside being eaten alive by Florida mosquitoes for 2 hours.
Our codes had to be changed several times while we stayed there this past week because they consistently did not work. We stood outside often locked out of our rooms. My room alone had 4 codes in 3 days.
So far NOTHING has been done to make this situation right for our huge group. One would think they’d be falling over themselves to make it right, but that is not the case. They wouldn’t even give us toilet paper for our rooms when we ran out, making us pay $ 3.19 in their gift shop for more. The front desk’s Efrain stated «You signed a contract saying you have to buy toilet paper» and, when I asked to see that contract, another gentleman said «No, it’s online.»
Instead of being ashamed of the serious shortfalls the hotel staff created by their lack of organization and customer service, they decided to be nasty to us.
Pros: The on site restaurant and pool managed by another company are amazing!

We stayed here on our trip to Orlando and overall we were pretty pleased.
These condos are in a gated community with a nice front office overlooking the impressive pool area and the outer lake and fountains. The front office has a restaurant, free wifi, a business center, and a small shop for purchasing necessities. Everyone in the front office was always very friendly and helpful.
The condos were spacious with three bathrooms, a kitchen complete with working and newer appliances, washer and dryer, a couple large televisions, a nice dining table with dishes and silverware, a few cooking utensils in the kitchen, a master bedroom and two smaller bedrooms, and even a private jacuzzi on the patio.
Everything was really comfortable, the beds and bathrooms had everything we needed. It was obvious that our unit was older, the linens and carpets had stains and it didn’t feel especially clean, but it was acceptable.
Another amenity they offered was an in room massage service which I did take advantage of. They come in and set up a table in the living room and the masseuse was very knowledgeable and incredibly professional.
Price was super affordable for us since there were three of us splitting it and checking out was easy. They do charge a cleaning fee on top of the nightly fee so just be aware of that at checkout.
Lastly, this resort is not really close to anything else. We had a conference at the Gaylord Palms and had to get a taxi each day or it would be a 30 min walk. There is a little area about 10 min walk away that had a few restaurants, some shops, and a go cart track.

My family stayed here 7÷11÷15 −7÷18÷15. We had a 3 bedroom townhome. Everything was nice and clean. I would definitely recommend this place for a Disney vacation!

We came here on a tour with Vacation Village Voyages — we had our names drawn from entries we submitted back at the JAX home and gardens show, so we got a 3 day 2 night stay at one of their resorts. As part of the requirements, we had to listen to their spiel on their Voyages program, which I guess contracts with Regal Oaks — so we got a peak.
I’d say it is a very nice, new and upcoming resort/​spa in the Orlando area. It seems near 5 star quality, as it has all of the amenities you can think of and then some. Everything was very fine, even down to the bathroom automation. And that’s all I can say, but from the «view from above» it looked to e «as good as it gets».

Really nice place to stay, wether it is one night or more. Houses are nice and spacious, and having a private jacuzzi is definitely cool as fuck.
Staff in the lobby was friendly, didnt have any problem during our stay tho.
Close to all theme parks !
The only negative point imo: you have sun all year long, plz get a BBQ !!

Nothing much to say because everything was perfect except the carpet which was a bit dirty.

Very nice condos !! Clean and new. Our unit had a jacuzzi in the backyard and a lot of space. I will come back again for sure !!! Very happy !!!
Staff was super friendly and it is close to walmart and parks !!

My family and I travel frequently due my daughter being on a travel volleyball league and we have stayed at MANY hotels over the years. Let me say that this was by far the best place we’ve stayed. The condo was clean, cozy, and decorated nicely. The kitchen was stocked with all appliances, the hot tub was wonderful, and parking was directly in front of the door. The resort is located near restaurants and activities and I was concerned that the noise would be an issue. However, this was not the case at all. The best thing was the staff. A woman named Neida checked me in and she was funny and friendly and immediately made me feel at home. The hot tub jets were pretty weak. and when we inquired about it, a staff member IMMEDIATELY came and repaired the problem and hot tub was great after that! MY WHOLE FAMILY ENJOYED OUR STAY AND WE WILL BE BACK AT EVERY OPPORTUNITY!

Loved it very well decorated, very roomy will definitely be back. Only downside no pool due to constructíon

Where do I begin with this place. I was absolutely in LOVE. It was such an amazing bargain. I found this deal on
, if you know me I’m probably the biggest bargain shopper ever, I don’t believe in ever paying the «full amount». Ok, back to the review. We stayed here Aug 1– Aug 3. The listing stated a 3 – 4 bedroom town home. Upon arriving it looked like an apartment complex, nicely kept up, right behind Old Town in Kississimee, literally.
Check in lasted approximately 5 mins (anytime after 3:00pm), they had everything prepared. I paid 230.00 for 2 nights, check out was at 10am. Once you arrived an additional 96.00 was charged. The cost divided by 4 wasn’t bad at all. No breakfast and free wifi.
Once in the apartment you could see it was modernly decorated. The place was awesome. It was a 4 bedroom, 3 bathroom, 2-​story apartment. The kitchen was fully loaded, living room had a big flat screen with cable. There was a 6 person dining table. It had full washer and dryer. A jacuzzi in the screened patio outside. Just perfect…
There was a bedroom downstairs (queen bed) with a bathroom, upstairs the bedrooms had a twin bed set for children or singles. Next bedroom had another queen bed and the master had a KING SIZE bed with it’s own jacuzzi bathroom in the inside (heaven!!). The beds were so comfortable too, clean, crisp, perfect.
Only downside I had about this place was that they gave you limited towels, no floor mats nor wash cloths. There’s no cleaning daily service, however you can purchase it for an additional cost. Makes sense as this wasn’t a hotel but more of an apartment rental. The ac was a little warm (72 degrees) so if you are crazy like me take a fan lol, I would. I prefer my ac at 69 but that’s just me.
The pool was currently under construction but they did give us passes for a near by hotel. Jacuzzi suited us just fine.
This place is perfect for a large family, it was 6 of us and we were never stepping on each others toes.
Overall, I would definitely stay at this place again. Thumbs up for Regal Oaks Town homes.

We stayed at Regal Oaks Kissimmee, FL last week for our Disney vacation. We reserved a 4 bedroom condo for 8 people (5 adults, 2 kids, 1 baby) — Unit 5708 Delorean Dr. The price was right. We stayed for about 100 a night.
Before booking, I called the reservation number and asked if there was any cribs/​high chairs/​baby gates available. I specifically told them that we would have an 11 month old with us and needed a crib. They informed me that no baby equipment was available and that I would need to make my own arrangements for those items. So I did (through Babies R Us — which I highly recommend, but I digress). After being in the condo for a day or two, my nephew opened a closet to reveal a portable crib w/​mattress and sheets. Wish someone would have told me about that before I went and spent a bundle on renting a crib! Also, on the door, a posting by the management company specifically states that baby equipment is available for rent, one just needs contact the front desk. Hmmm — but I called and they said none was available!
After receiving the information, I asked them if there was a place for Babies R Us to drop off/​pick up the rental equipment. There is not a front desk or club house or other place to do so — so I had to make arrangements that allowed for me to be there for drop off/​pick up. Not really a problem, just very inconvenient.
The website specifically states that there is high speed internet — and there is, but there is no wireless. Again — not a problem, just inconvenient and would have been nice to know before we booked.
The website also states that the kitchen is well equipped. This is most definitely not so. In my opinion, a place that will sleep 9 or 10 should have equipment in the kitchen to allow one to cook for 9 or 10. But 2 small skillets and a couple of small saucepans and a few other cooking dishes is not enough to cook for that many in an efficient manner. There are plenty of plates and cups/​glasses and flatware. But it’s pretty bare bones. So if you want to cook full meals, you might need to bring your own stuff. Oh — and no grill is available on site either.
The management company provides nothing really — there is enough TP to get you through 1 night. There is 1 or 2 trash bags available and we had 2 dishwasher tablets and a couple of bars of hotel soaps. That’s it — you have to provide everything! Also you are required to wash your towels (which they provide with the linen service) but they don’t provide any laundry soap. So You have to use your own. Which was fine since we had some — but requiring me to wash towels seems a bit much since I PAID the cleaning fee ($ 65). We also had to take the trash out — there are warnings posted throughout the condo and one said we would be charged for excessive trash in the trash cans. What was the cleaning fee for anyway?!
The furnishings in the condo were pretty cheap stuff. My husband and I were in the master bedroom — it had a king size bed. The bed was so horrible! It was beyond in need of replacement. The left side of the bed was sunken in — visibly. the bed squeaked so badly I literally slept on the floor to avoid making too much noise and waking the baby (who was sleeping in the rented crib in our room). The queen bed in the downstairs bedroom was also very squeaky and hard as a rock. My MIL rarely complains about such things — but she did complain about that mattress. My Mother and Sister slept in each of the 2 other rooms — both with twin beds — and they complained about how hard those mattresses were. There were only 6 chairs for the dining table, so we couldn’t all eat together. We did find 2 more in that closet with the portable crib, but they were broken in pieces. The blinds in the place weren’t great — in the master so many slats were missing, the blinds might as well not have been there.
Every ceiling fan in the place was so shaky and squeaky that they were unusable. Which was unfortunate since you are forbidden from lowering the air conditioner below 72 (under threat of a huge charge if you do and the thing freezes up). Speaking of the air — when we first got there, it was not working. They did respond very quickly to our call about that — score 1 for them. (sarcasm font anyone?)
Oh remember those towels we had to wash — yeah those were more like hand towels than bath towels. And so rough! They provide 16 of them and 8 wash clothes. There are no hand towels or pool towels or kitchen towels. And there is a warning posted on the door that missing, damaged, or stained towels will be charged to your account.
The pool looked dirty and the water slide was broken. And the pond (guessing the retention pond) had alligators in it! The «resort» is still under construction and is pretty bare.
So all of this is to say that we won’t be going back. It’s serviceable but not comfortable — not at all what the website leads you to believe. I would not recommend this place.
