The Village at LionsGate

I“m only giving this 4 stars because of a leaking bathtub (basically can’t take a bath, not full anyway) and I live above 2 garages and the neighbors for some reason go in and out a LOT.
But these really are nice apartments, and very quiet otherwise. The maintenance staff is excellent, the main staff is just ok. New management I heard.
The parking is a little tough for visitors if you have more then your driveway will fit, but other then that I do enjoy living here.

If you’re in the market for a GREAT place to live in So OP, check this place out FIRST!
POSITIVES
*Nice choice of floorplans, most with garages
*Well-​maintained and well-​managed.
*Pretty damn quiet, for a large, densely populated apartment complex right on Mettcalf
*Good design-​well built (by JoCo apartment standards) lots of sound insulation-​rarely hear your neighbors, high ceilings, crown moldings, etc;
*Nice landscaping w/​a lake and all public space is kept clean and neat
*Professional and friendly management and leasing team.
*Responsive, competent Mainteneance Crew
*And they are ‘upgrading’ all units-​including new carpet, paint, bathrooms & kitchens
*Covenient-​close to everything – shopping /​food /​restaurants, 135^th /​151^st St corridors & 69 Hwy
NEGATIVES:
*A little ‘pricey’, on the higher end of the scale. But then you get what you pay for…
*Alot of dogs (& kids)
*Very narrow streets/​roads inside the complex
*Extremely limited guest parking
*All electric, including heat & hot water, so «seasonal» electric bills are HIGH!
*Water/​sewer/​trash are factored by sq ft & # of occupants and billed separately
Overall: Well-​managed, well-​designed, well-​maintained and comfortable apartments.

We moved from Chicago to Overland Park in March of 2012. When we moved in our air conditioner did not work, the bathrooms and kitchen were filthy, and the ice maker in the freezer did not work. The apartment was not ready to be moved into. Since our first initial billing we have not been billed correctly. Every month since March we have had to go into the main office and ask what we owe. Every time they give us the amount for that month and we pay it. AND every month we have been given threatening notices on our door about owing more money for our rent. Then we are charged late fees on the amount they say that we owe! They can never get the bill right and try to make us feel like we are purposely not paying part of our rent. When THEY are the ones looking up our information and telling us what we owe. Something is wrong in their process! The extra amounts they say we owe are $ 20 to $ 35, very small amounts. We do not actually have the break down of the bill because it is always wrong. We are probably being charged extra and not know it. The late fees are $ 85 for each late payment. The people in the office are less than helpful in taking care of problems. They are very sarcastic. On top of the terrible office management, they do not have any regulations for pet owners. There are dog droppings everywhere. Being a pet ownder myself, I understand the importance of picking up after your pets. They do nothing to clean up the general areas from dog poop!
