RUNRUNRUN. DONOTRENTHERE! If I could give Michael and Spectrum Reality minus stars I would. This is by far the most unprofessional place that I have ever lived in. I lived there for three years time and have not had one pleasant interaction with them the entire time. I am a medical professional in training and due to schedule changes, I had a different roommates each year. Each month we would divide the rent and place the checks in a rent drop off box. On my third month of living there, Mike misplaced my portion of the rent and sent me a formal letter accusing me of not paying the rent and charged me a late fee. I emailed him and told him that I definitely placed it in the box and gave him my check number. He must have meant to forward my email to his partner but by mistake replied to me with a comment«they are all liars» in the email body. Needless to say, he then remembered that he placed the check aside while waiting for my roommate to pay, misplaced it, and I had to rewrite the check. He never apologized about the email. Fast forward a year and while living on the third floor, I noticed that the windowsill in my bedroom was leaking water all over my floor. I contacted Michael and he yelled at me for calling his cell(even though he gave it to me when I moved in) and said that it is snowing/raining and he cannot get anyone on the roof and I have to «deal with it» until the weather got better. For weeks my windowsill leaked water all over my floor in my room and then the bathroom started to leak as well. Finally Michael called me and said that someone else also complained about their roof leaking so he was going to send someone to fix it in a couple more days. When I initially moved in, I clarified with Michael about how the security deposit would work. I was starting a new lease with a girl who already lived there. He told me to pay the girl that was leaving her part of the deposit then I would just take over and«start a new lease» the current tenant, which I did. The second year, I paid the second half/rest of the deposit. When time came to sign my lease my third year with a new roommate, she requested that an inspection be made and we again clarified that we are not responsible for anything he may consider«damage» prior to our moving in. Let me preface this by saying that our apartment was SPOTLESS. We had no pets and the only thing on our walls were small paintings hung with small nails. There was absolutely NODAMAGE to the apartment. Needless to say, in the three years that I lived there, I never say Michael inspect the place or even do a walk through. When time came to move out, I moved out 5 days early. I cleaned the entire apartment and mopped the floors before I left. It was in much better condition then I received it. I asked Michael numerous times to do a walk through inspection with me before leaving. He of course was«too busy» every time. Over a month later(and numerous phone calls) I received an email stating that he was deducting $ 500 from my deposit. The issues deducted were completely absurd($ 150 for a chipped bathtub that was present when I moved in, $ 150 for not having the apartment as clean as it was when I moved in, $ 150 for holes in the walls that were not speckled, $ 50 for ‘other’ repairs that were needed). When I called the office with my concerns, I was never able to reach him even after 4 messages were left with the secretary. I also emailed him multiple times and my concerns were ignored. All that aside, the WORST thing yet is when my third roommate moved in, I told her that I didn’t have a key to the dead bolt lock. She requested(in addition the the inspection) that our locks be changed. He ignored that as well and about 6 months into my last year we were robbed. When the police came they stated that this was the easiest break in they have seen. When we called Michael the next morning to let him know of the robbery he was more concerned if anything was stollen from the lobby(his daughter has a photo studio in the lobby and leaves all her photography belongings all other the main entrance). The next day he finally changed our locks. When we attempted to confront Michael about his incompetence and how this could have been prevented, he blamed US for the robbery. Spectrum Realty and Michael Guida are Slumlords. RUN and do not look back.

If I could give zero stars I would. We had the worse experience with this company and can’t believe no one has written about them yet. Mike and Mario were terrible landlords. Whenever we had issues, it would literally take months to finish. One winter, we literally had to use three blankets to keep us warm from the cracks in the window sealant. The other problem was the heat never reached the room we stayed in. With the concrete style of flooring we had in the apartment, it made it really difficult for it to stay warm in the winter. Overall, we had a lot of issues, some that probably should have been reported(i.e. No fire extinguisher). Some other fishy things were happening as well. We were never notified that our year was coming up, so we were forced to stay another year. Fortunately, we were able to break our lease, but it was very difficult dealing with the landlords. If you are considering renting from these slumlords, please look the other way. It will only result in frustration and anger. I have never dealt with any other landlords so difficult and sneaky as these group of people. And we never paid a day late. There was no reason for them to treat us so badly, especially since some of the circumstances were actually hazardous to our health.
